Michael, Shaun, Karen and Edith Inguanzo are happy with their country lifestyle in Drouin.

When the country calls Keen to leave the quickly developing suburbs of outer Melbourne, Shaun and Karen Inguanzo decided to move to the county. The family of four hasn’t looked back. SHAUN and Karen moved to Drouin from Pakenham in August 2016. The couple was sick of the “fish bowl“ effect and wanted more space for their growing family. “In Pakenham people could see into our backyard and us into theirs. It felt like we all knew what colour undies each was wearing as the best views we ever had were of each other’s clothes line,“ Shaun said. At the time Shaun was working in the city so the couple focussed on finding their dream home with acreage in Drouin or Warragul because of the established transport links with Melbourne. “The further out from Pakenham the more we felt we were truly in ‘the country’. Warragul is a large town and Drouin is set to grow, too, but at the time it was still possible to afford acreage as a young family in Drouin, though not so much now - that’s how rapidly the area is growing.“ Their first child, Michael, was born two months after they moved, so at the forefront of their minds was the type of lifestyle they wanted for their children. It wasn’t easy to find a property they both loved, and when they did, they quickly found they weren’t alone, competing against other buyers also looking for a tree change. “ I would say you need to start looking well before you buy, and keep an eye on the market in case something you really like comes up - it’s a much different experience to buying a house in a suburb where there’s more choice or options for the type of things you’re looking for,“ Shaun explained. The couple say the extra space has afforded them a healthier outdoor lifestyle 14

and they are a lot more active than in suburban environment. “It’s also much cheaper in that you’re doing tasks on your property such as planting veggies, mowing the lawn, feeding animals, as opposed to having to pay to entertain the kids all the time when you go out,“ Shaun explained. “Overall, it’s a healthier lifestyle that is also more productive - but it can be hard work and is certainly not for everyone.“ Challenges include managing things like vermin, including flies and mosquitoes which are far worse in summer, and the winter is colder by a couple of degrees in West Gippsland. There’s also the increased risk of bushfire so staying on top of keeping their property clean and tidy is a year-round effort. Shaun now works in Warragul, just 10 minutes from home, saving him 15 hours of

train travel each week. He says internet connectivity is better than it was in Pakenham and online shopping means the family can order anything from anywhere and have it delivered. “And the community out here is lovely very inclusive and friendly. As it grows, the challenge will be for it to stay that way.“ The family is now very much part of the Drouin community and regret little about leaving the suburbs. “For me, I decided that success was not working your way up the corporate ladder in Melbourne - it was finding happiness in what I did, and being there for the ones I love,“ Shaun said. “A move to the country, both residentially and for work, has been a great move to achieve better work-life balance.“ ● SOUTH EAST homes&land

