UPGRADERS MAKE THE MOVE By Narelle Coulter UPGRADERS are cashing in on capital gains made from homes in the growth corridor and moving to acerage in Gippsland or closer to the city. Century 21 South Eastern CEO Craig Seymour said only five per cent of people who sell in Pakenham buy a subsequent property within the township. “Ninety per sent of sellers either move closer to the city from whence they originated, or go to acreage near Drouin and Warragul,“ Mr Seymour said. “Pakenham is not a suburb where people sell a smaller home and buy a bigger one.“ He said the story was similar for the owners of units. They too tend to sell and buy closer to the city or move to a more rural location. According to RiskWise Property Research CEO Doron Peleg the cooling housing market has placed upgraders in a good position. He said upgraders “can achieve bigger properties in better locations for a relatively reasonable price, and more importantly, they need a lower amount in order to upgrade, knowing they will enjoy long-term capital growth“. However, to minimise the risk he warned they need to “sell before they buy to ensure they get the right price particularly if they only own a unit“. Mr Seymour said the tightening of lending to both investors and owner occupiers and new deposit regulations for investors had produced a “tough“ market. He said buyer activity in both Pakenham and Officer had slowed from a peak in January and February. “It’s tougher for investors because they now need a minimum 20 per cent deposit. In the early 2000s you could borrow 110 per cent.“

Upgraders are looking to invest in lifestyle properties like 33 Waratah Drive, Warragul, now being sold by Harcourts Warragul. Mr Seymour said only 15 per cent of buyers in the Pakenham market were investors. Overwhelmingly buyers were looking for owner occupied properties. However, he said buyers still viewed Pakenham and Officer as good value. “To get into the market families are coming here from closer to the city. They want a particular style and type of house that if they were to buy in Ringwood,

Bentleigh or Keysborough would start with a one or a two.“ Mr Peleg said population growth would ensure Melbourne real estate would continue to yield healthy long term capital gains. “As demographer Bernard Salt has predicted the population of Melbourne will pass five million by 2021 and eight million by 2050, and there is an obvious

undersupply of properties suitable for families. It’s clear properties prices will remain steady and offer good long-term capital gains if upgraders act now,” he said. “In addition, the employment market remains steady and this will trigger stronger migration, higher wage growth and stronger demand for housing. Unemployment has significantly improved from 6.5 per cent in April 2017 to 5.1 per cent in May 2018.” ●
