WELCOME to the fifth edition of Homes and Land South East. With more and more families deciding to make the South East region their home each year, my team and I think it’s important new residents and those contemplating a move to this great region have a reliable, informative magazine to guide them through the exciting but daunting challenge of buying land, choosing a dream home design, engaging a builder and, lastly, decorating and landscaping. Homes and Land South East tries to demystify that process, with timely advice from builders, developers and other industry experts such as suveyors. At the same time we understand that not everyone fits into that new home buyer category. Therefore, in this issue we have continued to broaden our coverage to include retirement communities. No one knows more about the property market in the South East than Dean OBrien. A decade ago Dean and his business partner Darren Hutchins founded OBrien Real Estate. In a little less than a
decade the business has flourished and now boasts 27 locations throughout Victoria. In this edition Dean gives his insights into the property market, what is hot, what can buyers and sellers expect over the next 12 months and what drives his passion for all things property. In a class of its own From the wide entrance hall, to the spacious open living at the rear and the palatial second storey, the Langhorne 386 by Rawdon Hill is designed for those looking for versatility and space. Eden Facey-Smith and his great uncle Andrew Facey.
Fresh face from a familiar family Mature beyond his years, Eden Facey-Smith, sales consultant at Parklea, has property and development in his blood and his future. THE Facey name has helped develop the face of the South East and it seems with Eden onboard it will continue to do so for many years to come. Eden’s great-great grandfather, Frank Facey, established Frank Facey Real Estate in 1917. Facey Industrial Commercial has specialised in property development in the South East for over 100 years. Working alongside his great uncle Andrew Facey at Parklea for over a year and a half, Eden has high hopes for the future and is dedicated to helping the land developer create quality community estates. How did you get into working in Land Development? During high school I had a part time job at a supermarket. The work was repetitive. I knew then that I needed to start focusing on work that really interested me, in a place where I could continue to learn and develop new skills to build a career. I have always been fascinated by the way an area can essentially go from a blank canvas to a thriving community. It’s a really exciting concept. With my family connection, it was a no brainer that this was the direction I wanted to take. Andrew Facey is my great uncle and someone whom I admire for his internal drive and passion for land 8

development and I hope that I can match his high degree of professionalism and dedication to business. What do you enjoy about working in land sales? Working in land sales provides a fantastic opportunity to engage with a diverse range of people. Each has a unique story. I take great pleasure in knowing I’m helping people on their journey to living a great community lifestyle. Every day I get to experience something different, which is extremely valuable to me. As it is a position involving a high degree of interpersonal contact, I am continuously developing my social and communication skills, which are important both in and out of my career. What do you enjoy most about working for Parklea? Parklea is made up of a small team of people who are all extremely caring and genuine. No one is just a number at Parklea. I come to work knowing that I’m surrounded by a fantastic support network of people who are all equally passionate about the success of the company. It’s great to work with a team that operates with total transparency and honesty - virtues that I hold in high regard. I hold our
family legacy close to my heart, so continuing the legacy is extremely important and something that I will really strive for working at Parklea. What do you enjoy doing outside of work? Sport has always played a major role in my life. Tuesday and Thursday nights and early Saturday mornings have been occupied by sporting commitments for as long as I can remember. My passion is footy, but during school I also developed a love for tennis and basketball. I also love to travel. I try to get overseas at least once a year. It doesn’t matter if it’s a beach, jungle or city; I enjoy exploring all the world has to offer. What is one of your biggest achievements? Completing my first land contract signing is definitely a highlight. It gave me great confidence to work with clients all the way through to the final stage. Where do you see yourself in 5 years? I will be finishing my business degree soon. Once that’s all completed, I will focus on fulltime work with Parklea continuing to expand my knowledge in land development. Your dream starts with