When family comes first Multi generational living is becoming more and more common in Australia as house prices soar and families decide to pool their resources and build a home with multiple bedrooms, bathrooms and living zones.

DECIDING what was best for their children and grandchild was top of mind for Neil and Kristine Holmes when they were planning their new build in the Timbertop Estate. Rather than downsizing as they edged towards retirement, the couple opted to build a 51 square under roofline home with five bedrooms, four bathrooms, five toilets and three living zones. Their reasoning was all about family helping son Ricky and his partner get a foot on the property ladder and also be on hand to help their daughter raise her young son. Seven people and three dogs live in the stunning architecturally designed home which sits on an elevated block at the rear of the popular Officer estate with views of virgin bushland at the front and Officer South at the back. The house reflects the couple’s love of edgy industrial design, modern building materials, innovative lighting and contemporary landscaping. “We love contemporary design one hundred percent,“ said Neil, who picked up ideas for the home from his work on commercial builds as a construction manager. “I’m also guilty of watching too many episodes of Grand Designs. Every time I watch one I end up spending more money,“ 12

he added, laughing. The ground level comprises a guest bedroom and bathroom, cinema room, dining space with a soaring ceiling, laundry, study nook and open plan kitchen and living. Timber stairs with a glass balustrade leads to the second floor which comprises two master bedroom suites with ensuites,
two further bedrooms, a family bathroom and second living area. A well configured alfresco on the ground floor under roofline provides the third living area. The second floor also boasts a deck which is accessible from Neil and Kris’s bedroom as well as an external staircase. SOUTH EAST homes&land

“We love sitting up there and watching the kangaroos across the road on the vacant (council) land with a coffee or a beer. Whether it is morning or night if you listen you hear nothing. It is very peaceful. We are far enough from the highway not to hear traffic and no one can build across the road from us which is why we bought this block.“ Downstairs the alfresco is the hub of the home and the couple spend much of their time there relaxing and entertaining. “It was important for us to have an outdoor area that functions all year,“ explained Neil. The alfresco can be insulated from the weather by cafe blinds that fasten to the floor making them draught proof. There are also wired-in heaters, a ceiling fan and an enormous Beefeater barbecue and outdoor kitchen. A lush vertical garden scales the rendered brick pillar softening the area. Hanging above the barbecue is a panoramic photograph of the Melbourne CBD and sporting precinct shot at night. The seven metre long photograph is printed on material stretched over a frame. “We thought about a beach scene but we
wanted something different,“ said Neil of the eye catching art work. Beyond the alfresco is an inground pool and pergola. The pergola is painted an off white and the paving around the pool is also light in colour providing contrast with the home’s dark render. Neil is an electrician by trade and has been in the construction industry for 35 years. Son Ricky is also an electrician. As you would expect from two electricians, the house is equipped throughout with an impressive automated lighting system operated through a C-Bus home control system. Other ’smart’ features include the intercom the family can access remotely through their phones, a pop-up power and charging point in the kitchen island bench and a noise insulated cinema room with programmable lighting which fades as the movie begins. The exterior of the house is a mix of dark grey Colorbond cladding, light grey concrete render, dark rendered brick and glass. “I like the industrial look of the concrete render. It looks just like a slab with run marks caused by water which I really like,“

explained Neil. Sandstone front steps lead to an imposing six metre high entry, which can be lit up at night thanks to a projector discreetly hidden in the garden. The garden can also be illuminated by multi-coloured lights. Even the Corten steel letterbox lights up. The low maintenance garden features two Silver Princess gums chosen for the their pale trunks and leaves as a contrast to the home’s dark facade. There are also Xanthorrhoeas (black boys), cycads and birds of paradise. The couple praised their architect and are happy with the spaces created and how they work and flow for the family. “It has worked out really well. We’ve found there is definitely space for everyone without getting under each other’s feet,“ said Neil. With all the love, passion and money they have poured into this home the couple still don’t hesitate when asked if the project will be their last. “Oh no, there will be one more. The next one will be just for Kris and I though,“ said Neil, smiling. ●

