Thanks for all the support WELCOME to the second edition of New Homes & Land South East. Thank-you to all the readers and advertisers who embraced the debut edition of the region’s only print and online product for buyers of new homes and land. The response was overwhelmingly positive reaffirming Star News Group’s decision to publish a gloss magazine that would act as a trusted guide to region’s best builders, residential estates and retailers. More than 10,000 copies were distributed to pick-up points all around Casey, Cardinia and Greater Dandenong. Families looking to buy and build in the region were able to pick up copies at display homes and land estate sales offices and selected newsagencies. The second edition builds on the momentum created by the first edition. Many of region’s biggest builders and developers have shown

faith in the concept including Parklea, Rawdon Hill, Leneeva, Kialla, Australian Building Company, Brown Property Group and Burbank. We have added a personal touch to this edition with an interview with the Warren family who built with Kialla in Officer’s Savannah Estate. Rachel Warren shares her insights into the building process from a buyer’s perspective. Home is where the heart is Rachel Warren has simple advice for those wanting to build a new house - don’t stress too much and enjoy the process. RACHEL, her partner Cameron and two children, moved into their new home in Officer’s Savannah Estate just before Christmas. They built their three bedroom home with Pakenham-based builder Kialla Homes. When New Homes and Land visited in February, the couple were yet to landscape their block, were missing a side fence and had no clothesline. But they had made it onto the property ladder and were clearly loving their new home. Rachel and Cameron chose Kialla’s The Hampton. The home, with three bedrooms, study nook, open plan kitchen/dining/living and second living area, fits neatly on the couple’s 381 square metre block. Rachel loved the Hampton’s spacious island bench in the kitchen and the positioning of the master bedroom at the rear of the home, which suited shift worker Cameron’s irreglar sleeping pattern. Rachel estimates they looked at 15 to 20 designs before The Hampton caught their eye. “I walked into The Hampton saw the island bench and said ’Okay, let’s talk price’,“ Rachel said, smiling. “I also liked the flow of the design. It feels a lot bigger (than it is). I like the kitchen because you can navigate your way around. You don’t feel boxed in.“ Rachel, who works at KR Peters Real Estate in Officer, recommended never buying off the plan without walking through a home of similar design and dimentions to really appreciate what you are getting for your money. She described the building process as “a learning curve“. “We spent our dollars where we felt it was 8

needed, like the bulk head in the kitchen and extra tiles in the en suite." Rachel’s other advice: • read your contract - “every single word“ • Be patient • Have clear lines of communication with your builder’s sales staff • Treat the builders with respect and understanding • Get to as many site visits as you can

and Cameron organised the pouring of their driveway. “Take things like driveways out of the package if the builder will allow it. It might just get you over the line.“ She said the Kialla staff were helpful and professional through the building process. "We were really happy with the building process. Obviously, there were a couple of hiccups, but you get over those. "We wanted a smaller builder. We like to support local businesses. “This has been 100 per cent the right decision for us. It’s a beautiful area and I can’t speak highly enough of Kialla. They were great.“ The Hampton by Kialla Homes is on display

‘STYLING’ seems to be a bit of a buzzword at the moment - it’s all about how you ‘style’ your home, or rooms, if you’re a contestant on The Block. Do you have a personal decorating style? Do you like to follow the trends and change things around or just like to do things once and then live with it? I have to admit that I like to change things around a bit, which is often just a case of using the same accessories in another room for a bit of a different look. I pore over home decor magazines and rummage around online looking for inspiration - and for things that I can actually afford. There are just so many options available for decorating our homes, and now there’s also a huge range for decorating your outdoor living spaces. As Australians, we do like to spend a bit of time living outdoors, but haven’t our yards and gardens come a long way since the ’70s? ... although, ’70s style is very fashionable at the moment. As a nation, we seem to have really embraced outdoor living or alfresco areas, and these areas are now both important and integrated parts of our homes. I love getting a glimpse of all the beautiful homes and outdoor areas in the glossy magazines - they always look amazing - but we need to remember they are set-up to look great for the photos. It’s important, especially with your outdoor areas, to choose items that are easy to look after. 18

