Create a winter wonderland WITH a chill in the air, thoughts are naturally turning to cocooning ourselves from the outside world and enjoying the warmth and comfort of home, nurturing our personal connections. There’s little doubt that colour is one of the easiest and most effective ways to create a restful sanctuary. And according to Dulux Australia, this winter the mood is minimalist, casual yet elegant, with a colour scheme of cool greys and warm natural tones. Market tightens as owners stay put If buyers and real estate agents have a suspicion that the market is tight, it is a feeling well-founded.

REIV stats show that local property sales in the first five months of the year have fallen dramatically. In Greater Dandenong, sales in that period have dipped over 31 per cent compared with January- May in 2017. In Cardinia, the fall has been a more dramatic 42 per cent, while in Casey, sales have slumped to a fraction less than half the volume for the same period last year. This reduction in sales volumes is evident both in Metro Melbourne and in regional areas across Victoria. Median house prices in Dandenong, Cardinia and Casey local government areas SOUTH EASTnew homes&land

rose significantly in 2017, with some suburbs registering increases of more than 20 per cent. Some experienced a decline in medians in the March quarter, though many of these were skewed by low volumes. Given the popularity

of these locations, this year’s decline in sales numbers is likely due not to a lack of buyers, but rather with owners keen to retain their holdings. As the average time holding a property exceeds 10 years, there will always be ebb and flow in sales volumes, particularly after a bumper year where sales volumes are strong, and prices have increased sharply. Appealing properties on the market at the right price are continuing to sell, as evidenced by the average time on the market in many area suburbs being well short of the Metro Melbourne average. The simple fact is that fewer people are looking to move out than move in, so those keen to gain a foothold will need to be alert and well-prepared to seize the opportunities that present themselves. ● WINTER 2018

Working with Andrew Facey Andrew Facey and his company Parklea have been key players in the South East property boom. HAVING worked in real estate since 1968, Andrew Facey has employed many people. His energy is infectious, and he moves fast as he moves forward, which in turn keeps his staff, partners and consultants working hard to keep up with his pace. “Working with Andrew has been phenomenal. Some people are born to follow but Andrew is certainly a leader. His enthusiasm is unbound,” Parklea engineer Malcolm Semmens said. Malcolm admires Andrew’s ability to find a solution to any challenge presented; nothing seems to rattle Andrew. “No matter how insurmountable a problem might seem Andrew will work hard at finding the solution.” With 50 years’ experience, Andrew’s energy and enthusiasm continues to inspire everyone around him. Richard Facey, Andrew’s son, has worked with his father for a long time. “Even if he has aged now, he hasn’t lost an ounce of energy, it seems,” Richard said. Energy and enthusiasm combined with an innate ability to identify potential properties all assist in Andrew’s success. “He has always had the foresight to identify properties, future potentials, timing as far as development optimisation,” Richard said. Mark Cockburn of Tarmac agrees. “Andrew’s great skill is his foresight in finding land well ahead of time and well ahead of other primary developers in the area,” he said. Mark goes on to describe the maintenance crews that Andrew engages to work on his estates, from the first stages through to stage 20 and beyond. His subdivisions are maintained and nurtured from stage one, so by the time of sale they are beautifully presented.

“The development at Heritage Springs Estate had 32 stages and it took eight years to develop,” Mark said. “By the time we finished constructing stage 32, his maintenance team were still mowing nature strips and lawns, making the estate presentable to purchase for the local community.” Frank Barrett, Parklea’s accountant, believes Andrew’s developments have served the community and buyers in the south-east corridor in the best way possible. Andrew’s subdivisions offer larger blocks of land which allows more space per residence and avoids overcrowding and overbuilding. “Having been born into business, Andrew uses his smarts well. He is building the community, not just subdividing blocks of land,” Frank said. Parklea’s Don Welsh also admires Andrew’s innovation and generosity. “He is always pursuing new opportunities, but he is also looking for ways to do things better which makes working with Andrew