Terrazzo makes a comeback Terrazzo is set to make a comeback as a design trend in 2020. Think floors, walls, tiles and even decorating touches like plant pots. TERRAZZO is one of the oldest and most versatile sustainable flooring options on the market. It is made from a composite material poured in place or precast consisting of marble chips and/or other aggregates combined with a binder material, which is ground and polished to a beautiful finish. Terrazzo is incredibly durable and can be used outside or indoors as a flooring material and is great for high traffic areas such as hallways, patios and lobbies. If cared for properly, a terrazzo floor can last well over 100 years. Terrazzo can be slippery but can be made non-slippery dependant on the type of sealer used once the surface is polished. Derived from the Italian word terrace, the history of terrazzo goes back more than 500 years when Venetian construction workers began mixing scraps from the homes of the wealthy with clay to create inexpensive flooring for their own homes. In fact, the history may go back a lot further with archaeologists finding evidence of terrazzo-like floors in Turkish ruins that date back 8,000 years. Production became much easier in the 1920s with the invention of electric grinders and other power tools according to the North Central Terrazzo Association. The 1960s and 1970s saw the development of thinset or epoxy terrazzo. This modern terrazzo provided more variety in colour, a different thickness and was faster to install. Today, terrazzo can consist of durable materials such as marble, quartz, granite, recycled glass, porcelain, concrete, and metal aggregates. These materials are mixed with

cement or epoxy and polished to produce a sustainable, smooth, and uniformly textured surface that will last for years to come. In 2020 watch out for terrazzo in bathroom splashbacks, bench tops and home wares, with the chips becoming larger and colours becoming bolder. If your flooring has already been decided, use terrazzo pots for plants to be on trend this year. â&#x2014;?

“IT'S easy to be wowed by professionally styled shots,” says Julia. “But the real trick is looking for the ideas behind the images and finding ways to make them work in your own home. If you’re looking to liven a room, are short on time and don’t want to spend a fortune, paint can be your best friend, allowing you to breathe new life into tired spaces with minimal cost and effort. “Add in the right soft furnishings or paint your existing accessories and you’ve got an up-to-date look in no time.” Faced with a bland, white bedroom, Julia took inspiration from Dulux’s Repair palette to give it some much-needed personality and interest. “When it comes to choosing colour, I believe it’s the emotional connection we make that is the most important thing – perhaps even more important than how we dress a space. I knew the deep greenish blues and hints of cinnamon from would be perfect for creating a warm, welcoming feel 20

in this bedroom.” Julia looked for easy ways to incorporate the ideas into a tired bedroom with doses of colour in paint, accessories and soft furnishings. “I chose an artwork for the back wall that was filled with beautiful, earthy tones and used this to inform the rest of my colour choices. I selected a bold hue for the back wall to give the room depth. I layered this up with touches of rich green by painting the existing bedside-table drawer and adding
lush velvet soft furnishings and tall potted plants on either side of the bed. “I’m a firm believer that every room’s scheme needs an element of surprise to really bring it to life – here, I painted a soft terracotta shade on the mirror rim and Auburn Flair on the base of a ceramic pot, which contrast beautifully with all the blues and greens. “A medley of interesting textures finish the look. The result is a warm, rejuvenating bedroom that’s packed with character." ● SOUTH EAST homes&land

Julia’s styling tips: When choosing colours, think about the mood you want to create. I chose greeny-blues and accents of cinnamon and terracotta here because I wanted to create a cosy, refreshing vibe. • Start with an artwork: Take your colour cues from a key painting or print to give your room scheme an intentional feel. • Add energy to the space with one or two jolts of an unexpected colour. And remember; contrast is key. • If you’re adding white to the mix, choose one with similar undertones as your brights. • Think beyond walls – use paint to revamp old furniture and accessories too. You may just find yourself falling right back in love with them! • Have fun and experiment – remember, if you change your mind about a colour, you can always paint over it. To feel confident with your choice, always start with a sample pot or A4-size swatch so you can live with the colour for a few days without fully committing. ●

Bedroom design trends for 2020 What are the big design trends when it comes to bedrooms in 2020? According to mydomaine.com there are a few key design trends to keep your eye on this year. DOWN TO EARTH 2020 is going to see a lot of minimal, natureinspired bedrooms with a major focus on texture, earthy tones and an embrace of imperfection (think stonewashed linen bedding, chipper ceramic jug lamps etc). Also watch out for more natural elements like wooden bed frames and wooden wall hangings or art. Hilton Carter, founder of Things by H, predicts a move away from the placing the bed against the wall but letting the bed sit in the centre of the room or at least a bit away from the wall so you can move fully around it. LUXE RETREATS In 2020 bedrooms will be treated like luxury retreats for the mind, body and soul. Get the luxury feel with motorised shades, beds with SOUTH EAST homes&land