It’s no good going to all that effort to have an outdoor entertaining area if you end up spending all of your time cleaning it or can’t use it because it’s too hot and sunny, or gets hammered by the wind. Before you embark on decorating your outdoor area, take some time to think about how and when you will use the space. Will you need sun protection or shade? Think about the times of the day when you will be using it most - will an umbrella give you the protection you need or would a retractable awning work better? Does it get really windy? This can be a tricky problem to solve - we all know umbrellas and awnings aren’t great in the wind - perhaps you need to look for more solid screening or you can plant densely to help provide some protection. Of course, this doesn’t always work if you have a view to enjoy. Investing in quality fabrics for outdoors

means that they will last. Fabrics that are designed for outdoor use will be more resistant to fading and mildew so are easier to care for too. Most can simply be hosed down - and now there are lots of great outdoor fabrics available at really affordable prices, so you can add some instant colour with cushions. Whatever size your yard is, or even if you only have a small balcony area, styling these areas nicely makes the space so much more enjoyable to use. With the range of options available today, you don’t have to spend a lot of money to do so. So, decorating or ‘styling’ your home should also extend outdoors. Kaduna Park has green kudos Kaduna Park is setting the bar high when it comes to the environment. KADUNA Park has reinforced its status as an environmentally conscious development, recently receiving its 5th EnviroDevelopment Element by the Urban Development Institute of Australia (UDIA). The UDIA is Australia’s foremost representative body for the Urban Development industry and provides policies and solutions to improve Australia’s development. Developments obtain elements, represented by leaves, by meeting certain sustainability criteria. Kaduna Park was previously certified 22

AUTUMN 2018

for 4 elements; waste, materials, water, and community. The 5th element is energy. To qualify, developments need to demonstrate the use of renewable energy and energy efficient design to reduce greenhouse gases. Parklea’s efforts to create an energy efficient estate include providing a free advisory service in partnership with the South East Councils Climate Change Alliance (SECCCA). Future residents can bring their plans and receive advice on building energy efficient and climate adaptive homes.

The EnviroDevelopment accreditation forms part of the underlying vision for Kaduna Park and sets a benchmark for new communities within the Cardinia Shire. Construction at Kaduna Park moved rapidly in 2017. Overall, development and construction remains on schedule and landscaping work has commenced. Milestone for Parklea founder Parklea founder Andrew Facey, a prominent Melbourne South East developer, is celebrating 50 years in real estate this year. IN 1968 a young Andrew Facey started what would become a long and successful career in real estate. The grandson of Frank Facey, founder of Frank Facey Real Estate, Andrew rose from salesman to director and partner of the firm, taking the reigns from his father Angus in the 1970s. “When he started to let Andrew and I run the business we weren’t very old; in 1975 I was 30 and Andrew was younger than I,” said former Frank Facey Real Estate Director and longtime friend of Andrew’s, Brendan Rice. “Andrew was a gun salesman. Dandenong was starting to boom and there were lots of subdivisions, so Andrew became the go-to man,” said Mr Rice. At this time Andrew’s interest also turned to property development and in 1974, Parklea was born. “I was excited by the idea that I could be a part of building communities - places where people could live, work and play,” said Mr Facey. “That idea drove me to property development and later became Parklea’s ethos.” Parklea is now the biggest broadacre land owner in the Cardinia Shire and has residential and commercial developments from Gippsland to the Great Ocean Road. Recent developments in the South East include Timbertop Estate (Officer), Kaduna Park Estate (Officer South),

Andrew Facey and the Parklea team celebrate his 50 years in real estate. Arena Shopping Centre (Officer), and Heritage Springs Estate and Heritage Springs Shopping Village (Pakenham). Think green and save dollars The average Victorian household spends more than $2,500 on energy bills every year. Energy efficiency is about saving energy, reducing bills and making your home more comfortable. Energy efficient heating, cooling, hot water systems, lighting and appliances will save power and reduce energy bills.

