Year of ‘logging off’ for decorators A yearning for domestic harmony will dictate the colour schemes of new homes around Geelong and across Australia in 2019, according to an industry expert. The idea would be to muffle the "background noise" making households "lose touch with what’s important", said Andrea Lucena-Orr. Colours that suggested nature, stillness, simplicity and honesty, the colour expert for paint giant Dulux said. "The first trend will reflect our desire to reconnect with nature and form a deeper understanding of our place in the world," she predicted. "A collection of earthy neutrals, rich greens and spicy notes of cinnamon and sienna will be a cocooning palette that’s very much grounded in nature - it hints at personal growth and fresh beginnings. "This palette will entail muted, tonal combinations that will produce a slightly off-beat vintage feel which produces a nurturing mood in a space and creates the perfect backdrop for timber, leather and unusual collectables. The second trend involved the need for "stillness and quiet", Ms Lucena-Orr said. A never-ending stream of information from smartphones and laptops was behind the trend, she said, reflecting a widespread desire to "log off". GEELONG COASTnew homes&land

Connecting with nature and "logging off" will dictate interior colour trends for new homes this year, according to an industry expert. Picture: Lisa Cohen “Gentle shades of mauve-grey, powdery pinks and touches of gold will create serene, calming interiors that allow us to take a

breath and tune back into our own rhythm,” she advised. Ms Lucena-Orr also believed that soft,

light tones and subtle layering of texture could "ignite the senses and revive a tired spirit". The third trend would entail a palette of intense, saturated hues such as deep purple, russet and aqua, offset by brown-based pinks. "These create an elegance and theatre of a bygone era moving into a contemporary age," Ms Lucena-Orr said. “(This) palette is timeless yet thoroughly modern. Think rich colour, classic furniture and sumptuous textiles used in unexpected ways. "For example, these colours may be set against a streamlined backdrop or styled with an industrial edge,” Ms Lucena-Orr said. The final trend will feature clashing patterns, quirky combinations and noholds-barred - bringing with them a sense of optimism and cheer. “Featuring striking blues, purples and shades of citrus, this palette encourages you to incorporate a playful side into your decor. “These colours command you to be brave and experiment with unique looks in the home. They translate particularly well in the bedroom - a nurturing space that’s all about you. Paint the door, a piece of furniture or a feature nook in a bright and invigorating shade and watch the room come to life.” ● AUTUMN 2019

Inside And Out | Dress Your Space

Lino Del Nigro and Michael Campanella at Dress Your Space.

Dressing up indoors and out SINCE breaking away from the constraints of a franchise just under a year ago, Dress Your Space has transformed into a truly independent, family owned and operated business. That’s not to say the team hasn’t ditched over 10 years of experience in the industry. Quite the contrary. Michael teamed up with former colleague Lino alongside existing partners John, Lillie and Christine to create something special; applying everything they had learnt from over a decade of hands-on experience. “We’re transitioning and evolving all the time,“ Christine Bernardo says. “We’ve introduced an indoor range to our pre-existing outdoor range. “The indoor range and the outdoor range are progressively growing. “We’re always looking for new on-trend styles and constantly changing things up.“ The same excellent customer service still remains, though you’ll find more products that satisfy the demand for indoor and outdoor furniture. Dress Your Space stocks a huge range of quality brands including Nardi, Euro Fireplaces, Instant Shade, Rug Culture and Shelta. Leading into the colder months, Euro fireplaces offer cutting edge eco-friendly wood heating. Euro Fireplaces offer wood savings of up to 60 per cent. “They are quite unique because they are, as their slogan says, ’the future of wood heating’ with their low emissions,“ Christine says. But it’s not just the home that Dress Your Space can fit out. “We offer not only a residential, but also a commercial solution for furniture,“ Christine says. “We’re moving into the cafe, resorts and hotels space as well.“ While other businesses can often make you wait weeks for your purchase, Dress Your Space carries its own stock. 10

AUTUMN 2019

Some of the extensive range at Dress Your Space. “Some retailers will say you have to wait up to eight weeks,“ Christine says. “We carry our own stock. There are very few items we need to order in - 95 per cent of the time it’s all available now.“ Dress Your Space also encourages you to mix and match. “You can mix and match our entire range, which not a lot of retailers will allow you to do, we are proud to offer this as a point of difference“ Christine says. “Mix and match offer the flexibility to

make up your own unique combination to dress your space.“ However, some things remain the same, such as good old-fashioned customer service. “Being a family owned and operated business, we’re very hands on and we pride ourselves on excellent customer service,“ Christine says. “A lot of people like the fact that they get that personalised service. The after-service is very important for us, too.

