There was strong interest right from the outset of the campaign run by Luke Chen of Tom Offermann Real Estate. On Saturday morning, despite the misty conditions, the expansive northerly views from the boutique apartment were a source of amazement - over Hastings St, Laguna Bay and to the North Shore. Gordon Macdonald was the auctioneer and there are three registered bidders - two on the floor and another on the phone. “It was about 40 years ago when it was built and the developer had the pick of the properties,’’ the auctioneer said, “and this is the pick of the units. “Even on a rainy day the views are amazing. “It’s called Picture Point Terrace, and it’s no wonder why they named it.’’ Bidding started at $1m and continued with the two in the room to $1.460 when the phone bidder joined in. The property was called on the market at $1.461m and after 29 bids was sold to the Brisbane buyer at $1.481m.

From the deck you can see the sand.’’ Zinc Noosa were about to launch the marketing campaign just as the Covid-19 pandemic was about to happen. “We called the vendors and said it might not be the best time to market it as the buyers could be southerners. “We held off, but the opportunity came up for property magazine cover in May. “It was agreed to put it on the market a month and then take it down if it did not sell. “We did everything - walk-throughs, videos - and ended up selling sight unseen to a Melbourne buyer. “Yet the sale was not seamless. There was a lot of backwards and forwards, answering questions, such as how big is the garage, and what about the view? “Photos do not always give a great indication. People like to get the feel of it.’’ The buyers had been coming to Noosa for 20 years on family holidays, always looking to make a purchase. They booked it themselves. They have found you can work from anywhere now. “The locals love the aspect and views … that’s a big drawcard.’’ BUYERS DECIDE ON LIFESTYLE A high level of buyer demand but a low level of stock in Noosa has put the market back in favour of sellers, according to Angela Wood of Dowling Neylan. “It’s an incredible market at the moment,’’ she said. “Such a tight market. “Buyer demand, especially from Brisbane, is coming from people reevaluating the way they live since the coronavirus outbreak. “They have been forced to work from home and have found it works quite well. Now they are looking for a sea change to get work and lifestyle in balance. “Noosa is the place of choice. “The market is exceeding all expectations. At the start (of the pandemic) we were unsure how it was going to move, but it’s incredible.’’ Together with Sam Plummer of Dowling Neylan, Ms Wood is marketing 26 Wyona Dve, Noosa Heads, a five-bedroom, threebathroom house with pool. They are looking for interest above $1.395m. “Cooloola Hill is such a sought-after area,’’ Ms Wood said. “A pure residential pocket, so it’s been creating a fair bit of interest. “The property is elevated so it gets natural breezes and offers exceptional privacy. “The gardens are established, and it is a north-facing home with flexible design, so there are a couple of different entertaining areas. “It’s a great family home as well.’’ Set over two levels, the ground level comprises of two separate living areas, spacious kitchen, substantial main bedroom and ensuite all overlooking the outdoor terrace area and in-ground pool.
