Q & A WITH JEREMY GILMORE MEET Jeremy Gilmore, state manager for 360 Property Group, and leader of the Parkridge Noosa sales team. Based in Noosa, Jeremy has 17 years of experience in the real estate industry, including selling property across West Australia, Victoria, New South Wales and Queensland. Q. What projects have you sold in the past? A. I’ve been fortunate to work with some of the largest property developers in Australia, including Australand, Hamton, Icon, Gurner and Becton. 360 Property Group has sold over 18,000 apartments across Australia. One of our more recent projects included the sale of 918 units in Fortitude Valley for Gurner.

Q. What’s your greatest sales achievement? A. In 2014 I moved to Brisbane to take on the FV apartment project, by Gurner, which included three towers with 918 apartments. We sold these within nine months - including two months of down time over Christmas. It was a great product and we are really proud of this achievement.

NINE WAYS TO ADD WARMTH

WINTER has come to Noosa, bringing with it spectacular sunny days, but some chilly temperatures too. There are plenty of things you can try to take the edge off the cool season and add some warmth to your home this winter. 1. FABULOUS FLOOR COVERINGS Polished timber and spectacular stone or tile flooring is beautiful, and does a great job of keeping your home cool through the Queensland summer, but when winter comes around who wants to get out of bed and stop onto the freezing floor? Put down a warm rug to help stop the heat from escaping from right under your feet. There’s never been a better excuse to splurge on floor decor.

2. HEATED TOWEL RAILS AND HEAT LAMPS The hardest part of winter can be stepping out of the bath or shower and into the cold, but there are some bathroom innovations that can take the edge off. Nothing beats the feeling of wrapping up in a cosy towel warmed through by a heated towel rack. If it’s really cold at your place consider installing heat lamps that will bathe you in warmth from the moment you switch them on. 3. WARM TONES Adding warm colours to your spaces can create a cosy feeling. Consider introducing red, yellow, orange, gold and timber tones to boost the feeling of warmth in your home through paint or decorator items like cushions, throws, ornaments and wall art. 4. DO AWAY WITH DRAUGHTS Keep draughts at bay by ensuring your windows are fully sealed and find funky ways to stop the draughts at the door. Look out for insulating tape to shore up

AS THE Noosa and Sunshine Coast property markets continue to boom, new statistics from the Real Estate Institute of Queensland reveal the value of a typical house has increased by $31,250 in the past year. The median house price in Noosa (as of March) reached $665,000, the REIQ’s Queensland Market Monitor report, released on Monday, revealed. Noosa house prices were generally $100,000 higher than those on the Sunshine Coast, which reached an annual median price of $563,000. Noosa continued to have the most expensive unit market in Queensland, with prices growing a stunning 7.1 per cent in the past year to an annual median price of $525,000. The report showed general sale volumes fell by 12 per cent across the region in the past year. “Market trend indicators showed characteristics of a market wherein supply is falling and demand is increasing, supporting the upward pressure on prices,” the report read. The rental market continued to be “very challenging” for renters looking for accommodation. Vacancy rates in Noosa were very tight, at just 0.8 per cent, and it had the most expensive rental market for three-bedroom townhouses, with a median weekly rent of $508. ●

home through the windows. If you’ve got curtains or blinds, close them before it gets dark and keep the daytime’s warmth inside through the night. When the morning comes throw them open and soak up the sun’s heat. 8. TURN UP THE HEAT When is the last time you had your heating system serviced or your fire’s chimney swept? Looking after your heating systems means they work more efficiently for you and last longer. And who wants to find themselves with a broken heater in the middle of winter? 9. BAKE OFF Dreaming of a crackling roast dinner, beautiful baked pumpkin scones or a hearty casserole? The cooler months are the perfect time to fire up the oven and get baking. You end up with nourishing meals and delicious treats, plus the added advantage of the oven’s warmth heating the kitchen. ●
