RENTAL MARKET NEW ERA FOR TIGHTENS ALL OVER ARCHITECTURE
Calls for more rental market investors to ease uncomfortably tight market.
A well-known leader in the field of architecture has taken up a new post as chief custodian of the profession in Queensland. Bruce Medek has been appointed as Chair of the Board of Architects Queensland, which works behind the scenes to ensure architectural standards are maintained. With more than 30 years in the industry, the director of Medek Architects has been a member of the board of Keep Australia Beautiful Queensland, which administers a range of community projects including Tidy Towns and Clean and Healthy Beaches.
Last year APRA implemented new measures to tackle risks within the mortgage lending market, aimed at improving the quality of new mortgage lending and moderating the growth of investor lending. The measures were introduced with the aim of limiting the flow of new interestonly lending, manage lending to investors below the benchmark of 10 per cent growth, ensure interest rates and net income buffers are appropriate for current conditions and restrain lending growth in higher risk segments. The aim was to ensure lenders recognised the heightened risk in the lending environment, and that their lending standards were appropriate for the conditions. At the time, interest-only terms accounted for 40 per cent of the stock of residential mortgage lending by Authorised Deposit-taking Institutions (ADIs) - a share that was quite high by international and historical standards, according to APRA. ●

CONFIDENCE ON THE UP AND UP CONFIDENCE in the Queensland property sector is growing, the latest results from the quarterly ANZ/Property Council Survey have revealed. Positive expectations for state economic growth brought Queensland’s confidence levels to its highest since the beginning of 2015. The shift in sentiment has increased by 13 index points since June 2017 and Queensland executive director of the Property Council, Chris Mountford, said the increase could be attributed to the commencement of exciting new infrastructure projects. “The opportunities created by
additional jobs facilitates interstate migration,“ he said. “Queensland has been expecting increased migration for years, due to our lower property prices and fantastic amenities- now we have the job growth to support it. “With major projects underway across both the public and private sectors, this is a very exciting time for Queensland. While confidence within the industry is growing, Queensland is still experiencing the lowest sentiment in the country.“ ●

MORE investors are needed to combat the “uncomfortably tight“ rental market in Noosa and the Sunshine Coast, according to Queensland’s peak real estate body. The latest rental vacancy rates reveal renters continue to face a shortage of properties and rising rents. Noosa’s rental vacancy rate for the March quarter sits at 0.8 per cent, while the Sunshine Coast overall has a vacancy rate of one per cent. Caloundra and Gympie have the tightest vacancy rates in the state, with just 0.5 per cent of rental properties available. Real Estate Institute of Queensland chief executive officer Antonia Mercorella said REIQ would like to see more investors enter the markets. “The Sunshine Coast is very challenging for renters who are looking for accommodation and we have said consistently for quite some time that this market would benefit from additional investor activity,“ she said. “The upward pressure on rents, as a result of this tight vacancy rate, will serve to push this market towards unaffordable.“ Ms Mercorella said it was no surprise that renters were flocking to Noosa. “It’s a stunning part of the world with employment opportunities, but additional supply into this market would be very beneficial,“ she said. While the REIQ called for more investment, Ms Mercorella said the Australian Prudential Regulation Authority’s (APRA) tightened lending criteria would discourage investors. “The result is tight markets remain tight, despite good opportunities for landlords in those markets,“ she said.