Nobelius Are you building, extending, subdividing or contemplating a knock down and rebuild? Then you will need the expertise of a licensed land surveyor. NOBELIUS is the largest single office cadastral survey firm in Victoria. Founded in 1996 by Rob and Chris Nobelius, today the growing firm is led by Rob, son Ben and third director, Tim Walker. All three are licensed surveyors. Nobelius, which is based in Pakenham, has made a name for itself primarily in small scale unit subdivisions. “Our skill set and cliental have recently grown and our involvement in large scale greenfield development is steadily increasing,“ director Ben Nobelius explained. “Focusing on the Eastern and South Eastern metro suburbs as well as the Mornington Peninsula, Bass Coast and West Gippsland regions, our projects range from single house builds to large 2000 plus lot developments.“ Surveying is an important but little understood part of the building process. Whether you’re building on a brand-new allotment, have bought in an established area and are unsure of the fence locations, wanting to rebuild/extend or looking to venture into a land or unit development, you’re going to need a Licensed Surveyor. “We are the link between design and construction,“ Ben Nobelius said. NEW ALLOTMENTS “The advice we give people first of all is to buy a shovel and tape measure, find your Title pegs and then measure between them to check 10

against your Plan of Subdivision,“ Ben said. “If they cannot be found or if there are any discrepancies contact a Licensed Surveyor who can sort it out. “More often than not builders will place the responsibility on the land owner to provide the Title pegs in the correct location in order for them to start works, so it is always advisable to get this sorted as soon as possible so site works are not delayed. “We can re-establish the true Title location and provide marks for builders. This is accompanied by a plan signed by a Licensed Surveyor detailing all the marks left onsite, the fencing and its direct relationship with the boundaries as well as the boundary and easement details and dimensions.“ This document can be used as legal evidence in a dispute. REBULIDING or EXTENDING The most common domestic surveying work is Title Re-Establishment and feature and level work. A surveyor needs to be engaged from the outset so the designer has a starting point. “We go out initially to map the existing conditions; services, trees, driveways, buildings, ground slope, etc. then the designer will use that as a base to design something for the land in regard to its specific opportunities and constraints. “Once the design is completed and the necessary approvals are gained, it is then back
to the surveyor to show a builder where the proposed works are located on the site.“ DEVELOPMENT Much like the ‘rebuild or extend’ it all starts with a surveyor providing an existing conditions survey to show a designer and council the current opportunities or constraints that exist. After the design is completed and approved, the subdivision process can start. This is again where you will need a Licensed Surveyor. “Within this process we work closely with the client, council and the servicing authorities. This can be an arduous process and early advice from a Licensed Surveyor is always great to set expectations.“ Staying true to its roots as a family business, the team at Nobelius is focused on customer service, maintaining great relationships with authorities and councils, staying abreast of technology and giving back to the community. “Over the years we have built a strong family-orientated culture that we’re very proud of. Mosaics for meditation As a creative outlet, mosaics have been said to act as a form of meditation by enticing the artist to forget the big worries and small stresses of life. WITH the potential to exist in almost any shape and form, mosaics can brighten up any room and add a bit of magic to every garden. And as renowned mosaic artist Brenda Pettit explained, the best part is you can add a personal touch to your home by creating them yourself. Having taught adult classes in painting and mosaic creation in a range of community centres for over 20 years, Brenda has a wealth of mosaic knowledge that has seen her participate in a number of commissions including projects featured at Casey Hospital’s Sensory Garden in Berwick. Lending her expertise to Home and Garden Magazine, Brenda explained how the different materials in which mosaics can be constructed with is of benefit to both artists and home decorators alike; with alternate tesserae suited to different items and areas of the home. “Mosaics can be made using numerous types of tesserae which are the small pieces to be laid on the substrate,” Brenda said. “These can include glass, ceramic and porcelain tiles, glass tiles, broken crockery (known as Pique Assiette) and anything that your heart desires. Stone, shells, marble and the like can all be used to make beautiful organic pieces.”