Premium drops on your doorstep There aren’t many suburbs where residents can boast that they have a winery at their backdoor - but the south-eastern suburbs are pretty lucky in that regard thanks to D'Angelo Estate Vineyard. TRAVELLING through Officer along the highway, curious drivers may spy neat rows of vineyards amongst the suburban rooftops. It’s a glimpse of D’Angelo Estate Vineyard, the wine-lover’s paradise that awaits within walking distance of the burgeoning housing estates. D’Angelo brings premium boutique wines to Melbourne’s South-East, and is nestled amidst beautiful gardens, vines and olive trees. From the top of the hill on which the estate sits, visitors can enjoy views out to French Island and Westernport Bay. Owner Benny D’Angelo, who is the winemaker, bought the property in September 1999. He planted the first vines in January 2000 and opened the cellar door in 2013. Slowly but surely the estate has grown in popularity, serving gourmet homemade pizzas, tapas-style platters, finger food and pasta. D’Angelo Estate Vineyard is a family-run business, with the support of Benny’s wife Sabrina who manages the front of house, son Domenico managing the kitchen and maintaining the vineyard and gardens, and daughter Antonietta, a doctor, who manages the tasting room. Benny’s philosophy in winemaking is “to grow the best grapes that the area can produce, and the wines will speak for themselves.” Producing excellent wine is something D’Angelo prides itself on. More than just a restaurant, D’Angelo is a working winery with a brand new private tasting room for visitors to sample the winery’s full range of locally made wines. Benny describes the new tasting room as “a room where he can showcase his wines to the visitors that come to the estate“. Visitors can choose from three tasting experiences offering samples of eight to 10 wines: an entry level tasting, an estate tasting and a premium red tasting, ranging in price from $10 to $25 per person. If guests choose to purchase a bottle of wine after they have tasted them, the tasting fees are waived. There’s no need to book for tastings; Benny says guests can simply drop in when the cellar door is open on Saturdays and Sundays, from noon til 5.00pm, to sample the portfolio. The tasting room can also cater to private tastings of 30 to 35 people, conducted by Benny himself, and the restaurant and cellar door is available for small functions and parties. All wines are made on site and are vegan friendly, with minimal preservatives and herbicides used during the grape growing process. “Our wines are all made in small batches, and we aim to make the best premium wines we can,“ Benny says. Mrs McDonald, our Director of Student Growth has embarked upon a 12 month research journey, exploring how the successful project based learning curriculum of the 21st century program may be implemented at Senior levels. The outcomes of this research will have significant 30

outcomes for our teaching and learning programs at all levels as we consider how to best engage our students with learning, grounded in real life challenges and obstacles. Ms Cook, Head of Senior Boys, recently presented the outcomes of her 12 month research project into the promotion of positive models of masculinity through story and narrative. Further indication of Ms Cook’s expertise in this area was provided when she presented a workshop on the ’Growing Good Men’ Project at Berwick Grammar School. In recognition of her ongoing leadership in education, Ms Lauren Cook has been

awarded a prestigious honour in being named as one of The Australian Council of Educators New Voices in Educational Leadership Scholars. This award is presented to young educators making significant contributions in their fields and provides wonderful recognition of Ms Cook, and also the work of the team at Berwick Grammar who are engaged in the wonderful work of not only teaching boys but striving to reach them through emotional connection and role modelling. A home with a view When it comes to renovations, there are few as remarkable or tranformative as that of the Keenan Residence in Narre Warren East. LOCATED on a remarkable rural site, the renovation transformed a small, tired house into an open and spacious home where vistas are celebrated throughout the space. Nestled in a quiet valley, only minutes from the outskirts of sprawling suburbia, the Keenan Residence is place where the inhabitants can come home and unwind with a sense of seclusion from the outside world.

The renovation was designed and overseen by Beaconsfield firm Graham Jones Design. Director Jarrett Drake, said the brief from the owners was to capture and celebrate the views throughout the entire space. “With a focus on relaxed living, low-

maintenance and an ability to capture the rural landscape, the Keenan Residence was to provide somewhere the owners could come home - relax, unwind and eventually retire,“ Mr Drake said. “The existing pool was transformed into an exclusive underground cellar, with an entrance that adds a sense of drama and excitement to the space.“ The outdoor spaces were orientated to the north to celebrate the sprawling views. Mr Drake said the floor plan was designed so that every room had access to the remarkable vistas with large spans of glazing used to capture uninterupted views. He said the home’s low profile was well-

suited to the sprawling terrain, whilst its dark hues, featuring Scyon, Colorbond and timber, embrace the tone of the surrounding environment. The design incorporates passive heating and cooling techniques and features strategic eaves to the elevations and doubleglazing. The entrance to the underground cellar seamlessly appears from the floor and a secret staircase entrance guides you to a private and sophisticated bar and entertainment area. Mr Drake said determining the best location for capturing and celebrating the site’s spectacular views throughtout the

home, while also incorporating the existing building was the foremost challenge for the design and siting of Keenan Residence. “Ensuring the footprint was posititioned to totally and utterly realise the special views were essential to the conceptual design.

