THE value of rural primary production land on the Sunshine Coast has jumped by more than 30 per cent in the past two years. Newly-released land valuations showed significant increases rural land values in various parts of Queensland. Properties in the Maranoa in the state’s south west increased in value by 59.6 per cent while in Far North Queensland’s Douglas values increase by 47 per cent. Queensland Valuer-General, Neil Bray, said the new land valuations echoed the spur in economic activity and a continued level of optimism that surrounded rural land markets during 2017. “This increase in rural land values can be attributed to the continued effects of strengthened beef prices and low interest rates, which have generally resulted in increases in Queensland’s rural property markets,” Mr Bray said. “Increases in rural values have generally occurred throughout the majority of areas revalued in 2018. “There were significant increases in rural land sales across Maranoa, Goondiwindi and Sunshine Coast, Murweh and Douglas shires.” No change in land value was made in the Fraser Coast and Gladstone council areas, and values in Bulloo and Paroo in south-west Queensland increased by just 2.7 and 3.5 per cent respectively. ●

NOOSA’S land valuations have jumped by more than 11 per cent in two years, but ratepayers will have to wait until the new financial year to see what impact it will have on their rates bill. Queensland’s Valuer-General Neil Bray recently released the 2018 land valuations, in which he described a 13.7 per cent average rise in median land value across the shire as a minor increase. “Residential values have risen in all coastal and hinterland centres, while some commercial and industrial lands increased, and the rural residential and primary production markets increased, reflecting the demand for hinterland properties,” Mr Bray said. “Some localities, such as Peregian Beach and Castaways Beach, reflected moderate increases in median values due to the demand for well-located coastal properties with the median value of residential land in Peregian Beach rising from $295,000 to $340,000.” That’s a 15.3 per cent jump, the highest in the Noosa council area. Statutory land valuations are used to establish council rates, state land and rental tax. Noosa Council Corporate Services director Michael Shave said council staff would use the new valuations to conduct rates modelling, determining new rate-inthe-dollar and minimum general rate levels for each category. “For approximately 70 per cent of Noosa properties on the minimum general rate, property valuation increases won’t result in an automatic rate increase,” Mr Shave said. “Council determines what overall rate increase is required each year during the budget process based on the cost of