“So mosaics lend themselves to outdoor situations and can brighten up any garden. Floral stones, birdbaths, stepping stones, letterboxes as well as sculptural pieces are beautiful additions to the garden.” “But wall art and practical objects such as mosaic fruit bowls, candle lanterns and the like are equally appealing for the indoor environment.” For those searching for inspiration to begin their next mosaic, Brenda’s suggestions included practising designs with mindful colouring books as their shapes and patterns could be easily translated, as well as drawing on elements from the surrounding natural environment. “My inspiration comes from my surroundings, the beach, the sky, the flowers and creatures; I’m inspired by nature. I love the way the glass tesserae capture the light, the reflections and transition of light and colour in a piece, and the fact that it brings art into the outdoors,” Brenda explained. “(You should) be inspired by what you see around you. A bright outlook in turbulent times No one knows more about the real estate market in the South East than Dean O’Brien. Dean is the co-founder of OBrien Real Estate, which over the past decade has become one of the region’s fastest growing and most successful real estate brands. Homes and Land had a rare opportunity to get Dean’s insights into a rapidly changing market and what drives him. THE real estate industry faces challenges with falling house prices and tighter lending criteria. How have these two factors played out in the South East? These factors have played a significant role in the South East. Although our prices haven’t fallen as much as properties closer to the CBD, we’ve still seen an effect of late as buyers are restricted on the amount of money they can borrow which has caused demand to drop off. What advice would you give first home buyers looking to buy in the South East. What are the hot spots for first home buyers? First home buyers should be taking advantage of the current market in the South East. I’ve been in the South East for over 17 years and the area has developed amazingly and continues to grow. First home buyers should make sure they have their finance in order and understand this commitment. They should then look at areas that best suit them in terms of local amenities, schools, sporting facilities and work needs, as the South East has so much to offer. What advice would you give investors in the current climate? As we listen to the noise of changes to lending criteria and negative gearing tax benefits then now is the time to buy. Investors need to have schools, transport, health and community facilities close by. The South East 14

offers Melbourne’s newest and best in all of this. I have always believed that investment in the property market is a long term view so look at properties that are going to be attractive to the market 5 to 10 years from now. What advice would you give those at the other end of the market looking to downsize and are relying on equity to fund their retirement? There’s no doubt this is the hardest area of the market effected. If they a relocating closer to the CBD then it’s a great time. If they are relocating locally then I would suggest they talk to their agent and discuss the changeover cost and work out whether they need to change straight away or wait. I can’t see property prices increasing over the next 12 months plus, so now could be as good a time as any if this is going to support their needs. Why is the South East attractive to buyers? The South East is no doubt one of Melbourne’s most attractive areas. Primary, secondary and tertiary education facilities are all world class. There are many new health and community amenities offering specialised services. The region is located at the foothills of the Dandenong Ranges and a short drive to bayside. I believe the South East is Victoria’s premier location. In addition, housing is still affordable for first home buyers getting into the
market and families wanting their own home. What is your prediction for the South East over the next 12 months in terms of prices, rental availability and stock coming onto the market? I believe that current market conditions are stabilising. In the first quarter of 2019 we have seen that people are now realising that if they want to upgrade or move into their first home the market conditions offer opportunity, so more movement in the market has opened up more prospects. Lenders have released a little pressure and this has also filtered across the market. Agents are finding that properties that are presented well, promoted and priced accordingly are getting a lot of demand. What trends in the real estate industry do you foresee in the next five years? I believe the next five years will be similar to the five years following 2010 when we opened OBrien Real Estate. We had a market correction and then a growth pattern followed. I can’t predict when the growth will start, but I’m sure the population growth of Victoria, which is the highest in Australia, and Melbourne being the city of choice will contribute to growth in the South East as the region is still the most popular area to move to. Is the market consistent across Casey, Cardinia and Greater Dandenong or are there different markets operating within the region? The market is relative consistent. The real estate theory of location matters is true and these areas all have the location. With all areas having population growth and councils understanding these needs and supporting the growth by working on greater infrastructure and community living, we a seeing a similar pattern across these areas.

What is your prediction for the rental market over the next 12 months? The rental market is a consistent market place and currently we are seeing a lot of good properties achieving steady returns. There was a large amount of properties that came onto the market in late 2018 because of land titles and builders finishing these properties at a similar time. As these are now starting to be leased and occupied, the market is now comparable to any markets I’ve seen and the opportunity to invest is optimum at the moment in the South East.
