HELP FEED THE NEEDY PARKLEA’S Winter Food Drive is on again this year, with locations throughout the Cardinia Shire welcoming donations. Now in its fourth year, the annual Food Drive provides residents with the opportunity to donate non-perishable food and personal hygiene products to help those in need. During July and August, local residents can drop non-perishable food and personal hygiene products to Arena Café at Arena Shopping Centre, the Timber Mill Café or the Timbertop Land Sales Office in the Timbertop Estate, the Kaduna Park Land Sales Office and Cardinia Life (Aligned Leisure) in Officer. “With the support of local businesses, we hope to provide more families with muchneeded food throughout winter,“ said Jarod Mills, Sales and Marketing Manager at Parklea. “We encourage local residents and businesses to give generously, and thank them for their continued support,” said Mr Mills. All Food Drive donations will be distributed

via Windermere, a Narre Warren-based community service organisation and charity that supports vulnerable local families and individuals with food, shelter, counselling, training and financial assistance. Windermere Fundraising Coordinator Belinda Barker said Windermere was delighted to be working alongside Parklea this year, and hopes local businesses and residents can give generously. Items most needed by Windermere are non-perishable foods with reasonable expiry dates, such as tinned fruit and vegetables, tuna cans, legumes, long-life milk, pasta sauce, dry pasta, soup, rice and other grains. Pairing donations and suggesting uses for them is also welcome, such as donating dry pasta with tinned pasta sauce for spaghetti bolognese. Personal hygiene products would also be valuable donations. Local businesses will accept donations for the Winter Food Drive until mid-August. Find out more at parklea.com/ winterfooddrive ●

HOME FOCUS

165.4 ACRES OF PEAT LOAM COUNTRY A strategic landholding at Bayles within ten minutes of the important centres of Pakenham and Kooweerup is listed for private sale by Rodwells Ruralco Property agent Ray Cullen. With a land area of 66.77 hectares, or 165.4 acres held in four titles, the property known as 980 Main Drain Road has about 620 metres frontage to the Bunyip River along Main Drain Road. While the sale price is negotiable based on $2.9 million, the property features the coveted black peat loam soils for which this district is revered, especially by asparagus and more recently strawberry and other crop enterprises. Historically the property was operated as an organic dairy farm but it then changed hands and the property is under a negotiable lease currently with another dairy farmer as a dry herd turnout block. The property is subdivided into 25 paddocks with established tree breaks along the fence lines. Selling agent Ray Cullen says that with its clean pastures and a large water trough in every paddock there is significant grazing potential, while the location is only ten minutes distant from Racing.com Park (or the Pakenham Racecourse) at nearby Tynong. “The current grazing lease could be continued by negotiation if the purchaser requires, while there is also rental of $400 per week from the tenant occupying the original three bedroom brick veneer homestead on the property. “Combined these two leases provide a

worthwhile holding income and could be continued while future development or new use plans are formulated”. Mr Cullen said that in addition to the home there was quite a bit of useful infrastructure that related from its earlier dairy farm use. These include two haysheds, a lock-up machinery shed, a set of cattle yards and the now disused original dairy building. The property has a three-phase power supply with irrigation plant plus a current 20

megalitre water license to pump from the Bunyip River. Mr Cullen said that several neighbours were engaged in intensive horticulture including asparagus production on the next door holding. “This type of highly productive land with well drained soils just don’t come along for sale in this highly valued district and here there are significant opportunities for the purchaser to implement a range of farming options”. ●