Mr Drake said the grandeur of Keenan Residence served as a contemporary reinterpretation of the country landscape. “The minimalist façade and exterior finishes let the inhabitants engage with the landscape – while simultaneously taking

advantage of the dramatic views, the privacy and adding a feel of tranquillity. From all aspects, the house embraces the landscape.“ The home has been shortlisted for this year’s Building Designers Association of Victoria’s annual Building Design Awards. ●

When the winter heat is on Entertaining in the colder months can be a pleasure when you have a source of warmth to create ambiance and comfort. AL FRESCO areas can be easily adapted for winter entertaining with the addition of a gas or electric heater, fit pit or chiminea. Outdoor heaters are a great way to keep snug and warm when entertaining outdoors. Gas heaters are ideal for decks and patios. They are portable, cheap to run and come in a range of sizes, from free standing options to table top heaters. They give out a radiant heat which is easy to control. They are also clean burning and odourless. Some gas heaters can been incorporated into a natural gas line, but portable heaters need a propane gas bottle. Gas bottles typically last for 8-9 hours. ELECTRIC HEATERS Heatstrips are stylish and favoured for their attractive design. Mounted in the ceiling, they also provide radiant heat making them energy-efficient, with running costs starting from just 30 cents per hour. A small space may only require one Heatstrip but multiple units can be installed to heat larger areas. Timers can be used with some models so spaces can be preheated before guests arrive. FIRE PITS Fire pits are right on-trend at the moment and are great at providing 360 degree heat. It is hard to beat the flicker of a natural flame for creating ambiance and a cosy glow. Ethanol fire pits are portable so you can easily move them around your garden or deck. Fire pits come in a variety of bowl shapes and sizes and make a great focal point in a garden. Make sure you have access to a steady supply of wood and remember fire pits can be a bit smoky. 36

Fire pits need to be positioned on a flat, level surface on a non-combustible surface such as a concrete paver well away from the house. Ethanol fire pits are also available and have the added advantage of being portable. CHIMINEAS Traditional clay chimineas are front loading fireplaces with the advantage of retaining heat and their chimney and flu direct smoke upwards away from food and guests. Historically chimineas have been made out of fired clay and used for heating and cooking. These traditional designs can be traced to Spain and Mexico. Fire wood is most commonly used for fuel, though charcoal and ethanol can be used in some types of chimineas. There are a few things to remember when deciding on outdoor heating options:

1 Always ensure there is a safe distance between the roof, walls, any outdoor furniture and your heating appliance. 2 Install a bed of sand or gravel beneath a fire pit to create a level surface and allow water to drain freely. Fire pits placed directly on pavers can cause soot and ash to discolour the pavers. 3 When thinking about seating around a fire pit of chimeneas consider timber or stone furniture that can be moved closer or further away from the heating source. Once a fire gets going it can give off quite a lot of heat and guests may want to move further away. 4 Think about what style will suit your home. Is your home modern, rustic or heritage in style? WINDOW furnishings are not an everyday purchase and what you choose will be a part of your life for many years so it is important that you get it right. There are so many products to choose from so it is important the product is right for its intended use. Do the curtains or blinds need to provide privacy, sun control or light control? Is black-out important which is different to block-out which is more commonly known in the industry as room darkening. People who are night shift workers and don’t like light coming through during the day need to focus on products with superior black-out. For these people shutters are not ideal. The installation method is another aspect to consider. Window furnishings can be installed in the reveal of the window, on the architrave or above the architrave. There are many methods of installation and the product selected can influence what needs to be done to achieve the best result.