What is your greatest challenge as the director of a rapidly growing company in a changing market? There are always challenges, some daily, monthly and yearly. We believe we have an ‘adapt to cope’ philosophy to all challenges whether in sales or the property management market. As we are in a service industry and dealing with a lot of people from across different areas and communities, this is often a challenge. So we need to be guided by our company values which are - family, mutuality, realising potential, embrace change, health and energy. This give us a road map for the future.
Who do you admire in the business world and why? This is a tough question. The easy answer would be a well-known, high profile business owner. But I truly admire all small business owners. No one will ever understand the pressure, energy, effort and commitment required to be a small business owner. Small business owners are the largest employers in Australia, are the largest business market in Australia and very rarely get support or acknowledgment for what they do. Why has OBrien Real Estate grown so strongly and so successfully in just 10 years? This is easy to answer - our people. We have a lot of amazing people in our organisation. When we started in Berwick in October 2010 we believed if we could get great people working for us and being proud to say they work for OBrien Real Estate we would have an impact quickly. THE new surgical unit specialises in treating injuries and diseases of the body’s musculoskeletal system, including the spine. The hospital has undertaken orthopaedic and spinal surgery for several years however significant growth in this specialty has required the establishment of a dedicated unit. Look further down the line Savvy South East house-hunters could save up to $300,000 by purchasing one stop further down the train line, according to the latest research from the Real Estate Institute of Victoria (REIV).
GIL KING (REIV CEO) REIV data shows that the biggest price differential could be found between houses in Clayton and Springvale, which are just one stop apart on the Pakenham, Cranbourne and Dandenong train lines. Clayton has a median house price of $1.025 million while Springvale’s is sitting at $725,000. There are also savings to be made by spending a few minutes longer on the commute between Officer or Cardinia Road
stations and the end of the line at Pakenham. Officer’s median is $625,000 while Pakenham’s is $501,000; a $104,000 differential. Buyers can find themselves ‘priced out’ of their first choice of suburb in Melbourne’s South East, but may be able to find their dream home at a more affordable price one stop down the line. You could save $77,500 buying in Officer, rather than Beaconsfield, or $17,500 purchasing in Beaconsfield over Berwick for example. The only anomaly in the South East, where property is more expensive one stop further away from the city on the train line, is between
Narre Warren and Berwick, where there is a $128,250 price differential in Narre Warren’s favour. Looking at the Cranbourne line, savings of around $97,500 can be made buying in Cranbourne (at the end of the line), instead of Clyde North, serviced by Merinda Park Station. Likewise, you could save $77,125 on a home in Lyndhurst, serviced by Lynbrook Station, rather than Merinda Park. A 'floating' masterpiece Ashford House at Upper Beaconsfield celebrates glass in all its view enhancing glory. ASHFORD House was built by Steve and Donna Bright, the owners of building company Exelcon and its sister firm, Graham Jones Design. Located on broad acreage, Ashford House was designed to nestle harmoniously into the hillside and, not only be at one with its surroundings, but also encapsulate the area's spectacular rural views. Design inspiration came from the traditional farm-style Colorbond shed. Steve and Donna bought their 48 acre property four years ago. The main residence is a new build, while one of the two original homesteads has been renovated and extended as a manager's residence. "This is a horse property so we wanted a home with a barn-type feel. We wanted to capture the magnificent views, the light and make the home open," said Steve. "We love the site and the simplicity of the design." The floor plan consists of four bedrooms, three bathrooms, a gym, butler’s pantry and