certainly interesting,” Don said. “He helps a lot of individuals. In my time there have been many cases where a particular individual has needed some help and Andrew has been more than happy to lend a hand.” Brendan Rice has known Andrew since 1969, having met in line to re-enrol into RMIT Real Estate. They have been colleagues and friends ever since. “Andrew’s a top developer but he also puts back into the community,” he said. “He is involved in lots of charities and I know he is very generous with his help. When I was involved with Windermere I could always rely on Andrew to contribute. “He is a unique man. He was a gun real estate salesman and now a great developer; he is the best buyer of real estate I’ve known. And he’s fair. He is always good to the vendor.” With an excellent team behind him and clarity of vision for future investments, after 50 years there’s still no stopping Andrew Facey. Fill pantries and warm hearts this winter The Parklea Winter Food Drive is on again this year with even more locations to donate at throughout the Cardinia Shire. NOW in its third year, the annual food drive provides members of the community with the opportunity to donate non-perishable food items to help fill the pantries of disadvantaged families. This year Parklea is aiming to reach even more families with a number of local businesses volunteering as drop off locations. Big problem, small solution Tiny houses could be a solution to the big problem of housing affordability as City of Casey councillor Amanda Stapledon explained to Narelle Coulter. CR Stapledon believes tiny houses, which have attracted a cult following in the US, could help solve inter-generational housing issues and help give young people access to the property market. “We have seen massive growth right across Melbourne and the City of Casey is no expectation,” Cr Stapledon said. “Yet for many people, breaking into the housing market is almost beyond their reach. “I’ve been looking at tiny houses for a number of years and think they can offer a significant part of a solution to this problem.” Cr Stapledon, who is on the Municipal Association of Victoria’s Tiny House subcommittee, said tiny houses were ideal for “people who want to minimise their footprint, live within their means and not have so much housework”. She said they suited a range of people at different stages of their lives including retirees, single older women as well as young people. “I can definitely see people installing tiny houses on their parents’ properties for instance,” she said. “Many of them are off the grid with solar panels, composting toilets and water tanks.“ Cr Stapledon said she had seen tiny houses with roof gardens, beds that raise up to ceiling to create extra living space and compact kitchens with all mod cons. In the US some tiny houses even have pot belly heaters and decks. “As a council we are exploring ways in which we can help people enter the housing market this way, whilst still maintaining community expectations when it comes to housing,” Cr Stapledon said. She said the MAV group was working towards a definition of tiny houses. “The group recognises that tiny houses do not align comfortably with current legislation and are working towards a solution to the issue. “We’re also looking to involve the State Government to see how we can make these changes positive and possible. “I want young people to feel they can buy into the market and don’t have to move out of Casey. That they can live well and have a good quality of life.” There is already a community of tiny houses operated by the Department of Human Services in Doveton which are being used as transitional housing for people facing homelessness. “It excites me that if we go small we can provide more housing and give people what they need,“ Cr Stapledon said. “If you think about how people live in the city, this is no different. You can still live well and have a small (environmental) footprint.” Tiny house devotee Fred Schultz is one of a handful of innovators operating tiny house construction businesses in Victoria. Mr Schultz said a tiny house on wheels can cost as little as $3000 using recycled materials, or up to $30,000 using high-quality new materials. He said other groups that could benefit from tiny house living included older people wanting to downsize but stay close to family, investors wanting to offer short and long-term rentals and teenagers who want to reside a 16

Couple create their ’forever’ home Decorating a new home does not have to be expensive as first home builder Belinda Menzies explained to Narelle Coulter BELINDA, 29, and her partner Tim Higgs, 32, moved into their new home in St Germain in May. They bought their block of land two years ago laying down a deposit in March 2016. Theirs was only the fourth house finished in the fledgling Thompsons Road estate. Tim, a police officer, works in Caulfield and Belinda works at National Tiles in Dandenong. Belinda recently completed a diploma of interior design and has set up her own business, Raw Elegance Co. She showed New Homes & Land through her four bedroom home explaining how she put together her modern, elegant look on a budget. The couple built with Simonds Homes, choosing the Houston, a four bedroom design with two living areas and double garage. “We liked the flow of the spaces and that the living was on one side and the bedrooms on the other,” Belinda explained. They spent $40,000 on upgrades raising the ceiling height to 2.58 metres, installing LED lights, cooling and stone bench tops. They also upgraded the floor boards to a textured wood-look laminate and upgraded the carpet and underlay. They also tinkered with the layout of the Houston, losing space from the formal living area to create a butler’s kitchen behind the main kitchen and decreasing the size of the master bedroom to accommodate a larger en suite. The couple saved money by living with their parents rather than renting while their home was being built. Belinda said she went to her Simonds gallery appointment armed with pictures she had collected of interior spaces, colours and objects she liked. “I ran around the gallery for hours looking at different bits and pieces,” she laughed. “I would suggest to go into the gallery a few times leading up to your appointment so it’s not a shock when you walk in because there is a lot! “I like raw textures. Lots of timber, strong natural fibres and lots of plants.” Belinda said discount stores like Kmart, Harris Scarfe and Spotlight are key to putting together a home on a budget. “Kmart is my savior when it comes to adding extra details to a home,” she said, laughing. Belinda scours stores for pot plants, frames, cushions and throw rugs. She recommends choosing a key piece of furniture or a feature appliance and building the room around it. In their kitchen, Belinda and Tim knew a black Belling range cooker was going to be the hero of the room. To complement the cooker, the couple choose black grout and pendant lights with black decorative cages. The formal living room was designed around an eye-catching black spotlight-style lamp, which wouldn’t look out of place on a movie set. Belinda picked it up before Masters SOUTH EASTnew homes&land

