SUBLIMELY IN TUNE WITH NOOSA NATURE BECOME infatuated with the beauty of a very private, contemporary residence designed with sensitivity to the climate, season and the natural landscape. This property offers the very best elements of both a tree-change and a seachange. All becomes apparent the moment the impressive front door swings open to reveal classy Merbau timber floorboards on the long gallery-style, lofty-ceilinged hallway, which stretches the length of the first level. On the northerly side is a series of pavilions with inviting spaces, cleverly designed with banks of louvres and ohso-tall wind-out windows to capture salty breezes and layers of bright light and colour, which depending on the time of day are often filtered by trees from the adjoining verdant nature reserve. Closest to the front entrance is a substantial bedroom with a balcony, also an office. Both share a bathroom, and what a highly desirable two-bedroom guest wing it could be. In the prized, central position is the massive master suite with walk-in robe and balcony - a perfect spot to 'converse' with your neighbours, the kookaburras. Across the hallway is another pavilion, a dedicated media room which, just like the rest of the house, is wired for sound Sonos-style. At the far end are two bedrooms, a bathroom, powder room and laundry, plus a short staircase to the lower level. When it comes to living and loving spaces, the tiled ground level - also with

a northerly orientation - has it all and so much more. Look up high into the void and be taken aback by a chandelier-like pendant light called Spillage from Yellow Goat Design, a cutting-edge lighting design company. Shake your head in disbelief at the outsized covered timber decks and wetedge pool, which seem to hover over the garden of bird-attracting Australian native shrubs, and meld into the natural backdrop of trees, called home by several koalas. In addition, a cool courtyard on the

southern side has a garden which extends to the rear fence. Bridging the indoor-outdoor divide superbly is the open-plan living space. The focal point is the kitchen with butler's pantry, Caesarstone benchtops and glass splashbacks. It's designed for those with a penchant for entertaining and kids will stake a claim to the window and pool-side breakfast bar. This captivating retreat on a large block sits within an enviable dress circle location.

There's also a long list of well-thoughtout features, such as a four-car garage with storage aplenty for kayaks and water toys, as well as energy-efficient solar panels, Tesla battery storage and a rainwater tank. It's private and in a prestige cul-desac just 450 metres from the bustling heart of cafe-centric Noosa Junction and a 20-minute walk to Hastings Street and Noosa's Main Beach. Who could ask for anything more when it's all here. â—?

MISSION TO MAKE BRISBANE REAL ESTATE SLEEP BIGGEST

BIG WEDDING OR HOUSE DEPOSIT?

LOCAL auctioneer Gordon Macdonald is calling on property professionals join him for a cold night on the streets to tackle youth homelessness. The Auction Group's founder and owner hoped Brisbane's Real Estate Sleep Out would eclipse the Sydney and Melbourne events, showing the generosity of south east Queensland's property people. Despite the promise of chilly temperatures, Mr Macdonald did not hesitate when the call went out to bring the annual fundraising initiative to Brisbane. The interstate event raises muchneeded funds for Father Chris Riley's Youth Off The Streets program. "As real estate agents and auctioneers, we put people in homes every day," Mr Macdonald said. "So who better than to raise awareness for those people who simply don't have a roof over their head? "For the team at The Auction Group, we are in a position where we communicate and work closely with multiple agencies along the east coast, and (we) are passionate about shining a light on this issue, so we had no hesitation in spearheading the Brisbane event." The inaugural Real Estate Sleep Out in 2016 raised more than $134,000 with about 100 attendees sleeping rough for one night in Sydney. This year, however, organisers are aiming to attract more than 500 people across three states, with the hope of

GETTING into the property market is beating out the wedding dream for more first home buyers. Dream Design Property has revealed more couples are putting off expensive weddings, and instead using the money they would have spent for a deposit on their first home. And more of these couples are forgoing the wedding and purchasing an investment property instead of a home to live in. It's a strategy that differentiates current property investors from previous generations.

BRAVING THE COLD: The Auction Group's Gordon Macdonald is calling on real estate people to sleep out for a good cause.

If a newlywed couple is considering having their first child in five years, and they have bought an investment property

raising $500,000. Mr Macdonald said the Brisbane event was an opportunity for property professionals to give back to the community as well as to provide muchneeded funds for a good cause. "The real estate industry lists and sells houses for a living, while Youth Off The Streets works to put a roof over the heads of Australia's homeless youth," he said. "Participating in the Real Estate Sleep Out is the real estate industry's opportunity to help Youth Off The Streets continue to make a difference in the lives

of disadvantaged children by not only providing housing but also education, food, clothing, and ultimately, a second chance at a better future." The Real Estate Sleep Out will be held on 26 July at Reddacliff Place, Brisbane City. Each person who joins the Sleep Out will get food and water on the night. To take part, register online at realestatesleepout.com.au then start fundraising. Or if you prefer to contribute without hitting the streets, sponsor Mr Macdonald by clicking Sponsor a Friend on the website. ●

with their wedding fund, they could, based on equity growth, be purchasing their third property when their child is born, according to Dream Design Property. Depending on their plans, they could either use residual income from their properties to help them enter their first home, or continue to grow their investment portfolio with a view to achieving a level of financial independence by the time their child reaches school-age. ●