a spacious kitchen, dining and living room forming part of the entertaining and alfresco area. The Brights wanted to incorporate floorto-ceiling windows that could run seamlessly along the length of the house. Excelcon worked closely with Stegbar to customise windows to the specifications required. “At the time, Stegbar was developing a new innovative range called Alumiere, which became an integral part of the design - both aesthetically and structurally,” Steve explained. “We wanted the windows to provide vast open living spaces, while maintaining minimal visual impact from structural elements.” To seamlessly bring the outdoors in, stacking doors allow Steve and Donna to take advantage of the alfresco space all year round. “In winter, we can keep the doors closed and still feel connected to the outside due to the large panes of glass and unobstructed
views. During the warmer months, we can completely open them up and create a cohesive transition from inside out,” Steve explained. Working collaboratively with Stegbar, a method was developed specifically for the Ashford House project, in which the windows and doors could provide lateral and crosssectional strength to the home’s structure appearing as if they’re holding up the home’s entire structure. Traditional shed gable roofs are located at each end playing harmoniously in with the spectacular rural site. The low profile and understated façade and external materials are unimposing, while the recessed slab seems to make the house float. Steve and Donna moved into their new home two years ago, and have loved watching the landscape change with the seasons. "The sunsets are sensational. The view blows your mind. We love it," said Steve. ●

Native flower power Kangaroo Paws are popular in gardens all over Victoria. No where is the display more spectacular than at the Royal Botanic Gardens Cranbourne. Manager of Horticulture John Arnott gives his tip for growing these arresting natives. FROM late spring through most of summer, displays of Kangaroo Paws, Anigosanthos species, are a floral highlight of the Cranbourne Gardens. They feature in a number of locations in the Australian Garden including mass plantings in the Red Sand Garden, Cultivar Garden and in display gardens across the site. Kangaroo Paws are herbaceous perennials with strappy foliage and unusual, hairy flowers that range in colour from yellows to oranges and pinks to reds. There are even green flowering Kangaroo Paws and recently breeders have created interesting lilac coloured forms. In 2015 Anigozanthos ‘Landscape Lilac’ was officially launched at the Cranbourne Gardens and can be found growing strongly in the Future Garden opposite the Rock Pool Waterway. There are 20 different Anigosanthos in the wild. They all naturally occur in South West corner of Western Australia. Most of what we grow as garden plants are selected forms, cultivated varieties or hybrids. There are a wide range of plants available in nurseries, but it should be noted that these plants vary widely in terms of longevity, ease of flowering and growing. Generally speaking, the taller growing Kangaroo Paws are longer lived and much more reliable in South East Australian conditions, than their smaller growing relatives. I would recommend growing Anigosanthos flavidus cultivars or hybrids such as “Bush Endeavor’, Bush Pioneer’, ‘Orange Cross’ and ‘Big Red’. Almost all Kangaroo Paws appreciate good drainage and whilst many are drought tolerant, strong flowering through the summer months is promoted by moist soil conditions. Regular watering during extended dry spells is beneficial. Growing plants in full sun will achieve the best overall results. Kangaroo Paws are also reasonably heavy feeders. Regular applications of appropriate native plant fertilizers will ensure steady healthy growth through the season. Kangaroo Paws can be affected by a fungal disease called ink disease which discolors the foliage and in extreme cases can even kill plants. The good news is that the taller growing varieties including those listed previously are generally more tolerant of the disease. The best way of managing ink disease is to cut back plants every year or so after flowering. A hard cut back keeps plants clean and healthy but also has the great benefit of greatly increasing longevity. When we refer to cutting plants back hard we mean really hard! Many experienced growers will use something like a motorised line trimmer to remove practically all the foliage to just above ground level. In your garden using secateurs or sharp hedge trimmers to cut plants back would be fine. Really vigorous growing plants would SOUTH EAST homes&land

also benefit from being dug up, divided and replanted. This technique allows for any excess divisions to be replanted elsewhere in the garden, or even given away to friends or neighbours. At the end of the season flower spikes should be removed. Please note that some people may be allergic to the dried flower hairs. If this is a concern we would advise to wear a long sleeved shirt, gloves and a dust mask. Kangaroo Paws can be grown in containers, indeed this greatly increases the range of plants that can be successfully grown. Container gardening is also an effective way of