Making the right choice Choosing a retirement village is a big decision and with more and more villages popping up in the South East all the time, how to choose the right one is a crucial question. HERE are a list of questions put together by Consumer Affairs to ask when making this life changing decision. 1 - What is the policy on pets, visitors and car parking? 2 - Does the retirement village have a bus? How is it used and maintained? 3 - How close is it to all the facilities you want, such as public transport, medical facilities, shopping facilities, entertainment? 4 - Are residents actively involved in decisions concerning the level of maintenance and services provided and their cost? How may these fees vary in the future? 5 - Does the retirement village have a residentsâ&#x20AC;&#x2122; committee and if so, how are its members elected?
6 - What system does the retirement village have for maintaining the property?
11 - Have you seen one that is identical or very similar to the unit you may move into?
7 - What system does the retirement village have for resolving disputes?
12 - How much freedom do you have to change the unit to fit your tastes? If the operator claims that more facilities are planned, is this claim reflected in their promotional material? Are there any conditions attached?
8 - What are the restrictions on your use of the retirement village facilities and your unit? 9 - What common areas are available? You will probably have to pay for maintenance of these as part of your ongoing fees, so check what you will be paying for. Basic common areas might include a community room and outdoor sitting area. To be productive at home having a calm, ordered working environment separate from the hustle and bustle of the family living zones is essential. HERE are some tips on setting up a functional and productive home work space. SPACE Many new builds include a study, but if you have an established home look around the spaces you have and identify nooks, storage space or rooms that can be re-purposed into a permanent or temporary work space. Add shelves for storage, turn an old table into a desk and create a charging station with multiple USB power points. ERGONOMICS Ergonomics is an important consideration in a home office. Your computer monitor should be positioned directly in front of you, with the center of the screen at eye level. Whether you are sitting or standing when you are working in front of the monitor, your neck and shoulders should be in a relaxed and neutral position. Bathed in luxury Freestanding baths are making a renaissence as people look for luxury at home. ONE way to get an instant wow factor combined with indulgent luxury is with a freestanding bath, be it modern or contemporary. A freestanding bath is a stand alone bath, which sits either directly on the floor or is mounted on feet without being attached to a supporting wall. They are usually more expensive than built-in bath tubs because they are more complext to build and have more intricate design elements. Traditional freestanding baths have that period feel (think Lady Mary in Downton Abbey) and comprise either slipper baths or roll top baths. Slipper baths have a recognisable shape, with one end higher than the other. The period feel is further enhanced by the supporting claw feet, which add charm and a feel of yesteryear. Roll top baths feature a curved roll or lip at the top of the bath and unlike the slipper bath both ends tend to be of equal height. These baths work well in older style homes and can be complemented by heritage tiling, gilt mirrors and brass bathroom fittings. In contrast, contemporary freestanding baths feature curves, smooth lines and a clean, minimalist design. They can turn a home bathroom into something akin to a luxury hotel or spa retreat. There are three main issues to consider when thinking about installing a freestanding bath: weight, plumbing and cleaning. WEIGHT Most modern baths are made of lightweight acrylic and also the joist structure within modern homes can support an increased load. However, weight may be an issue when purchasing a stone freestanding bath. 36

CLEANING Freestanding baths can also be harder to clean. Depending on their position, the space around a freestanding bath can become a pain to clean attracting cobwebs and general bathroom grime. Passive ideas for good living Passivhaus is gaining traction in Australia for its innovative ways to save money, save the environment and still create a cosy home for all types of families.
DANIELLE KUTCHEL IN case you’re not familiar with the term, Passivhaus is a German word for a set of governing standards for house design. It first emerged in Germany in the late 1980s, after a conversation between Bo Adamson of Lund University, Sweden, and Wolfgang Feist of the Institute for Housing and the Environment, Darmstadt, Germany. The first row of Passivhaus town houses was built in Darmstadt in 1990. It has since developed into a housing performance standard for energy efficiency and is ideal for people looking to save money on energy bills. Passivhaus design offers numerous benefits to home owners, including less energy usage as the house stays within a comfortable temperature range, less dust and mould, and fresh clean air There are five core elements that underpin Passivhaus design. These are: 1. Insulation blanket 2. High-performance windows and doors 3. Elimination of thermal bridging 4. Air tightness 5. Ventilation Each of these plays an important part in creating an energy-efficient home. INSULATION BLANKET A house designed according to Passivhaus 42