Budget is always an important consideration. Quality materials will last a lot longer and look better for longer. Quality products are also less likely break down or have any unforeseen issues. Decorate to a tribal beat Adding an African feel to your home with a touch of tribal is easy according to interior designer Rianna Groenmeyer. I have always had a fascination with tribal design and indigenous art from cultures around the world. Traditionally, tribal art has been adopted for religious or ceremonial purposes. In todayâ&#x20AC;&#x2122;s modern western world we tend to see only tribal influence. With my interior design background, I have recently started taking tribal attributes and using them as accents in my designs, thereby creating something that will complement the 2019 trends. I have also adopted a new hobby painting furniture - and have now taken it to another level allowing me to refresh a range of minimalistic, made-over/upcycled deco with a tribal aspect. I use everyday pieces around the house and old and unwanted deco that no longer suits todayâ&#x20AC;&#x2122;s interior styling. There are many items around the home that can be repainted to fit the tribal theme including vases, boxes, table runners and planter boxes. You can even add a small strip of pattern to scatter cushions or a tablecloth. It is very important however not to overdo pattern as it can also get to busy and uneasy on the eye. By resurfacing and repainting items with different textures and modern colours, I then add patterns and tribal items such as African beads, jewellery and hand drawn tattoos. The result takes something old and makes it new again. For example I have been able to display a beautiful necklace that I bought on holiday but no longer wear. Now I can appreciate it and admire it without it being hidden in a drawer and remember my holiday back SOUTH EAST homes&land

To create a chic modern tribal scheme, a maximum of three colours is sufficient. Using the same colour but experimenting with mixing different textures can create enough interest and drama without being busy. As I was not able to purchase or find what

I had envisioned for a particular project I started to experiment by simply hand painting directly on the fabric to create a mud clothe look. Take a layered approach Choosing the right colour scheme for your new build is exciting but as first home buyer Belinda Menzies knows it can also be quite daunting. THE most common concerns are: what happens if it dates? Are we making the right choices? Where do we start? How do we get maximum results? There are a number of ways you can get assistance in the lead up to your colour selection appointment. The larger builders will have selection or design centre to help you get your head around the process and the types of products they work with. Alternatively, you can sit down with an external colour consultant. This will give you a great opportunity to discuss openly what to expect, any concerns and, most importantly, start you on the right path to your colour selection. Things to consider are where are the important rooms in the home? Do you have a vision for these spaces and what type of budget are you working with? It is the job of the designer to keep you on track so have faith that they will look after you. When I build a space I take the following steps: Flooring Ask yourself is the main flooring going to be timber, tiles or carpet? Are you planning on putting other timber textures through the home? If so what type of timber and will it tie in or look displaced? Your flooring will set the scene and mood of your home so be sure to give it careful thought. If you are providing your own flooring bring your samples along to the selection appointment as it helps to 40

visualise everything together. Cabinetry Cabinetry will sit on top of your flooring whether it be in the kitchen, laundry or bathrooms. A lot of people will want a timber tone or texture in their cabinetry so it’s important to ensure that they sit well with the flooring. Also consider the grain pattern, is it vertical or horizontal? If you like clean whites then your flooring choices won’t impact too much and will open up your options for benchtops, splashbacks etc. Two-toned cabinetry and deep or pastel colours are starting to trend again giving a bold dramatic option for those prepared to be a bit more daring. Tiles Tiles can be used as spectacular statement pieces or to compliment the surrounding selections e.g. benchtop, cabinetry etc. For ensuite and bathrooms my advice is