greening a courtyard or patio. Key to successful container growing is to ensure regular watering as pots dry out much faster than garden soils. Other benefits of growing these plants in your garden is that the taller growing varieties make excellent cut flowers and that all Kangaroo Paws are wonderful for attracting nectar feeding birds. Respecting the landscape Nestled in the heart of the Australian countryside is Belinda Carlile and Steve Mitchell’s American farmhouse. But don’t be fooled by the naming of its architectural style. As REBECCA SKILTON discovered, this sophisticated and welcoming home is the epitome of modern rural country style, embracing a classic look with bright interiors and a rich family history. PERCHED on 16 acres of prime agricultural land is Belinda and Steve’s “farmhouse“. Unmistakably American in its styling, the exterior of the weatherboard home boasts a wrap-around porch, second-storey dormer windows, post and rail fencing and a complementary barn complete with a weather vane and sliding barn doors. The home was designed by Belinda over more than a decade, and was fashioned to accentuate the beauty of the surrounding landscape. 26

It’s a landscape Belinda knows well, having grown up on the property prior to its subdivision - back almost 45 years ago when it was her family’s thousand acre farm, Caramar. “We ran Herefords and later sheep and thoroughbreds,” Belinda said. “Dad managed the whole property but it was owned by my uncle who was more of a city guy. The original homestead was the old style that had a chimney in each room. It was massive, just like the old homes. “But in 1973 it burnt to the ground. Back
in those days, there was only one telephone and that was in the main house. One of the farmhands came up to use the phone and left his cigarette burning on the windowsill. “There wasn’t a thing left. Dad tried to save things but even the fences went up. The only thing that was saved was the cat.” With help from the local community, the Carlile’s rebuilt their home, which still stands today, on the same site. Belinda and her family continued to live in the home until 1981; moving only after her uncle fell ill and SOUTH EAST homes&land

Steve and Belinda. subdivided the property into several new titles. The Carliles moved to a house relatively close by, and Belinda finished school and became a registered nurse - a job that would take her across the world - and ultimately, closer to her dream home. “I worked and lived in England for two years, Saudi Arabia for five years and the states for a couple of years. But it was when I was in the States that I got my ideas for design and what I liked. I carried around this massive scrapbook and everything that I found that I loved I would put in the book for later,” she said. “I took things out of magazines, I would rip pages out of here and there and took a photo of this and that ... anything I liked went in there.” However, it was a trip to Florida that inspired Belinda the most, the then 33-year-old finding her style in the form of an extended family member’s “farmhouse”. “I was in Florida; we were in the middle of horse country. We were staying with a cousin, Karen, and she had what she called an ’old farmhouse’ and I just fell in love with it - I wanted it desperately,” Belinda said. SOUTH EAST homes&land
“I then looked at this American site online called houseplans.com and they had every style of house plan you could think of. I found this farmhouse that looked a bit like Karen’s so I ripped it out and put it in my scrapbook and I knew then that that was the house I was having.” Over 20 years after the Carliles had moved from Caramar, Belinda returned to Australia on holiday when she was walking past a Bunyip real estate agency and recognised a block of land for sale. The 16 acres she spotted was a further subdivision of her family’s former farm. She instantly put a deposit on the property and a year later, in 2005, Belinda and her husband Steve began their plan to build. “We got our heads together and started to plan what we were going to do. For no apparent reason, Steve just trusted my judgment. He gave me a lot of room. I was really very lucky I didn’t have someone looking over my shoulder the whole time. But he was always listened to if he had an opinion,” Belinda said. “And it is still the house I originally wanted, just with a few changes.”
