DRY JULY? NOT IN THE NOOSA MARKET PROPERTY MATTERS ERLE LEVEY DEFYING gloomy media predictions, it was a strong start for the 2022/23 financial year, with regional areas remaining in hot demand and nowhere more so than in the Noosa area. Residential transactions in the postcodes of 4566 (Noosaville) and 4567 (Noosa Heads, Sunshine Beach and Sunrise) this year have averaged 68 per month and $2.19m, with the highest at $28m for a beachfront house and lowest at just $166,500 for a one-bedroom apartment on Weyba Rd, Noosaville. Some of the more recent Tom Offermann Real Estate results including pre and post auction are the Lauren Chen-listed 7 Wave Ave, Noosaville - $1.575m; also, in Noosa Waters the Michael McComas and Nic Hunter-listed 23 Seamount Quay - $5.61, a record for the street. and the Jesse Stowers/Tom Offermannlisted apartment 101 at Maison Noosa, also on Hastings St, sold at auction for $6m. Auction success also for Julie Bengtsson with 502 The Ridge at 61 Noosa Springs Dve, Noosa Springs, which sold under the hammer for $2,72m, while it was a preauction sale on the riverside at 65 Hilton Esplanade, Tewantin. It was a record - in excess of $4m - for the street yet jubilant listers Mal Cox and Peter TeWhata ensure those who missed out should check out a residence a few doors away at 33 Hilton Esplanade. “The local market is characterised by an extreme shortage of properties available for buyers to choose from,” commented agency principal Tom Offermann, “with around one out of every 200 titles on offer, whereas in a normal market there would be five or six. “This remains great news for anyone thinking of selling due to the low levels of competition and a backlog of buyers still
unconditional sales with better prices achieved by having a deadline and buyers competing to win. “Auction means action like never before. They are exciting, have become accepted as an integral part of property ownership and are here to stay. “Personally, they are the best way to sell - by an exceedingly long way.” LIGHT, SEA AND SUNSHINE It’s a beautiful apartment with a wonderful renovation and sparkling views. A two-bedroom, one-bathroom, one-car apartment at 3/9 Henderson St, Sunshine Beach, is set for auction at 11am on Saturday, August 20. Kathy Wise of Sunshine Beach Real Estate said another part of the appeal was it being in a small complex of three. “They are hard to get in Sunshine,’’ Kathy said. “I get asked about them all the time but rarely do they come up … they’re like a unicorn really. “Another thing is the natural light … right from early morning.
actively seeking a place in the sun, hence the return of the Spring Super Auction Weekend, which proved to be a momentous success in the past, for sellers as well as buyers.” Mark Saturday and Sunday, September 24 and 25, in your diaries and if you are wondering about the benefits, consider the following: Spring school holiday season marketing provides greater exposure to a bigger audience of cashed up buyers visiting from Brisbane and interstate; benefit from the power of ten or more marketing campaigns running simultaneously attracting a broad cross-section of buyers; powerful promotion including social media and editorial support; and sell while the competition is low. Markets around the country are softening while the Noosa market remains attractive. “Auctions remain the most effective method of sale, no matter what the market conditions are like,” added Tom, “offering benefits over private treaty such as faster

A two-bedroom, one-bathroom brick cottage at 22 Grant St, Noosa Heads, goes to auction at 1pm on Saturday, August 20. 292590 “There is a pool in the complex, you can walk to the village, and straight across the park is access to the beach. “There is also the possibility it could be holiday let as well.’’ Kathy has seen good inspections at the first open homes … mainly Brisbane and Melbourne buyers. There are locals looking to be closer to the ocean, while Brisbane inquiries have been about a great second home for the weekend. The Nimoola complex is framed by leafy tropical gardens and the apartment features ocean views from the north-east facing balcony. Freshly painted throughout, features include new oak hybrid flooring in the kitchen and living, new carpets in the bedrooms, stone benches in kitchen, new appliances, new cabinetry, stunning mirror splashback, luxury stand-alone bathtub plus brass tapware and sink in the bathroom, ceiling fans, and solar power. There is secure lock-up car parking under the building, as well as off-street visitor parking. FIRST TIME TO MARKET Peter TeWhata at Tom Offermann Real Estate has an interesting auction coming up this month. A modest two-bedroom, one-bathroom brick cottage at 22 Grant St, Noosa Heads, was built in 1983 and has never
been to the market. With verandah out the front, pergola out the back, and in original condition, you just have to look at the properties surrounding this hot spot address and the cosmopolitan-with-class location, making it an opportunity to refurbish, renovate or redevelop. The property is in a medium density residential zone and encompasses an elevated lengthy site with level areas both front and rear. The north and south boundaries are 34.8m long, while the north-east facing, deep back garden is secluded from neighbours and has great elevation. It is set for auction at 1pm on Saturday, August 20. LOVE THE LIFESTYLE Noosaville offers a relaxed atmosphere that embraces everyone. Welcoming waterfront cafes, restaurants and bars along Gympie Terrace provide the perfect vantage point to take in the views of Noosa River as it winds its way along the foreshore. That’s part of the reason Dean McLure of The McLure Group is being swamped with inquiries about a single-level house on 562sq m at 27 Robert St that goes to auction this month. The five-bedroom, three-bathroom house with pool is set to meet the market on Sunday, August 21, at 11am.
A five-bedroom, three-bathroom house with pool at 27 Robert St, Noosaville, goes to auction Sunday, August 21, at 11am. 292590 “With absolutely nothing left to do than simply move in and enjoy, this home offers single-level lifestyle with a private street presence and secure surroundings,’’ Dean said. “We’re getting an outstanding response ... I’m getting smashed to be honest. “There is plenty of interest from interstate, especially Sydney and Melbourne people who are ready to move. About to launch another in Noosa Waters … auction “They generally sold up last year and have been looking for their new home in Noosa.’’ Exquisitely renovated throughout and filled with natural light, this family home is only moments from the Noosa River foreshore. It offers a flexible floorplan that encourages indoor/outdoor living and entertaining beside the pool. A servery window integrates the central, stone kitchen with the alfresco verandah. “Every element has been meticulously considered and superbly executed,’’ Dean said. “There are four spacious bedrooms plus media room, bespoke wet areas including butler’s pantry and two bathrooms.’’ AUCTION ACTION SATURDAY, August 6 Noosa Heads 47/5 Quamby Pl: 2bed, 2bath, 1car river-