principles is highly insulated, far more so than a typical house. Insulation is used in the walls, floor and ceiling, or the house can be constructed from insulating materials like straw bales. The high level of insulation works to minimise radiant heat gain in hot weather, and conductive heat loss in colder months. HIGH-PERFORMANCE WINDOWS AND DOORS Typically, the doors and windows in a Passivhaus are also well insulated. Windows may be double or even tripled paned, depending on where the house is built and what the conditions are like. Low-emissivity glass may be used instead; this is a type of glass that has a thin coating to reflect heat. Gaps between the panes are filled with still air or gas. Special air seals and thermal break window frames add to the insulation and noisereduction. ELIMINATION OF THERMAL BRIDGING A true Passivhaus is designed with thermal bridging in mind. Thermal bridging refers to a part of a house where heat or cold is easily conducted in and out. In a Passivhaus, this should be minimised or eliminated through continuous insulation throughout the building. AIR TIGHTNESS Passivhaus principles call for total air tightness in the building according to strict calculations. All joints are sealed over, and air transfer is managed by controlled ventilation, resulting
in high quality internal air. Air tightness helps the house maintain a comfortable temperature for longer. VENTILATION While natural ventilation can be employed, typically a Passivhaus uses mechanical ventilation with heat recovery. The ventilation unit recovers heat and cool from within the house to be dispensed throughout, while also filtering air that comes into the house to flush out stale air. Passivhaus designs usually don’t need heating or cooling to be installed as the ventilation and heat recovery system maintains the house’s temperature at a comfortable level. It is possible to have a house that borrows some Passivhaus principles, without being a true ’Passivhaus’. For example, double glazed windows are becoming more and more popular as home owners and builders realise just how effective they are at keeping a house at a comfortable temperature and minimising noise. Many Passivhaus principles can be expensive to install, however rumours suggest the Australian building industry will move to incorporate many of the Passivhaus standards and measurements into Australian building standards - so expect to see and hear more about them in the coming years. Regardless, the principles can be applied today in various degrees to create an energyefficient, comfortable and environmentallyfriendly dwelling. ● SOUTH EAST homes&land

Freedom to pursue excellence Elissa Abou Eissa fled war torn Syria with her family. In a remarkable story of perseverance and hard work, Elissa tells of her journey to the top of the VCE rankings with the help and support of the St Francis Xavier community. "I WAS born and raised in Damascus, Syria. After the war started in my country in 2011, my family decided to move to Australia for safety and a better future. We arrived in Australia in March 2017 after leaving all our loved ones behind. Moving to Australia without knowing how to speak English was very hard for me, especially that I came at the start of VCE which is a challenge to Australian students themselves. My first day at St Francis Xavier College was in July 2017. At that time I only knew how to say 'Hi' and 'How are you?' in English and I still remember how stressful it was to understand and speak Australian English and get adapted to the new environment and make new friends. The college community helped me to stay optimistic towards the future despite the early challenges I was faced with and gave me a sense of belonging the moment I walked into student services on my first day of school. I used to always get very high grades and was the dux of my school for every year of my schooling in Syria, and that is what put 46

