buyers in the market around $12m-$14m mark. Most interest at the moment is coming from Sydney and Melbourne, a lot from Brisbane and locally. During the Covid lockdown in the southern states people were happy to trust the Noosa market. They felt very comfortable to buy... especially the top-end properties. “People are seeing Noosa as a safe bet,’’ Kate said. “They cannot go overseas, they cannot spend, so they are putting their money in what they see as a safe bet. “Noosa is seen as safe... it’s clean, it’s safe, it’s sunny. “They know the beaches, they know the restaurants.’’ And those with money love the privacy Noosa offers through its geography - water everywhere with the river and the ocean, the national park. “It all links up. Interesting houses and interesting people. “People love what is going on around them, whether it is listening to the birds, the sound of the waves at the beach, or the breeze through the trees.’’ One segment of the market that is really hot is holiday houses, Kate said. Anything that can be holiday-let to create an income. RIGHT ON SONG Going to the auction Saturday of 48 Bryan
St, Sunshine Beach, really jogged my memory on how good the area can be. The beautiful three-bedroom, two-plus bathroom beach house was being marketed by Rob Spencer and Pip Covell of Sunshine Beach Real Estate. It had a real sunshine village feel to it. You know, the cottage hidden away among the trees and a short walk down the street to the village and surf club. I’m not sure of how many parties we would have been to in Bryan St through the years but mornings such as last week reminded me of its prized position. This original Stephen Kidd-designed house has undergone a significant renovation by Carole Tretheway of Noosa’s ctdesign, and fitted into the landscape perfectly. The renovation was carried out in consultation with Stephen, to ensure the integrity and character of the home was protected. The views are surprising from this ridgeline, stretching from the national park and along the coast towards Coolum. With Gordon Macdonald calling the event, it saw a $2m start and the auctioneer looking for a rise to $2.50m. The question was asked from the deck of $2.6m. “What about 2.7?’’ The auctioneer asked. “Six,’’ was the reply … 2.6, 2.7, 2.75.

“All eyes are on you … and the view,’’ the auctioneer challenged the bidder on the deck. That saw 2.8, 2.850 then the auctioneer go to $3m on behalf of the seller. “You won’t hear from me again,’’ he said. “At $3m... with this view.’’ Bidding reached $3.025m then after a pause it went to $3.2m. That’s when 45 minutes of negotiation by Rob Spencer saw the property sell to Sunshine Coast interest for $3,550,000. It was a very healthy result for the character home with big ocean views.

WIDE RANGE OF BIDDERS At last Saturday’s auction of 16 Las Rias, 8 Quamby Place, Noosa Heads, Tom Offermann Real Estate agent Luke Chen said buyer interest came from country New South Wales, Brisbane, Melbourne, also a local couple. There were five registered bidders, three on the phone and two were present. After spirited bidding it was passed in with a vendor bid of $3.4m. Luke is working with several offers post auction.