closed. The other focal points of the room are a tan leather couch and a cow hide rug on the floor. “I always wanted a brown leather couch. For me it’s all about texture, especially natural textures like leather. I love walking through the space and getting a waft of the leather.” Opposite the couch, she has placed two pale grey fabric arm chairs, while a black butt timber coffee table sits on the cow hide. “I wanted the chairs to be comfortable but also make people sit up and have a conversation. I didn’t want the couches in this room to be too deep seated. I wanted to encourage conversation among people,” Belinda explained. She has also reused old furniture, respraying a single door cabinet duck egg blue. Cushions and a throw rugs complete the room. “I like a bit of clutter to make the home feel more welcoming. If you put everything away people don’t feel like they can interact in the space. “It’s great to have coasters handy and I like the look of candles and books. We love cooking and books create a talking point.” The walls throughout Belinda and Tim’s home are painted in Soothe by Haymes Paint.

“For me it’s about keeping the design constant and being able to update it. I am a grey person, then I get to add colour with texture and pictures.” In the en suite and family bathroom the couple upgraded to porcelain Lappato tiles, choosing Himalayan in light mist. Lappato is Italian for semi polished or honed. Belinda said the textured finish of the Lappato tiles “disguises everything”. While the couple are still to hang pictures on their walls and are waiting for some feature tiling to be completed, the home is remarkably complete just one month after they were handed the keys. “For us we had nothing as we lived at home so we had to decide if we buy new, second hand or take the hand-me-downs. “We chose to buy most things new. We thought new house new furniture that way it’s all to our taste and we don’t need to look at getting rid of unwanted pieces later on, or having additional unwanted clutter. “We’ve built this house as our forever home. We want people to feel welcome the moment they step through the front door.” ● WINTER 2018

Dress your windows with style Window furnishings ’dress’ and ’finish’ a home. How to choose the right window coverings is where the experience of an expert like Amanda Winter, the owner of Unique Curtains in Berwick, is invaluable. AFTER running her own successful business for 28 years, Amanda knows the dos and don’ts when it comes to window furnishings. She advises there are a number of things to take into account when deciding on window furnishings - do you need privacy, does the room need to be dark at night, do you need sun protection or thermal insulation? Or do you simply want to dress the windows to give a room that completed feel? Amanda says people should think carefully about how they will use their new curtains or blinds on a daily basis? How will they operate, where will they be installed and will the building structure support their installation? Curtains require space to “stack” when they are open, so will this impede on your room? And how will the curtain be headed, will the finish be a pinch pleat, ripple fold or a gather? Are you after a casual relaxed style or do you prefer a more formal, structured look? With electricity and gas prices soaring, insulation is another key consideration. How best to keep the heat in during winter and out during summer? Amanda says roller blinds are popular, however, they don’t dress a room as well as a fabric curtain, nor do they provide full insulation. She suggests adding fabric to provide the most effective insulation. “Curtaining has never gone out of fashion. 26

It has evolved in different ways. Once you introduce a fabric you create a really nice ambiance. You can use heavy textures, through to flowing, soft fabrics,” she said. Selecting the finished length for curtains is something else to consider. One of the most popular options is for curtains to “kiss the floor,” which means that they finish just a few millimetres above the floor for a clean, uncluttered finish. Alternatively, curtains can ‘puddle’ where they have extra length, allowing the curtain to pool on the floor, creating a more relaxed look. Extending or lifting curtains above the frame will create the illusion of the window being bigger. Amanda says the current trend is for natural textures, light tones and sheers.