pressure on me as I wanted to keep that up and wanted to do well at school to make myself, my parents and my school proud. Alongside my determination and willingness to do well and the long hours I spent studying, learning and practicing, my family and my incredible teachers at St Francis Xavier College encouraged me to always do my best and gave me the opportunity to show my strengths. During my time at St Francis Xavier College, I got multiple awards including an Academic Endeavour Award from school and the Kwong Lee Dow Young Scholars Program for high achieving students from the University of Melbourne only 2 months after I started school at St Francis Xavier College. This allowed me to get to know the university and proved that all of my hard work was starting to pay off. This encouraged me to never give up and to work even harder in order to overcome the different obstacles . In 2018, I got an Academic Excellence Award for achieving the highest grade in English, mathematical methods and biology. I was also awarded the Premierâ&#x20AC;&#x2122;s VCE award
for achieving one of top scores in the state, a score of 47 raw, in VCE Arabic in 2018. After around one year of arriving to Australia, I wanted to give back to the Australian community that has given me a lot, so I became a volunteer at Monash Health. Being a part of the Monash community gave me the opportunity to interact with patients and help them which I love doing. The most challenging, yet rewarding, stage of my schooling journey which required a lot of hard work and dedication was completing year 12. I studied very hard throughout the year and scored very high in my year 12 subjects which were English, mathematical methods, specialist mathematics, chemistry and physics. This allowed me to achieve an ATAR of 97.25 and get into the Bachelor of Biomedicine at the university of my dreams, The University of Melbourne, with a flagship scholarship. I have come pretty far and I owe it all to the people who never left my side, who believed in me and supported me through it all - my family, my friends and my amazing teachers at St Francis Xavier College. Cultivate curves and arches Curves and arches are set to add a soft touch to interior spaces this year. THE trend is being led by interior designers and architects wanting to add a feminine touch and echo mid century decorating themes. Think furniture with round edges, circular windows, arches in hallways and entrances and even curved walls. If you can't afford big ticket items look for round cushions, mirrors, rugs and statement circular coffee tables to add a soft roundness to your home. Curves and arches soften spaces that are otherwise are minimalist and functional. This trend has been helped by advances in technology which allows architects to let their imaginations run free and challenge the structural norms. French interior design blog Authentic Interiors says the trend first emerged at last year's Milan Design Week. "Arches in architecture and in furniture design give a sense of continuity and calmness," says interior design blogger Aida noting that rounded corners, bubble light fixtures and wavy design accessories were prevalent at Italy's premier design showcase. "This can be summarised in one word â&#x20AC;&#x201C; the 70s. Shapes and materials used during the 70s are timeless, natural and durable for the years to come." Aida's interior design tip is to use several soft, curvy lines in modern homes to soften sharp edges and sleek lines. For example, choose a sofa with curved design, use a rounded corners console or a bar or a round dining table with curved chairs. "Possibilities to use curves and round shapes are endless, and if chosen well, can dramatically improve your interior." Kitchens are another area where softer edges can be introduced, think rounded handles, rounded light fittings and curved benches. Arches have a long architectural history appearing in styles including French Provincial, Spanish and Mediterranean, Gothic, Tudor and Art Deco. Don’t drown in new pool rules On 1 December 2019, new laws to improve swimming pool and spa safety came into effect in Victoria putting more compliance onus on owners.
Owners are now required to obtain and lodge a compliance certificate for the safety of their pool or spa barriers.

Owners will need to engage a registered building surveyor or building inspector to carry out an inspection and issue the compliance certificate. Once a pool or spa is registered, the local council will notify owners of the due date for the first certificate of pool barrier compliance. Owners are required to arrange an inspection and lodge the certificate with their local council by the due date. SPASA Victoria CEO, Chris Samartzis, applauded the new legislation. “Backyard pool and spa owners can now relax and enjoy the fantastic lifestyle that comes with pool and spa ownership, knowing that their wonderful asset will now be safer than ever. This legislation will help focus attention on a critical component of pools and spas. The regulations allow for a low-cost environment to deal with mandatory barrier inspections and we applaud the state government for a well thought out piece of legislation,“ Mr Samartzis said. Victorian backyard pool and spa owners have until 1 June 2020 to register their pool or spa with their local council. The maximum fee that a council can charge is $31.84. For pools and spas constructed prior to 1 June 2020 that have an unknown construction date, an information search fee may be charged, up to a maximum of $47.24. Pools and spas constructed after 1 June 2020 must be registered within 30 days after issue of occupancy permit or certificate of final inspection. Hefty fines will apply for pool and spa owners who do not register their pool or spa. The fee for lodging a certificate of pool

At home among the gumtrees They say you stumble across what you’re looking for when you least expect it, and that’s exactly what happened to James Klaic and Alison Mendieta.

READY to buy a home of their own, the couple had originally been looking in the western suburbs at new developments, but were burned by a dodgy developer. Scarred by that experience the first home owners, who had been renting in Edithvale, turned their attention to existing dwellings instead and found themselves drawn to Drouin. “You get more for your money here as far as property goes, and we had family up here so we were already familiar with the area,” James explains. They fell in love with a freshly-renovated weatherboard cottage on a good-sized block, but faced stiff competition from other similarly-besotted families. “There were several offers. We were lucky to get it. Our offer was a little bit more, but the other buyer was a cash buyer,” James says of the trepidation they felt after putting in their bid. They’ve set about adding their own personal touches to the house, enhancing its natural charm. Shelves boast a lush jungle of indoor plants, velvet chairs add oomph to the sun room, and nooks and crannies are filled with ornaments collected during their travels, vintage knick knacks and intriguing antiques. Alison describes their style as “kitsch”. “If it’s weird and quirky, I want it,” she says, “but without looking cluttered; that’s where I want to go with it.” Meanwhile, they have a list of upgrades they plan on getting to, including changing the cupboards in the kitchen to update 56

old laminate, installing an island bench, upgrading the kitchen benchtops (“because wood is not a good idea”, Alison explains) and adding a greenhouse out the back to house their growing plant collection. Despite the list, they are happy with their purchase. While some first home owners are concerned about being so far away from the CBD, Alison, who works in the city, says living in a country town has its advantages. “We’ve done more fun things being out in the country then we ever did living in the inner suburbs. For example, we go to farmers markets all the time. You don’t have to line up for stuff. It’s a great community, things are clean.” James, who commutes to Doncaster for work, says the distance isn’t as overwhelming as people might think. “It’s only 15, 20 minutes from here to Pakenham and that bit is always easy, no traffic. It’s really not that far out. And the V/ line trains are nice. I haven’t felt the distance really at all.”

