AUCTIONEER HAS THE FINAL WORD FOR Gordon Macdonald, calling auctions full-time has always been the end game. Founder of the independent auctioneering firm The Auction Group, Gordon shares his passion for the job, and some insights into the business, with journalist Tessa Mapstone. Q. Tell us a bit about your background. A. I’m originally from Glen Innes in NSW. I started my real estate career with a stock and station agency so right from the offset I was in an office with auctioneers. I had an opportunity to start calling auctions inside a clearing sale environment. Over time I was given the opportunity to call some real estate auctions for vacant blocks of land out of town. I remember auctioneering land for $4000-$5000 and thinking how good life was. I thought I’d made it. Now our average sale price is in and around $800,000. I’m calling 60 plus auctions a month in multiple market places, from Noosa and the Sunshine Coast to Sydney, Brisbane, Gold Coast and as far south as Grafton. I’ve even been flown to Auckland a couple of times. Q. What makes a good auctioneer? A. You need to be approachable and you need to be able to provide clarity because you’re dealing with a highly emotional environment. We don’t get caught up in that. We’re a third party; we’re unbiased. We take our neutrality very seriously. Communication, awareness, ability to read the crowd, to be very present in the moment, these are all the qualities required. Q. What is it you love about your job? A. I love to negotiate. I love putting the impossible deals together and I love the short time frame that I have. When the hammer falls or you put together an

unconditional contract it’s quite a powerful thing. There’s only two people who carry a gavel - one is a judge and an auctioneer is another. There’s quite an element of seriousness to that role. Q. Would you agree that there’s a certain element of performance to the role? A. People come down to auctions for all sorts of reasons, whether they’re thinking about buying or thinking about selling, but there’s another reason they come down.

It can be a social occasion, it can be the neighbours connecting. I believe at some level they want to be entertained. It’s public display; it’s a public theatre. One of my goals with all of my auctions is to get at least one laugh, or at least some good smiles. Winning the crowd is really important in this process. Q. Would you buy and sell your own property at auction? A. When you’re selling at auction you have the very real certainty of an

BY TESSA MAPSTONE SEAS of green, rolling hills, dense forest, spectacular views - it’s no surprise the hinterland suburb of Doonan is so sought after. Here, residents find privacy and tranquillity. It feels like you are a million miles from the outside world, when in actual fact you are just a few minutes drive from Noosa, with its incredible beaches, beautiful national park, designer shops and gourmet restaurants - not to mention the world-famous Noosa lifestyle. Agent David Berns knows the Doonan market like no other. He has been selling properties here for 18 years and was recently recognised by buyers and sellers as their pick for agents in the locality. “It’s a peaceful area, that offers acreage close to Noosa,” he said. “Doonan is an Aboriginal word that means the leaf of a tree. “It’s got space, privacy and it’s close to everything - you can get to the beaches quickly, the river, great hospitals and the airport.” Doonan is home to a mix of spacious homes right through to high-end luxury estates. “You can buy a lot more home for your dollar in Doonan than you would in the coastal areas, so people are able to buy well,” Mr Berns said. And a strengthening market here, property prices are on the rise, making Doonan an even more desirable place to invest in a home. Mr Berns said he had seen a strong increase in property prices in homes, while higher-end homes were holding steady.