“If there’s an issue we will make sure we do everything we can to resolve it and follow through. “As a result, we get a lot of feedback on our great customer and after service.“ You can also browse from an extensive range of affordable custom Australian made wall prints. To find out more, see dressyourspace. com.au, phone 5244 1720 or call in seven days a week at shop 1, 174-178 Torquay Road, Grovedale. ● GEELONG COASTnew homes&land

New Communities | Villawood‘s Coridale Estate

Best of both worlds at Coridale LARA will soon host a new community, Coridale, with a multi-million resort-style residents’ club and signature award-winning features by Australia’s leading developer. The Villawood Properties project, bordered by O’Hallorans and Windermere roads, will build more than 1150 premium residential homes in the rapidly-growing Lara West precinct. Villawood, with 20 industry awards for its cutting-edge communities, is powerfully community-driven and environmentallyfocussed with its projects. Coridale will feature stunning landscaping, parks, tracks, plantings and events in addition to its residential hub, making the community the showcase of Lara’s new housing projects. Villawood executive director Rory Costelloe says Coridale offers the best of rural and city life, with proximity to services, transport, shopping, health, education, sports and entertainment. “It also has schools, medical centres, a new shopping centre, sports grounds, a hotel and numerous sports clubs,” he says. “And Coridale is less than 20 minutes from Geelong and its CBD.” Coridale is setting new standards in Lara, especially with the estate’s residents’ club, Mr Costelloe says. “It will give the new community a real people focus. It will be a great place for parents and kids to make new friends, socialise, play, and keep fit and healthy. Coridale will suit “people who have pride in their own property and who care for their neighbours”, Mr Costelloe says. “Villawood is all about building sustainable communities and our primary focus is making sure people live in a place where they really want to be.”

Villawood's new Coridale estate will have the best of both worlds, between the bush and the city at Lara. Just down the road, Serendip Sanctuary is home to 150 species of birds and native animals including emus, tawny frogmouths and eastern grey kangaroos. Also nearby is spectacular You Yangs

Regional Park, featuring 50km of tracks through wild eucalyptus bushland and breathtaking views. Lara also offers proximity and accessibility to the major employment

hubs of western and inner-Melbourne thanks to strategic transport infrastructure across road, rail, port and domestic and international air. ●

Local Builders | Enso Homes

Enso Homes make a statement in any street.

Enso setting standards in building ENSO Homes is all about customer service and making the experience of building a new home as easy and as enjoyable as possible. “We are setting our own standard of service within the building industry, with the focus on consistency throughout the whole process from initial contact to post hand over,” sales manager Joanne Fourna says. “We believe our customers should be spoiled and obsessed over during the whole process, which is evident from the moment a customer approaches our head office car park for their first meeting, right through to the experiences they will enjoy at different stages of their journey. “ As well as setting a new standard in customer service, Enso’s unique sales process is constantly praised by customers as being an area that sets them apart from the volume builders. As a non-commission based sales team and a low-volume builder, Enso is able to spend the necessary time with its customers, guiding and advising on the best possible designs, options and solutions. “This ensures that our customers feel in control of their design and budget,” Joanne says. “We are not about ‘upselling’, we have a very honest approach in our meetings, advising customers on practicalities as opposed to luxuries and offering suggestions on areas where costs can be saved.” Enso Homes’ sales team is skilled in all aspects of building including design, construction and estimating, ensuring that any advice given is accurate and relevant to today’s building regulations and construction codes. This also ensures that changes and upgrades discussed will work with your 14