After experiencing country life, James and Alison would never go back.

From blueprints to reality When you first enter the sales office, you’ll be confronted by lots of glossy pictures of elaborate house facades, scaled diagrams of interiors and panels of paintwork and flooring options. It can be a thrill, but simultaneously quite confronting: how do you narrow down all these choices?

THE key is to have a firm budget in mind. Sticking to a budget will automatically eliminate many of the options presented. Be clear with the sales person on the cost of each house and what that price includes - is that 900mm oven going to cost you extra? Do they pay for site costs or concreting on the driveway? What specials do they have on offer? It’s also important to know what you want. It might help to have a list of inclusions that are important to you. In our case, given we enjoy cooking and baking and came from a rental with a tiny, old-fashioned kitchen, we were keen to have a bit more room for gastronomical flair. Kitchen inclusions were important for us - think glass splashback, stone benchtops and 900mm appliances. These cost extra but were part of a package on offer at the time of our purchase. I’m not a visual thinker, so when it came time to choose our floor plan I struggled to visualise the house based on the lines on the paper. Luckily, our salesperson was extremely helpful and took into account our firm budget and plans for the future. He was clear about what was included in the two different specials on offer and let us consider what would be best for us without any pressure. You’re not just buying a house for right now, so it’s vital to consider the future when you make this big purchase. If you’re planning on having children in the next
couple of years, that cute two bedroom townhouse might not be the right one for you. You don’t want to spend all that money and time on building a house, only to have to move again in two years’ time - so think about the sort of future you’re planning for your family before you sign the contract. Measure your furniture too, to make sure it will fit in the new rooms. Similarly, if you’re downsizing, you probably don’t need four bedrooms anymore! Some builders offer you flexibility with regards to the layout of the house. Say you like the design of this model, but would prefer to have the linen closet turned into a study nook - ask your salesperson if that’s possible. In many cases it won’t be an issue
(but there may be an extra cost involved). In our case, we had to flip the layout to better fit the block, which our salesperson was happy to help with. One of the best things you can do is walk through display homes. Bear in mind that these are usually kitted out to the max - all the inclusions, all the expensive fittings and trimmings. Unluckily for us, they didn’t have a display version of the floor plan we went with - but the house on display did have the accessories we were looking at adding, which allowed us to see what they would look like.But most of all, have fun! You’ll know the right house when you see it. ●
First home buyer numbers surge First home buyer loans reached a decade high at the end of 2019 and there is even better to come according to the Master Builders. DECEMBER 2019 saw the volume of First Home Buyer home loans surge to their highest level since late 2009 according to ABS data. During December, the volume of home loans to First Home Buyers increased by 6.2% in seasonally-adjusted terms to record a monthly total of 9,606. The last time a higher monthly total was recorded was exactly ten years ago back in December 2009. “The good news is that First Home Buyer activity has stepped up even further since the start of this year. The new First Home Loan Deposit Scheme is already a big SOUTH EAST homes&land
success and the official data will show more big gains for First Home Buyer once they are released,” said Shane Garrett, the Master Builders Chief Economist. “Apart from First Home Buyers, the figures show that other areas of the housing market are also recovering well. Housing investor loans expanded for the third consecutive month and hit a 14-month high during December. “There is a great opportunity for people to buy or build their first home at the moment. Apart from the assistance offered by the new First Home Loan Deposit Scheme, interest rates are at their lowest
in many decades and house prices have stabilised after dropping back from the highs reached in recent years." During December 2019, the First Home Buyer share of the owner occupier market was highest in Western Australia (43.2%) followed by Victoria (40.9%), the Northern Territory (38.4%) and the ACT (32.6%). The FHB market share was lowest in South Australia (25.7%), followed by Tasmania (27.6%) and New South Wales (30.5%). In Queensland, First Home Buyers account for 31.4% of the market. ● AUTUMN 2020