APPLIANCES Houses are full of appliances that all add up to overall energy use. In fact larger household appliances account for around 31 per cent of the average household’s energy use. Energy efficient appliances will save energy, water and money. Compare the energy and running costs when purchasing appliances: use energy rating labels and the Energy Rating Calculator to save money on both the purchase price and lifetime running costs A fridge is the single biggest power consumer in many households, because nearly all households have at least one fridge and they run for 24 hours a day. On average, 13% of Victorian household energy costs are spent on running refrigeration. When it’s time to buy a new fridge or freezer, replace your old one with the most energy efficient model that will suit your household’s needs. Try to buy a two-door fridge with at least 2.5 stars, a chest freezer with at least 3 stars, or an upright freezer with at least 2.5 stars. Think before diving into a new pool Many home owners dream of having their own pool. Just how much value a pool adds to your home is a calculation worth making.

HOW much value a pool adds to a home is dependent on a number of factors including property type, landscaping and garden size. A swimming pool is likely to add greater value to a family home rather than a smaller property suited to downsizers. If you’re thinking of installing a pool, look for a design that suits your backyard and doesn’t overwhelm your garden. Given the variety of pool sizes and shapes now available, a pool can be incorporated even in areas where block sizes are decreasing. A pool should complement a property with clever landscaping integrating indoor and outdoor living space. Ensuring safety barriers comply with local and state standards is also installed, particularly if the property is being rented out. While a pool can add monetary advantages at sale time, home owners should be aware that the project may over-capitalise their home. A local real estate agent will be able to provide home owners with advice on comparable sales in the area – both homes with and without a pool. For vendors, the presentation and maintenance of your pool will go a long way to determining how much of an asset it is when it comes time to sell. Going native Manager of Horticulture at the Royal Botanic Gardens Cranbourne John Arnott says dry conditions are no barrier to a thriving garden. WITH the hot, dry start to autumn we’ve experienced, people often ask me for advice on keeping gardens and potted plants alive (and ideally thriving!). There are a number of ways that this can be done, from choosing plants tolerant of hot and dry conditions, clever watering and the use of mulches. Let’s start with plant selection. The key to choosing the right plants for a home garden is by matching the needs of the plant with the normal environment of your garden. For example, if your garden has dry, sandy soils and is exposed to the hot sun for most of the day, trying to grow a forest understory would be tough. Many Australian plants have evolved in semi-arid and arid areas and would be beautifully suited to this situation instead. Eremophila, Banksia, Chamelaucium and a range of smaller growing Mallee Eucalypts are among the many options. Take a walk around your neighbourhood and observe what is flourishing in local gardens, this can provide ideas for what you could be growing in your garden! The next step is to be strategic about the way you water your home garden, as this will provide opportunities to expand the range