budget allowing fully fixed sales quotes to be provided. “With our sales consultants’ unique skill set, they are able to provide answers to all types of design and construction questions on the spot, without having to refer to other departments,” Joanne says. “We feel this makes the sales process effortless, easy and provides confidence to our customers. “We provide fixed sales quotes to all of our customers with pricing held for 12 months from deposit date, offering our customers a level of certainty and peace of mind” To further enhance the service experience, Enso homes does not pass customers onto different departments as their file progresses closer to site start. The same point of contact is maintained from sales to site start. “We have a seamless sales to site start process,” Joanne says. “Our clients will only ever deal with one point of contact. Their sales consultant will see them through their pre-site journey, maintaining the relationship built and ensuring a consistent level of communication throughout.” After all, Enso Homes mantra: Marrying design with affordability - pretty much sums it up. “At Enso, we are always striving to pair the very best quality designs with truly outstanding customer service, but also with a focus on delivering everything at an affordable price,” Joanne says. The best way for customers to enquire about their dream home is to fill in the newly developed enquiry form at ensohomes.com. au/#consultation-form or give the team a call on 5240 9300. ●

Talking Points | Bespoke Timber Design

A striking Bespoke Timber Design creation.

Custom timber pieces add quality WHEN you purchase from Bespoke Timber Design, you are buying a custom made, high quality and unique addition to your home or business. Bespoke Timber Design was started by Geelong local Ben Zanker, who developed a passion for timber and joinery early in life. Ben has a passion for sustainable living, which drives his desire to create environmentally sustainable handcrafted furniture for clients who share this passion. Sustainably sourced timber and manufacturing is important to Ben, which is why he predominately works with locally source reclaimed timber. “I’m drawn to the individuality of each piece,” Ben explains. “Our focus is creating unique one-off pieces based on client briefs and allowing the natural feature of the timber to be the focus.” Bespoke Timber Design is committed to creating furniture that reflects the needs and desires of each client. Ben strives to create unique pieces of furniture that always exceed client expectations. Ben uses both traditional and modern joinery techniques to create high quality, functional pieces that withstand the test of time. Every piece by Bespoke Timber Design is completed with high quality natural finishes that can be easily maintained, ensuring that the piece will become an heirloom in years to come. “The end result is the key - tailoring each piece to the client’s demands,” Ben says. Ben considers the design process extremely important. He works with every client to ensure pieces are received as intended. 20

AUTUMN 2019

Ben can begin the design process from a photograph or a sketch, or even a verbal description. He communicates with clients as often as required until each project is completed with the highest quality. “There’s nothing like seeing the reaction when a piece is handed over to its new owner,” Ben says. And it’s not just the home that is expertly catered for. An office, cafe, bar or restaurant is immediately made more inviting with a Bespoke Timber Design product on show. Local businesses that have a Bespoke Timber Design piece in use include Scotchman's Hill, Leopold's Noble Foods and Warralily's Cockatoo Cafe. All of Bespoke Timber Design work is custom made in Geelong using locally sourced materials. Sustainable Australian native timber is always used where possible, such as messmate, blackbutt and stringybark. All of these timbers have beautiful character, feature and usability, and are sustainably sourced. The combination of unique timber, tailored design and quality craftsmanship makes every Bespoke Timber Design piece truly unique. All of Ben’s work is guaranteed, leaving the customer with absolute peace of mind. Check out bespoketimberdesign.com.au or make an appointment at 0423-643 548 or ben@bespoketimberdesign.com.au. Helping Buyers | Ninedots Consulting

Ninedots can make the new-build process child's play.

