They are creating their own communities. “We have sold four stages so far and at every stage we have found the same thing.“ Mr Harris said in his opinion prices had stablised and buyers were unlikely to see the huge price increases of last year. “At one stage prices were going up $30,000 to $40,000 a stage. LAND PRICES have rocketed in Casey and Cardinia to be the most expensive in any of Melbourne’s growth suburbs. Land in Casey is nearly $100,000 dearer than than in Mitchell Shire. Casey has a median land price of $375,000. The price of land shot up 27.6 per cent in the 12 months to March 2018. Cardinia is not far behind, with a median land price of $344,000, an astonishing 41.2 per cent increase over the same period. The research, collated for Oliver Hume, shows many first home buyers are priced out of the new home market. In the three months to the end of March, first home buyers accounted for 45 per cent of purchasers, having dropped steadily from 50 per cent at the same time last year. Oliver Hume head of national research George Bougias said the growth rate over the last 12 months was unlikely to be replicated over the next year. “Overall, price growth is now softening as affordability constraints become more important and competition intensifies between developers,“ Mr Bougias said. “Historically, there has also been a strong relationship between residential land and established markets. With the established market now slowing it is to be expected that the greenfield market will also moderate over the short to medium term.“ Parklea manager of sales and marketing Jarod Mills said price growth in Cardinia Shire was driven by a lack of available land. “Casey and Cardinia combined used to contribute around 35-40 per cent of land sales in the growth corridor, however recent data published by RPM (Real Estate Group) show that this now only attributes 15 per cent - the same as Surf Coast and Geelong. It is a fading growth corridor.“ He said projects were taking far too long to make it to market and as an
