LAND ROCKETS TO NEW PRICE HIGHS By Narelle Coulter LAND PRICES have rocketed in Casey and Cardinia to be the most expensive in any of Melbourne’s growth suburbs. Land in Casey is nearly $100,000 dearer than in Mitchell Shire. Casey has an average land price of $375,000. The price of land shot up 27.6 per cent in the 12 months to March 2018. Cardinia is not far behind, with an average land price of $344,500, an astonishing 41.2 per cent increase over the same period. The average across Melbourne is $314,000. The research, collated for Oliver Hume, shows many first home buyers are priced out of the new home market. In the three months to the end of March, first home buyers accounted for 45 per cent of purchasers, having dropped steadily from 50 per cent at the same time last year. Oliver Hume head of national research George Bougias said the growth rate over the last 12 months was unlikely to be replicated over the next year. “Overall, price growth is now softening as affordability constraints become more important and competition intensifies between developers,“ Mr Bougias said. “Historically, there has also been a strong relationship between residential land and established markets. With the established market now slowing it is to be expected that the greenfield market will also moderate over the short to medium term.“ Parklea manager of sales and marketing Jarod Mills said price growth in Cardinia Shire was driven by a lack of available land. “Casey and Cardinia combined used to contribute around 35-40 per cent of land sales in the growth corridor, however recent data published by RPM Real Estate Group show that this now only attributes 15 per cent - the same as Surf Coast and Geelong. It is a fading growth corridor.“ He said projects were taking far too long to make it to market and as an example he cited Parklea’s Pakenham East development. The Precinct Structure Plan for Pakenham East has taken nine years. Mr Mills predicted prices in Cardinia would remain “exceptionally strong“ as demand continued to outweigh supply. However, he predicted growth would

Ian Harris, a director with KR Peters Real Estate and sales manager for The New Bloom at Clyde North, said the employment precinct slated for land on Cardinia Road, which is expected to deliver thousands of jobs, was helping drive demand.

“People are starting to hear about the employment precinct. They want to live close to jobs. They don’t want to commute to the CBD.“ Mr Harris said land was released at The New Bloom three weeks ago and 43 out of 47 blocks sold on the day. He said communities of buyers with Indian and Sri Lankan heritage were snapping up land at The New Bloom and other estates. “They want to live near people they know,

they want their kids to go to school together. They are creating their own communities. “We have sold four stages so far and at every stage we have found the same thing.“ Mr Harris said in his opinion prices had stablised and buyers were unlikely to see the huge price increases of last year. “At one stage prices were going up $30,000 to $40,000 a stage. It has plateaued a bit. "Builders are crying out for land and developers are trying to keep up.“ ●

INDUSTRY OPPOSITION TO THE OPPOSITION'S DENSITY MOVE THE STATE Opposition’s announcement that it will re-introduce residential planning controls that restrict low density, low impact redevelopment if elected in November, would be a backwards step for housing in Victoria, according to HIA’s Victorian executive director Fiona Nield. The Opposition has announced if elected in November, it will within 100 days reintroduce the two dwelling per-lot limit in the Neighbourhood Residential Zone, as well as re-introducing the discretionary nine metre
