Whether you’re building on a brand-new allotment, have bought in an established area and are unsure of the fence locations,
wanting to rebuild/extend or looking to venture into a land or unit development, you’re going to need a Licensed Surveyor. “We are the link between design and construction,“ Ben Nobelius said. NEW ALLOTMENTS “The advice we give people first of all is to buy a shovel and tape measure, find your Title pegs and then measure between them to check against your Plan of Subdivision,“ Ben said. “If they cannot be found or if there are any discrepancies contact a Licensed Surveyor who can sort it out. “More often than not builders will place the responsibility on the land owner to provide the Title pegs in the correct location in order for them to start works, so it is always advisable to get this sorted as soon as possible so site works are not delayed. “We can re-establish the true Title location and provide marks for builders. This is accompanied by a plan signed by a Licensed Surveyor detailing all the marks left onsite, the fencing and its direct relationship with the boundaries as well as the boundary and easement details and dimensions.“ This document can be used as legal evidence in a dispute. REBULIDING or EXTENDING The most common domestic surveying work is Title Re-Establishment and feature and level work. A surveyor needs to be engaged from the outset so the designer has a starting point. “We go out initially to map the existing conditions; services, trees, driveways, buildings, ground slope, etc. then the

DEVELOPMENT Much like the ‘rebuild or extend’ it all starts with a surveyor providing an existing conditions survey to show a designer and council the current opportunities or constraints that exist. After the design is completed and approved, the subdivision process can start. This is again where you will need a Licensed Surveyor. “Within this process we work closely with the client, council and the servicing authorities.