of plants that you can have. The Australian Garden has a wide diversity of Australian flora, which means using irrigation for some plants. The Water Savings Garden is a great example of how to lay out a home garden so that the watering needs of each plant can be met. There are three tiers in this garden, the top tier is much dryer that the bottom tier, which is more regularly watered. The plants in each zone have been carefully chosen and deliberately grouped according to their water requirements. Lastly, mulching is a great way to keep your soil moist, an important tip for a hot and dry summer! It’s worth spending some time considering which mulch type would be best for your garden. As a general rule, the courser the mulch, the thicker it can be applied. Fine mulches should be applied thinly as they absorb a lot of water, stopping it from soaking down into the soil where it is needed. Many of the plants in the Australian Garden thrive over the hotter summer months. A region on the move Millions are being spent to give people better access to jobs, services and transport hubs in the SouthEast. THE Casey-Cardinia Region’s main east-west road corridor is undergoing an ambitious $175 million upgrade. Thompsons Road runs from the Mornington Peninsula Freeway in Patterson Lakes to Berwick-Cranbourne Road in Clyde North. It is an essential freight and transport route which carries around 26,000 vehicles each day. The 10.7km upgrade also includes $65.9 million to remove the level crossing near Merinda Park Station. The State Government funded duplication project will be completed in two stages. Stage one includes an upgrade from Marriott Boulevard to the South Gippsland Highway to three lanes in each direction and removal of the level crossing. Stage two involves the duplication of Thompons Road with an additional lane in each directon from Dandenong-Frankston Road to Marriott Boulevard and between Narre Warren-Cranbourne Road to BerwickCranbourne Road. VicRoads hopes the new lanes will improve traffic flow and create more reliable journeys for people travelling along Thompsons Road. Engineers will also replace the roundabout at Western Port Highway with traffic signals as well providing traffic signals at McCormicks Road. In order to remove the level crossing, two bridges will be built. Work is now underway on the first bridge which will allow traffic to be switched onto that bridge, with one lane in each direction, before the second bridge is constructed. Construction crew will then build the second bridge where the current road is located. In October workers started installing concrete panels to create a retaining wall on both sides of the railway. By the end of December, 170 panels had been installed in preparation for the bridge construction.

The level crossing will be gone for good by late 2018. All works are expected to be completed by mid 2019. Other significant investments in the region include: * A new high-technology school in Berwick. The school will skill-up students from 21 secondary schools in the region in science, technology, engineering and maths (STEM) for “high-tech jobs of the future”. The school is expected to open mid-2018. * In January St John of God opened its new

$120 million hospital in Kangan Drive, Berwick. The new hospital provides 202 beds, six operating theatres, a cardiac/vascular catheter laboratory, two endoscopy theatres and six birthing suits. * Work continues on the upgrade of the Monash Freeway. Eastlink to Clyde Road will see an extra lane added in each direction, with smart technology added from Chadstone to Pakenham to east congestion. The upgrade started in September 2016 and will be completed this year. ●

The religion of excellent design Design Unity's 'Ida Chalet' proved to be a worthy winner of 'Excellence in the Use of Glass' at the 2017 Building Designers Association Victoria (BDAV) awards. THE home, which was designed by Berwick's Design Unity and built by Olsson Building in Warragul, caught the judge's attention due to its 'impressive cathedral-style facade' and 'the design of the horizontal windows complimenting the kitchen/lounge outlook'. The judges also noted the level of detail in the angular geometry and its ability to create a unique feature that has a dramatic effect from outside and within. The home's capacity to generate a striking solution for the clients with a feeling space, whilst producing a design and construction achievement was also celebrated. Design Unity Building Designer Warren Jenkins explained that his approach to the design was to create a street frontage faced by soaring cathedral windows and front deck that are deliberately intended to attract attention and encourage neighbours to stop by for a chat.

"This unique four bedroom, two level home in Warragul has been purposefully designed to support better work-life balance for its resident family, and encourage social engagement," Mr Jenkins said. "The home also integrates a home office into the layout, offering savings on business travel time that can be more happily spent with family." While the narrow front boundary of this site widens out across the block, the towering vertical lines of the cathedral windows at the front foretell the spacious horizontal volume of the external entertainment area and pool at the rear. Expansive glazing across the back wall of the home connects the indoor and outdoor living zones and fills the house with light. The detailed brickwork facade - slim line Flemish bond brickwork at the lower level contrasted

with angular charcoal brickwork following the roof form - add to the bold street presence of the house. A sleek functional kitchen features warm timber highlights, and a large butler's pantry allows the centre island to remain clear of clutter. The home's second level has been tucked into the roof space to minimise the height of the building and ensure solar gain to neighbouring homes. This upstairs parent zone houses the master bedroom, an ensuite and a dressing area that makes clever use of what might have otherwise been a narrow piece of underutilised space.