Ninedots making building easy SOME aspects of building a home can feel unfamiliar and overwhelming. Most buyers begin by looking for a block of land, visiting a display home or choosing a floorplan. While all these steps become important in time, they aren’t ideal places to start. With so much to consider, it’s important to first find a team of experts to provide the right advice and skills for the build journey ahead. Buyers with the right team can save enormous amounts of time and money while reducing stress as much as possible. Many home-buyers learn quickly that they require conveyancing services to help with land settlement. However, many don’t understand the importance of and strategy to, finding the right conveyancing professional. When it comes to signing important, legally binding contracts for a purchase, buyers need to understand the legal jargon so they can understand to what they are agreeing. Two types of conveyancing professionals can assist with this: a real estate conveyancer and a solicitor who specialises in conveyancing. Real estate conveyancers are not lawyers but specialise in property, so they have extensive knowledge about the industry. Conveyancers generally charge less than solicitors, who in contrast have extensive general knowledge of the law, which may be beneficial to instances of any legal issues outside of the conveyancing process. Buyers should choose solicitors who specialise in property conveyancing. The reputation and character of selected professional is also very important. They must provide timely, clear communication in particular. Securing the right finance is also key aspect to building a new home. Depending on personal situations and lending histories, buyers may wish to approach a bank directly or speak with a mortgage broker. Speaking with a broker can help expose a variety of lending options. Although all brokers operate on the same philosophy, the service offered can vary significantly, so it’s vital that buyers do their homework. 22

Ninedots Consulting's Marc Logan, Rebecca Hall and Steve Hall. The best mortgage brokers have access to an extensive panel of lenders and ideally specialise in construction finance. The broker should also have in-depth understanding of lender and builder requirements because delays and penalties are common traps for buyers who arrange their finance through unspecialised lenders. Anyone unsure about finding the right conveyancing professional and mortgage broker should consider partnering with a build advocate from the beginning to achieve the best outcome. A build advocate is an industry professional who supports buyers and investors through the new-build process. Geelong’s Rebecca and Steven Hall pioneered the build advocate concept with the successful launch of Ninedots Consulting in 2013. Ninedots was established to help buyers expertly navigate the build process with ease. The business has since been the

strength behind many successful new builds across Geelong. From support with sourcing and engaging a professional team to finding the ideal block of land, sourcing the best-fit builder, and project-managing the build through to completion, Ninedots supports clients every step of the way with unparalleled expertise and ongoing guidance. Whether it’s a volume-build design, a partial or fully customised home, or single or multiple townhouses or units, Ninedots takes the stress and unknown out of the process to save clients time and money while delivering an optimal build outcome. “We help clients to find their best fit builder while negotiating on their behalf across the areas of pricing, inclusions and contract conditions,” Rebecca says. “Our project management includes weekly contact with builders and fortnightly site inspections providing clients with the

ultimate peace of mind allowing them to enjoy their build experience” Although frequently assisting time-poor professionals, Ninedots has been structured to ensure support is affordable and accessible for first-home buyers and others on tight budgets. “For a stress-free, enjoyable build experience, build your team before you start building your home,” Rebecca says. Ninedots Consulting services include: construction finance coordination; conveyancing coordination; quote reviews and comparisons; contract and documentation reviews; land sourcing; subdivision; builder selection; project management; building inspections; investment support with coordination of property management and depreciation reports; and residential construction consulting. ● GEELONG COASTnew homes&land

Local Builders | Pivot Homes

Pivot in Vogue with new collection ONE of Geelong’s most awarded Custom Design and Construction Companies is breaking new ground by releasing its much awaited Vogue Collection of affordable, stylish, energy efficient homes. Pivot Homes was established in 1989 and is thrilled to introduce its Vogue Collection. Sales manager Peter Hall says the HIA Awards for Best Display Home and Best Custom Home is a great honour for the Pivot team. “It’s always nice to be acknowledged by your peers in the industry by the Housing Industry Association of Victoria”, he says. “However, our new ‘Vogue Collection’ is something we are very excited about. This range of smaller, pre-designed homes, ranging in size from 20sq to 24sq, combines everything Pivot Homes is known for. “The challenge we set ourselves was to create a new concept in home design making premium domestic architecture more accessible and affordable. “Our Vogue Collection was not designed like mass produced volume homes that typically look like hundreds if not thousands of other mainstream homes.”