With sheer curtains, Amanda advises incorporating a block out roller blind or a sun block lining. She said it is important to keep window furnishings neutral to accommodate changing decor in the future. The current trends are natural tones, soft greys and white. “Most people like natural tones, soft greys and white. “Decide on your theme and work that in throughout the house. For example you might keep a casual look in the living area but add a bit of formality in the bedrooms and formal living area.“ For those who like something a little bolder, like a floral or a stripe, they can be effectively incorporated into the right space too. When faced with the daunting task of dressing a whole house don’t be afraid to consult a professional. “If it is a new build, I encourage people to come in with their house plans and ideas. They usually have some existing furniture and colour palette, so we’ve got to combine all those factors to make the design work.” Amanda and her team offer a free advisory service for new builds, renovations and those looking to update existing window furnishings. New York inspiration Subway tiles are so iconic they immediate conjure up images of New York. By Bart Schofield For National Tiles WHEN the New York City Subway opened in 1904, its first commuters would have noticed the fresh white walls lined with small rectangular tiles. Appropriately named Subway Tiles, they have since evolved into one of the most enduring and popular design trends to feature in kitchens and bathrooms around the world. Developed by designers, George C. Heins and Christopher Grant La Farge, the original subway tile aligned with Victorian-era obsessions about hygiene and germs. This was due to its easy-clean properties including its smooth surface and thin grout lines. Aesthetically, New York’s subway tiles were a hit! They lit up the cavernous platforms and walkways with their high gloss finish and crisp white colour. It didn’t take long before interior designers began using subways in cafes, bars, restaurants and homes. Today, subway tiles are still a perennial favourite. They’re timeless, affordable and offer a multitude of design options. Traditional subway tiles are sized at roughly 75x150mm, however contemporary reimaginings embrace different widths and lengths as well as handmade looks and even three-dimensional subways! Traditional subway tiles might seem passé in this day and age, but with some creativity, they can be made to look just as impressive as those that covered the station walls of yore. Create a bird haven Attracting Australian birds to your garden is easy with a little planning and the right plants says the Manager of Horticulture at the Royal Botanic Cranbourne Gardens John Arnott. CRANBOURNE Gardens contains one of Victoria’s most precious areas of native bushland and is home to an astonishing range of plant and animal life, including many rare and endangered species. Over 200 different species of birds have been sighted in our gardens. Given some thoughtful consideration to meet the needs of birds, your garden can also be a haven for them. The basic requirements for birds are simple - food, water, shelter and structure. If your garden can offer these elements, you are well on your way to creating an inviting space for common urban birds. Here are a few tips to get you started: 1. Let’s start with food. Different birds have different needs depending on their diets. Some birds are nectar feeders, others are seed eaters or insectivorous. Some are even omnivores, which means that they like to eat small reptiles, grubs, insects and a range of plants. Meeting the needs of nectar feeding birds is the easiest to accommodate. It’s all about planting a variety of nectar-rich flowering plants that flower year round. Some of the classic nectar-rich plant groups are Callistemon, Correas and Banksia. Seed eating birds require a year round supply of seed producing plants to forage on - native grasses, reeds and sedges are ideal for this purpose, and have the added bonus of providing ideal nesting materials during the breeding season. A range of Acacia are also good inclusions and offer both a source of seed and shelter. Insectivorous birds find their food resources in organic mulches, in and on the surface of the soil, under tree and shrub bark, and on foliage. The key to attracting a range of insect life is a diversity of potential host plants and avoiding the use of chemicals in your garden.

2. The provision of permanent water is essential in attracting a range of birds to the garden. A pond or a bird bath is a simple idea that can provide drinking water and places for bathing. 3. Due to the presence of domestic cats and their incredible hunting abilities, shelter is perhaps the most important consideration to sustain birds in your garden. Really prickly or dense tree and shrub canopies are the best way of providing this. First class rural living Briefed to create a generous rural family home, building design company Design Unity has produced a contemporary family home with the lot. THE Switchback residence boasts expansive spaces for shared living and entertaining, secluded spots for the quieter aspects of life and ample luxury living. Being located on a family farm allowed for generous scope to spread this impressive sprawling statement residence, however, the size of this home was not merely for show. Space was needed to accommodate a large blended family including four teenagers, and as Design Unity Managing Director Warren Jenkins explained, the home also needed to serve as a multi-generational home and enduring base for this family into the future. “One of the key features of Design Unity’s design is the way the home provides multiple ways to engage or find privacy within its walls,” Mr Jenkins said.

“There is space, privacy and autonomy for the growing-into-adulthood teens, a private space for their parents, and ample opportunities for the family to accommodate and entertain their extended network of relatives and friends.” The design has been divided into three zones: teenager, parents and entertaining. “In the teenager zone each teen has a large bedroom with dressing room and a bathroom shared (between each pair),” Mr Jenkins said. “The parent’s area is both separated from, and connected to, the main residence via a glazed breezeway. The style of this zone is ‘upmarket resort’ with a boutique dressing room and luxurious bathroom featuring a huge freestanding bath overlooking an open yet private courtyard. When the weather is right the

floor to ceiling glazed doors can be pushed back to create a seamless connection with outdoors.” The entertaining zone features interconnected large free-flowing spaces, and a home theatre with high end tiered leather seating. A glazed breezeway brings light and ventilation deep into the floor plate of the home. Adjacent to the breezeway and in other external spaces around the home are a number of pocket gardens that give a sense of established vegetation to the house, helping to ground it in its environment. Despite this expansiveness, the residence is slung low and flat to blend into the landscape. There are uninterrupted views across the surrounds through well-placed windows, which also bring natural light deep into the home. ●