Designed to take in the best views of the property’s northern landscape, the home is bright and light-filled, yet homely and welcoming in a way that can only be known as ‘country charm.’ Upstairs is a kids’ haven; with the whole second floor dedicated to Steve’s three children. Downstairs is open and airy, with the lounge, kitchen and dining space designed as open-planned living. To the west of the house is an in-ground pool and pool house; the perfect outlook for Belinda’s hand-picked kitchen. “I found this kitchen in British Home Beautiful while I was in Saudi Arabia - I ripped out the page, put it in my scrap book and held onto it until I got home. When we were building I said to my brother, Darren, who renovates kitchens and bathrooms; ‘See this? You do this’,” Belinda said. “He knows better than to ever argue with me. He couldn’t change my mind on anything so he gave me exactly what I wanted.” With fluted wood cabinetry, colonial windows, timber splashback panelling, a butler’s sink and Caesar stone benchtops, AUTUMN 2019

Belinda’s kitchen is as inviting as the rest of her home. With all appliances able to be stored away and out of sight, the kitchen is the centrepiece of the house, having hosted numerous gatherings within its walls. However, without the streamlined appearance of a modern home, Belinda admitted that there are some compromises that have to be made in order to achieve the true character of the American farmhouse. “I love the style of the homes in the States but these are houses you have to keep clean because dust settles on ridges and crevasses and of course it’s white,” she said. “Everything is a compromise though. You either want something that has huge character and you need to clean it often or you want something that doesn’t need a lot of cleaning and is sleek and streamlined.” Since completing their house, Belinda and Steve have added a complementary two-storey barn, pool house and paddock boxes for their horses. The garden is made up of nonindigenous plants, creating a permanent oasis. It’s a move the couple have done intentionally, as they are both ‘married to their work’ as a vet and nurse. Unable to take frequent holidays, the pair has instead brought the holiday to them, creating their dream home on the land they love. “I always wanted to be on the land - I never wanted to do neighbours,” Belinda said. “And the land doesn’t sell itself to a modern home - it just doesn’t work. I didn’t want to
reduce the beauty of the area by just putting in a brick or modern house - there’s nothing wrong with them, they just don’t really work that well on the land - in my opinion anyway. “And it was funny. My neighbour had the same idea. He had built first and he looked over the paddock when I started and said; ’She better not be doing anything ugly; she better be respecting the landscape’. Sure enough, as the house developed, he said; ’Nah, she’s okay it’s all good’.” ●

Colour is key to a happy home Belinda Menzies knows what it is like to decorate a new home from scratch. Last year Belinda and her partner Tim built their first home in St Germain. Here Belinda shares her tips on choosing colours.
WHEN designing your colour scheme for a new home there is much to consider. Now before we hit the panic button here are some important things to contemplate before you start. How do you want your home to look? Is there a type of style you just can’t get out of your head? What type of materials are you hoping to use throughout the home? Colour is an amazing illusion, it can evoke so many different emotions, thoughts and feelings. Most importantly think about how you want to feel in your home. Generally, there are two types of colour pallets, cool and warm. Warm colours generally offer undertones of orange, yellow or red, while cool colours reflect undertones of green, blue or purple. Without even being aware of it there are certain tones and colours that really draw us in. The more you think about it the more apparent it becomes. Cool tones will offer a clean, crisp design, usually quite neutral, black, white and grey, but will allow for easy adaptability with trends. Warm tones will generally be less flexible with trends, but it will offer a richer use of colour with a contrast that is soft and subtle. Your personal style impacts the type

Different styles typically use set colour pallets that compliment. Hamptons for example is open and light with muted tones whereas contemporary uses a lot of clean lines and very apparent contrasts. Using imagery is a great way of determining what type of style you like or fit into. Moving into Autumn and Winter colour trends move more towards the warmer earthy
