RENTAL MARKET STRONG By Narelle Coulter TO rent a three bedroom home in Officer will typically cost a family $390 per week. That’s the median rent in the area as compared to a metro Melbourne median of $440. In Pakenham rent is slightly cheaper with a median of $360 per week. Those wanting to rent a unit in Pakenham are looking at a median of $313 per week. The rental yield, according to the Real Estate Institute of Victoria, in both suburbs is 3.4 per cent, well above the Melbourne metro yield of 2.7 per cent. Peake Real Estate principal Kristen Turner said Officer was attractive for investors because of its growth potential. “Officer is a known growth area and investors are wise to buy in growth areas, so enabling them to benefit from capital increase in the long term,“ Ms Turner said. She said Officer was attractive to families. For $390 a week Ms Turner said renters could expect a 3 bedroom plus study home on a standard low maintenance allotment. Barry Plant Pakenham rental manager Cassie Keenan said demand for rental properties was strong in neighbouring Pakenham. She said the strength of the rental market mirrored the strength of the sales market. Ms Keenan said some executive style properties could reach up to $500 per week. “We have properties on our books at the moment for $420, $440 and $460.“ For $460 a week renters get a modern, well-presented four bedroom home with two bathrooms, garage, study, three living areas and outdoor al fresco dining. “As long as the price is right landlords can expect plenty of applications,“ Ms Keenan said.

New homes in Officer are being snapped up by renters.

She said modern renters were savvy and knew the market thanks to the internet. “There is plenty of stock and landlords really have to get the price right,“ she said. Ms Keenan said the profile of people

applying for rental properties was mixed. “I’ve had a 76 year old apply for a property recently, through to 18 years olds looking for their first rental home.“ She said Pakenham was attractive to