That same feel you get when you walk into our Unity Drive Display Home is the same feel you can expect when you walk into any one of our Vogue Collection homes, Peter says. Passive design principles including double glazing, high performance wall and ceiling insulation, rainwater tank, ceiling fans and low voltage LED lighting were incorporated to maximise liveability while reducing your energy bills. “Our homes include a list of premium inclusions at no extra cost to you,” Peter says. “Inclusions such as raked ceilings, polished concrete floors, 2550mm high ceilings that are square set, bespoke spotted gum timber feature posts, frameless showers plus more are all standard”. The Vogue Collection pricing is expected to range from $320,000 to $400,000 mark. You can see most of the finishes at the Pivot Homes Unity Drive display, in Villawood’s Armstrong estate, or you can visit the company's website, pivothomes. com. ●

Pivot's sun-kissed Mount Duneed display features the type of design flair buyers can expect from the award-winning company's Vogue Collection.

Fabulous Finance | Bank of Melbourne

(Chrissie Francis)

Bank helps cultural diversity BANK of Melbourne has been making a difference to local communities all over Victoria since it re-launched as Victoria’s local bank in 2011. From homework clubs that help students stay on track in school to helping a family of Syrian refugees settle in Geelong, the local teams build relationships so the bank can provide support where it counts. The Bank of Melbourne team in Geelong is proud to work with not-for-profit community organisation Diversitat to support its clients as they make the region home. Diversitat supports more than 70,000 new arrivals to Victoria with services like refugee settlement, asylum seeker assistance, financial counselling and accredited training. Through its Geelong and Colac offices, Diversitat has helped create a thriving multicultural community in the Bellarine Peninsula since 1976. Bank of Melbourne regional executive Brendan Grenfell says his team loves to support the local community. “Bank of Melbourne supports our customers and communities in the Geelong region to thrive. We were delighted to support the 2019 Pako Festa as a celebration of multiculturalism in Geelong and we love working with Diversitat to help new arrivals to Victoria establish their lives here,” Mr Grenfell says. “Transitioning to a new life in Australia can be daunting, so having someone there to support you as you set up your finances can make all the difference. It might be something simple like giving customers a pre-loaded SIM card so they can register for internet banking with an Australian 26

mobile number.” Diversitat chief Michael Martinez sees how its programs support families every day. “Together, we can make a difference to hundreds of families as they settle in to our vibrant community, and make the most of living in this thriving part of Victoria. It might be providing financial literacy programs with Bank of Melbourne’s help, or guiding families as the kids settle into a local school”, Mr Martinez says. With Victoria’s population among the most culturally diverse in Australia, Bank of Melbourne has a dedicated Migrant and Multicultural Banking team that supports customers as they build their lives here. More than half of Bank of Melbourne’s 1200 staff speak more than one language. Like a quarter of Victorians, many are migrants themselves. The bank’s local executive team and advisory board are complemented by a Multicultural Business Advisory Council of business leaders with experience in local and overseas markets. Longstanding council members Jason Yeap and Jenny McGregor were recently joined on the Council by Hall & Wilcox Partner Eugene Chen and Harcourts Victoria property management chief Victoria Sadhana Smiles. Bank of Melbourne Chief Executive Michelle Winzer says the refreshed council shows a commitment to building long-term relationships with diverse communities. “For Bank of Melbourne, having diverse points of view is an integral part of the way we do business. To serve the local community, our team needs to reflect the thriving multiculturalism that Victoria is famous for”, Ms Winzer says. ●

Fabulous Floors | Carpet Court

Darren Palmer has great ideas for getting the most out of the warmth and comfort of carpet.

Dream styling with Carpet Court WITH the temperature dropping, there’s no better time to warm up your home with the season’s latest looks. According to Carpet Court’s style ambassador Darren Palmer, one of the hottest interior trends for 2019 is botanics. The botanical look is one that translates particularly well to Australian homes, says Darren. “We’re passionate about indoor-outdoor living in Australia, and this trend is all about bringing nature inside. The result is a fresh, relaxed look that’s easy to love.” “A pale timber floor with cool undertones such as Carpet Court’s Premium Oak in Arctic White creates a soft, easy-to-livewith foundation for this look, and contrasts beautifully with its rich, forest greens. Or, for a sumptuous feel underfoot, opt for carpet Carpet Court’s Wayfarer two-tone textured loop pile carpet gives you the rustic look of woven sisal, but with the softness of wool.” “The key to making this look work is not to overfill the space - you want it to feel light and airy,” Darren says. “Choose one or two statement features, GEELONG COASTnew homes&land

The right carpet makes the perfect complement to any decor.

such as a forest-green velvet sofa. Then, add in shelves and accessories in woven rattan and blonde timber, white plantation shutters from Carpet Court and plenty of greenery. "Finish off with touches of gold for a modern-luxe feel.” The beauty of today’s flooring, says Darren, is the vast amount of choices. “If you haven’t shopped for flooring in a while, you’ll be amazed at what’s available now. There really is something for every style, budget and home set-up."