work off the floor tile and use those colours and tone to select what you place on the walls. Have a good think about how you want you spaces to look and what type of finish and style you like. Paint Feature walls, architraves and skirtings usually change as you progress in your selections, influenced by the colours and undertones of the surrounding materials so I find it easier to match as you go. Personally, I’m a sucker for consistency in homes so usually I like to keep the colour scheme running throughout. Besides, if you get the base selections right you can add personality into it as you grow into the home and then work out from there where you can be adventurous. Getting teens organised Teenagers’ bedrooms are the topic of many household arguments. But there are some simple steps that can restore peace and harmony between parents and teens as professional organiser Julie Cliff explains. SHOES, clothes, rubbish and much more can often be found thrown on the floor of teenagers’ bedrooms and it tends to be the adults that are begrudgingly left to constantly pick up the mess. Empower the teens with the right tools and skills to organise their own bedroom with these 4 easy steps. You will be delighted with the results, the reduction of stress and the pride the teenagers start to take in their own space. 1. Teach teens to decide if their clothes need washing Depending on the smelliness of the teen, clothes may not need to be washed every day. Show them how to look out for marks on their clothes as they take it off. Encourage smelly teens to make sure they put their clothes out to be washed on a regular basis. • Needs washing - Put the clothes in the laundry basket: Choose a fun design that is roughly the same size as the washing machine. Show the teens how to put their clothes in the machine when the basket is full of dirty clothes. I found some cool washing baskets on Pinterest. I also found some great ones at K-Mart too. • Does not need washing - Hang clothes for airing Delegate somewhere for clothes to be hung overnight instead of being thrown on the floor if they are OK to wear the next day, The end of the bed, allocated “airing hangers” in the wardrobe or on a night stand 42

Set up an art gallery or display area for their stuff: Teach your teens the skill of letting go of stuff by making conscious choices about what they want to keep and put on display and what they no longer need. Set up a pinboard or display shelf for the teens to display the artwork they choose to keep. Make time for the teens to rotate the artwork regularly, allowing time to dust and declutter as they change over the collection. 3. Provide a rubbish bin in their bedroom: Make sure there is a rubbish bin in each bedroom room. The bin should be emptied each week when the other household bins go out. 4. Create a permanent home for things: Set up a permanent home in the bedroom for the teens’ stuff and encourage them to

return them to their home before they get into bed each night. • Shoes - dedicate a tub or rack for shoes to be stored. My boys have a shallow wheely tub under their bed for shoes. Another family I know keeps their shoes in the garage so they can take their shoes off on the way into the house from the car. • Clothes - label drawers so the teens can find clothes and put them away themselves. With the right tools and a little encouragement teens will begin to take pride in their bedroom by getting involved in these 4 easy steps. Let there be light Good lighting is something that is easy to take for granted. Bad lighting is an annoying hindrance that is difficult to fix. Here are a few rules of thumb to get the lighting right in a new build or renovation. THERE are two types of lighting to think about when planning a new home - task lighting and ambient lighting. Task lighting, as the name suggests, lights up those areas where tasks like cooking, reading, moving between spaces, shaving and applying make-up occur. Good task lighting is vital for lighting up hallways, stairwells, bathrooms, kitchens and laundries. In contrast, ambient or mood lighting is for those areas where you want softer light or to use light to focus on a piece of furniture, art work, feature wall or window for example. Downlights work well in kitchens as they direct light to the areas where it is most needed. It is important to ensure kitchen LED downlights are not positioned behind work stations or they will cast shadows. Depending on the size of your kitchen, three targeted LED downlights above the oven, dishwasher/sink area and the main food preparation bench should suffice. Choose cool white downlights of between 6 and 10 Watt. 44

Pendant lights above benches are right on trend and can add a dramatic feature to a kitchen, especially in open plan designs. Think about where to place pendants, either evenly spaced or clumped together at one end of the bench at different heights. Make sure the pendants arenâ&#x20AC;&#x2122;t too low or they will get in the way and install individual switches so they can be used separately. A mix of ambient and task lighting can also work well in halls and passages. LED downlights can be placed in the ceiling and complemented by small ambient lights installed low on the walls just above the skirting board. The lower ambient lights are good for those families with young children who like some low light at night when moving between bedrooms and the toilet. Stairwells can be treated the same as hallways. Also consider LED strips along each step for an effective feature. Like kitchens, task lighting is important in bathrooms. Think about having one main downlight and a second smaller downlight directly above the basin where you apply makeup or shave. The lights can be controlled with separate switches. Warm white light is better for bathrooms. If you want a downlight directly above the shower, it needs to be an IP rated LED as it will be affected by steam and water. Finding the perfect village Moving to a retirement village is a major lifestyle choice. Before you make a decision on which village is best for you, Consumer Affairs Victoria has some advice about questions to ask and things to consider. FIRST of all discuss your decision to enter a retirement village with family, friends and other people you usually consult on important matters. Consider alternatives such as home help, seeking help from government or other agencies or moving to a smaller home. Ask a financial planner about the best way to manage your income and spending. There are five steps to follow to help you make the right choices: 1. Make a list of what you absolutely must have in a retirement village and another of features you want but do not need. 2. Seek expert advice; for example, take the retirement village contract to a lawyer and/ or a financial advisor before you sign. 3. Talk to Seniors Information Victoria for free information about housing options, from independent living to residential care. Telephone 1300 135 090. 4. Shop around to make sure you are informed about your options.