tones using combinations of lush green, chocolate, umber and sienna. This creates a fun, bright style and, when paired with a softer palette of green-based grey, it generates the perfect pairing for these nature-based hues. A very simple and cost-effective way to stay on trend is by using accessories. These can be seasonally changed over or accessories that fit in with the scheme of your home all year round. Easy ways to add colour are with throws, cushions, rugs etc. You can also use floral arrangements to tie in the season's colour pallet. If you want more impact in your space paint is always a great option. Bold feature colours are on trend and being used more and more in design schemes, concepts and imagery. You can use multiple colours throughout your home, just be sure to keep them in the same tone, so you still create home harmony. Don’t be afraid of colour I believe colour truly affects peoples’ moods. As the artist Paul Gauguin said - “Colour! Comforting colours for Autumn This Autumn, design trends will embrace a rustic-luxe look, with rich, natural colours, mid-tone timbers and simple yet sophisticated styling. AS the weather cools and our thoughts turn to retreating indoors, the look is all about bringing the outside in and creating cosy, joyful spaces that nurture and inspire. Set against a backdrop of warm timber and honeyed leather, expect to see soft greygreen - this season's 'new neutral' - paired with shades of olive, dusty pink, and invigorating accents of rich, blue-green and ochre to create a sumptuous look that's grounded in nature. Elegant and functional The Greeks were known to use louvered window furnishings made from marble. These were the first prototypes of today’s phenomenally popular plantation shutter. The shutter was believed to be introduced to the Americans by the Spanish where they became a feature especially in the South in the grand homes of the sugar and cotton plantation owners. Hence the name plantation shutters. In more recent times shutters have been manufactured from faster growing and less expensive materials including MDF, laminate, Paulownia, Basswood and various types of engineered wood and PVC, making shutters more affordable. Ozzie said powder coated aluminum shutters are also available and are a great idea for alfresco areas of the home. “Other materials are being tested to manufacturer shutters such as rubberwood. Due to the demand of the product even the stocks of timber being used is exceeding the resource available which is why governments have introduced laws to regulate the timber to be used for the manufacturing of the product including planting replacement trees that are fast growing so the industry is environmentally conscious.“ Ozzie said quality can vary greatly depending on materials and manufacturing and that consumers needs to be aware that all shutters are not the same. Ozzie’s top tips when considering shutters: • Timber shutters will perform better than PVC versions due to their strength and light weight. • PVC shutters are heavy due to having a metal core as a result PVC is not suited to large windows or panels as the weight will make them sag and more difficult to open

Handy tips for garden planning Properly designing and planning your garden is a crucial part of its overall success, and when in development, your lawn should be a major consideration. Lawn Solutions Australia has some handy tips for how to best get started when developing a garden and lawn. HOW much lawn you will have will depend on a number of factors. These include environmental factors (how much sunlight versus shade do you have in your garden? What soil type do you have? Putting together a scale drawing on some graph paper is an excellent way of getting your garden plan in order. Clearly mark all the main features, existing and proposed, house, paving, driveway, deck, shed, pool, garden beds, and of course your lawn. Typical scale sizes for residential landscaping plans are 1:50 and 1:100. At a scale of 1:50, 1mm on the plan represents 100mm on the ground. A scale ruler is an essential tool for this sort of work. Once completed, a scale drawing makes life a lot easier when calculating areas, volumes and quantities for the various components, such as the turf. Adding some colour to the plan helps clarify the different areas and makes it easier to read. When planning your garden, it’s also important to get the right balance between
hard surfaces like paving and decks and your garden beds and lawn. It’s also important to have soft and hard surface ratios in your garden. The percentage of hard and soft surfaces is allocated for your property by your local council. This is particularly relevant for new homes, renovations and extensions where BASIC’s requirements give more credits for lawns to reduce costly stormwater. Hard surfaces prevent water from absorbing into the soil, resulting in more water to run
off, which in turn puts more pressure on the stormwater system. This can lead to flooding, which can be a very nasty business. Available water, mowing and general maintenance may well influence the size of your lawn. CORELOGIC Data released on 1 February 2019 shows dwelling prices fell in January. The median dwelling price fell by 1.0 per cent nationally to be 6.1 per cent below the peak in late 2017. This was led by Sydney (-1.3 per cent in January and -12.3 per cent from its mid-2017 peak) and Melbourne (-1.6 per cent in January and -8.7 per cent from its late-2017 peak). There are numerous factors impacting the housing market at the moment, including a credit squeeze created by restrictive lending practices, but the overwhelming impact on house prices over the past year has been the record volume of new home building. growth in a single year and 82 per cent in six years to the end of 2017. Since 2014, Australia has built an unprecedented volume of new homes and we are starting to see affordability indicators improve. More important than house prices, the stalling of rental price inflation over the past year is the most important indicator that tells us that the pent-up demand for new housing in Sydney and Melbourne has now been met by a record volume of new housing. There have now been 14 consecutive quarters where rental price growth has been below inflation. This is great news for renters.