With so many options, the first step is to consider how you’ll use the space, Darren advises. “Do you need something hardwearing, easy to clean, ultra-luxurious, or able to cope with the demands of children and pets? Once you’ve narrowed down your requirements, it’s time for the fun part - choosing a flooring style that will completely transform the look of your room and home.”●

Darren Palmer’s flooring style tips • Family friendly: if you have a children or pets, a level loop-pile carpet in a mid-tone neutral with some flecks of colour will be the most hardwearing and forgiving. • Grab a sample: carpet and hard flooring colours will look different from the showroom once you get them home. To work out whether a colour or timber finish is right for your interior, take a large sample home (Carpet Court has samples measuring one square metre), and look at it at different times of day and under various light conditions. • Consider your options: love the look of timber but want something lowmaintenance and more affordable? Why not consider timber-look vinyl or laminate planks, which give you the appearance of real wood for less and can often be used in wet rooms such as bathrooms too. Local Suppliers | Buildpro

Buildpro stocks Krause Bricks, which have featured in striking designs such as this at Monash University.

The local building supplies pros WITH a combined working history spanning more than half a century in the building industry, Arja and Ari Suomalainen know how to bring homes to life with unique materials. The couple have recently introduced Outback Sleepers into their already extensive range of building and landscaping supplies at Buildpro Geelong. The durable concrete sleepers are perfect for outdoor areas requiring a heavy-duty solution where other products are just not suitable, Arja says. “You can get the timber look without the timber issues, and smooth and textured sleepers are also available for a really nice, clean finish.” Already the sleepers, which are engineered to stack up to 4m high, are proving popular among home builders along the Surf Coast , Arja says. Also new to Buildpro, is a new range of porcelain pavers inspired by the beaches of Sydney. While made from durable porcelain, the pavers actually look like wood, Arja explains. The pavers are the “ideal look for our coastal location” and perfect for pools, entertainment areas, walkways and stepping stones, she says. They have already caught the eye of several developers browsing the store, Arja says. “They’re just stunning! I haven’t been as excited about a product as I am about these.”The tiles are available in three sizes and four colours and are on display at Buildpro’s Grovedale store. Buildpro has also added the multi-awardwinning Krause Bricks to its range. A third-generation family business GEELONG COASTnew homes&land

spanning 70 years, Krause Bricks has a variety of textures and colours to suit walls of all types. When it comes to cleaning and sealing brickwork and paving, Buildpro stocks GuardIt’s environmentally-friendly and safe range of cleaners and sealers, including Green Acid Replacement. Green Acid Replacement is a safe alternative to harsh acids in the removal of cement and mortar residue from a range of building materials, Arja explains. “We’re also local suppliers of Solutions Sealants and Mapei adhesives and grouts,“ she says. Buildpro Geelong has all your decking, cladding and screening needs covered with NewTechWood’s composite range made from 95 per cent recycled materials, including high-grade plastic and reclaimed wood fibres. The product has a 25-year limited warranty and is low maintenance, requiring no oiling or painting. Arja and Ari opened their Grovedale store, Geelong’s first Buildpro franchise, with co-owner David Hazle last June. Ari was an architectural draftsman and brick sales manager for 30 years before joining Buildpro, while Arja had worked in the local building industry for 23 years. “Buildpro are probably the most professional building and landscape supplier that I’ve ever seen and worked with,” Ari says. “They’ve got great buying power and an excellent supplier network.” The one-stop-shop for landscaping and building supplies is open 8am to 5pm Monday to Thursday, 8am to 4.30pm on Friday and 9.30am to 12pm on Saturday. ●