5. Refuse to be hassled or hurried into a decision. To compare one village to another see as many as possible that fit your location and financial requirements. Ask each operator the same range of questions. Ask for the standard fact sheet when you enquire about each village, to help you compare the similarities and differences in what they offer (by law, the village must provide one on request). Talk to residents about what they like and don’t like about the village. Take a family member of friend with you for another opinion. Compare the retirement villages’ contracts. Before you sign up to one, make sure it reflects any verbal assurances you receive. Retirement village contracts are not the same as ordinary residential property contracts. Before signing, take all documents about the retirement village to a legal

practitioner and/or financial adviser who understands the legal and financial implications of retirement village contracts. By law, you must be given a retirement village contract, and disclosure statement, at least 21 days before you sign.You can find legal practitioners through the Law Institute of Victoria’s legal referral service, and financial planners through the Financial Planning Association of Australia. Creating our piece of paradise Danielle Kutchel and her partner Daniel know the ups and downs of building a house. The young couple recently built their first home in a new estate in Officer. A reporter with Star News Group, publisher of this magazine, Danielle will write regularly about what she has learnt while getting a foot on the property ladder. THREE years ago, my partner and I took our first steps on the property ladder when we purchased a block of land in Officer. Like many other young families, we had been thinking about home ownership for a long time - but with the astronomical and ever-growing cost of homes and land, we had been worried it would be out of our reach for many years, even with diligent saving. As luck would have it, we stumbled across an advertisement for low deposit homes. After a chat with the sales team, we felt a little more confident - perhaps home ownership was within our grasp! More research was needed of course, because this is one life decision you really don’t want to mess up. Weekends were spent traipsing down the halls of display homes, poring over contracts and comparing workmanship and finishes. Ultimately we went with Dennis Family Homes as we preferred the floor plan and display home. The sales team were also incredibly helpful and happy to answer any questions. We consciously chose to set a modest budget. Given there are only two of us and our furred companions, we knew we didn’t need a large house; just something with enough room for a guest to stay, space to grow our own fruit and vegetables, and a roomy kitchen so we could let loose and indulge our inner foodies. Choosing a block of land was hectic. We were told from the outset that land 50

was in short supply in the south east, with our preferred estates either already full or drastically beyond our means. We widened our search to Officer and settled on one of the newest and largest developments in the area. It ticked all our boxes: close to public transport and the freeway to get us to and from work, and in close proximity to parks and shops. We feel close enough to rural space and yet not so far from Melbourne as to be unworkable. Essentially, buying the block was a lottery: we had to submit our expression of interest via email at the exact right time to get it. We were lucky to score our preferred block. The hardest part of this whole journey has undoubtedly been the wait. As is common in this area, our little plot of land took far longer to title than we were originally told. Constant push-backs from the land sales office were frustrating and demoralising, and

more than once we considered our sunset clause. The only consolation was that it gave us longer to save up for the necessities we knew we would need once we moved in, like fences and concreting. Finally though, the big day came: the land titled and, selfconveying, we managed to navigate the legal process to finally become the owners of a few hundred square metres of prime Officer land. Six months later on a muddy March day, we moved into our little home - and now we’re working on turning it into our own slice of paradise. ● SOUTH EAST homes&land
