NOOSA VALUE KEEPS ADDING UP STUNNING beaches, breath-taking natural landscapes and a laid back lifestyle are continuing to pump up property prices in Noosa and the Sunshine Coast markets. The latest report from the Real Estate Institute of Queensland - The REIQ Market Monitor - reveals southeast coastal districts have the bestperforming property markets in the state as the trend towards coastal living, and investment in infrastructure projects, continues. The Sunshine Coast Statistical Division (incorporating the Noosa and Sunshine Coast council areas) was one of the state’s best performing real estate markets for the whole of 2017, topped only by the Gold Coast, where

the Commonwealth Games infrastructure spending has strengthened the local economy. In Noosa, average house, land and unit prices grew strongly through the year to November 2017. And what’s more, Noosa is cementing its reputation as a prestige paradise. 2017 brought a record sale of nearly $11.9 million for a waterfront property at Wyuna Drive, Noosaville, positioning Noosa as one of the strongest luxury markets in Queensland. REIQ chief executive officer Antonia Mercorella said demand was placing strong pressure on limited supply levels in Noosa, pushing up prices. “This is an area that could do with more supply, but clearly topography

makes that challenging,” she said. “Noosa’s world-class beaches, stunning natural bushland settings and wonderful warm community are factors that are fanning the flames of buyer demand. “It is inevitable that this will push up prices.” With solid economic fundamentals across the Sunshine Coast SD region, particularly infrastructure projects creating job opportunities and one of the strongest job markets in the state, the residential property market is in high demand. That increasing demand has put upward pressure on the affordable house price range, with buyers having to look further inland. ●

NOOSA’S NUMBERS THE house market has delivered moderate and sustainable growth for the December quarter, the past year and the past five years. In 2017 the median house price in Noosa increased by 6.2 per cent to $650,000. The median unit price jumped 3.1 per cent to $500,000, and vacant land prices increased by 8.4 per cent to $303, 500 for land less than 2400m2 in size. Tewantin was the suburb with the highest volume of sales in 2017, with a median price of $540,000. ●

AN invisible cancer risk could be lurking in bathrooms and kitchens - putting some DIY home renovators at risk. More than 230 lung cancer cases in Australia each year are caused by exposure to silica dust, a fine material found in some stone, rock, sand, gravel and clay, as well as bricks, tiles, concrete and some plastics materials. Cancer Council Queensland chief executive officer Chris McMillan said when inhaled, silica dust can in some cases lead to lung cancer. “Opting to do home renovations DIY style might save you money - but before you start it’s important to be aware of hazards that could impact your health,” Ms McMillan said. “When these materials are worked on or cut, silica is released as a fine dust that’s 100 times smaller than a grain of sand. It’s so small you can’t see it - but

if you breathe it in, in some cases it can lead to lung cancer. “We know that at times individuals or tradies cut granite kitchen benchtops, tiles or bricks, or demolish materials without proper protection in place, which is a very real concern. “If you’re about to start renovations it’s vital to be aware of the invisible cancer risks lurking around and take precautions to protect your health.” Ms McMillan said protecting properly against silica dust was about more than just wearing a dust mask. “It includes on-site ventilation, using specialised tools with appropriate blades and dust suppression features and a range of other important safeguards,” she said.