PROPERTY NEWS
PROPERTY MEDIA HARMONY IS the data economy confusing, social media overrated and print media in decline? What about all those platforms and how can we turn insights into action especially when it comes to understanding property marketing? When News Corp announced the closure of print edition newspapers in Queensland in 2020, there was outcry in the community, especially from those who relied heavily on the printed word for valuable information, community engagement and a marketing platform. Many readers are not digitally connected or savvy, while others just prefer to consume news and local happenings as hard copy. Noosa Today, one of 30 mastheads included in the independent Star News Group, became that much-needed voice for residents by providing quality news and views for the Noosa region. It also became critical to the local democracy, holding the powerful to account. Paul Thomas, managing director of the group said “Noosa Today distributes 22,350 printed copies weekly, or approximately 90,000 copies monthly and 1,162,200 per annum. “The majority of newspapers are homedelivered and read by several members of the household. noosatoday.com.au

The numbers at open houses can quadruple when an ad appears … the traffic to websites clearly spikes as readers head there for more information” “With 2677 digital edition subscribers and over 40,000 weekly, from Queensland, Victoria and NSW, overall readership figures increase exponentially.” In property marketing, the value of print advertising cannot be overstated. Some real estate agents are telling sellers that all buyers and potential sellers, will see the property on the internet, but that is far from the truth.
“They are missing opportunities which could be costing those sellers dearly,” explained Tom Offermann, eponymous real estate company principal. “We gather an enormous amount of data which dramatically demonstrates how powerful print media is. “The numbers at open houses can quadruple when an ad appears in Noosa Today, and the traffic to websites clearly
spikes as readers head there for more information. “Property editorials, auction results and up-to-the-minute stories in early general news, are also invaluable.” Tom Offermann, who has been marketing Noosa property for 30 years, is completely candid about which advertising works and what is a waste of money. “A tailored marketing campaign is an investment to ultimately achieve the best outcome, and the return on your investment to be many times its cost. “Marketing is not the place to take shortcuts if you are aiming for a premium price, and advertising in the local newspaper is inexpensive. “I feel sorry for property owners who have been advised to solely advertise on the web. “It would be nice if it was that simple, but the truth is it is not. “A lot of work goes into designing and running a comprehensive marketing campaign and agents who think web-only advertising is the quick fix are taking risks with their client’s investment.” “It is not until after every potential property marketing source for buyers is accurately explored that sellers can be confident, they will achieve the best price,” concluded Tom Offermann. ● Friday, 12 August, 2022

HOME FOCUS
EXPANSIVE WATER VIEWS IN a small group of apartments, this lovely property has a beautiful lake on one side but is right in the heart of the main retail and commercial areas of Tewantin. Once inside the apartment, gazing over almost 180-degree views of picturesque Lake Doonella, you could be in the heart of the peaceful countryside! The well-maintained apartment will have enormous appeal as a downsizer, a first home, an investment, or a “lock and leave” for the lucky owner. It really is a blank canvas for the next owner to make their own. A small flight of stairs takes you up from the carport into a small, welcoming north-facing sun-room and through stylish double timber doors into the single level apartment. Almost every room has peaceful views over the sloping lawns and lake. Two spacious bedrooms, a separate toilet, a main bathroom with bath, and a shower room with laundry facilities, are practical features of the design. Split system air conditioning for heating and
cooling provides year-round comfort Enjoy the views from inside the apartment, or relax in the shade on the lawns, gazing over the lake and watching the abundant birdlife, including swans and pelicans. You won’t need your car here, with all facilities, including banks, medical centre, bus stop and supermarkets all within an easy walk. And the beautiful Noosa River is nearby, too! Just a five-minute walk will take you to the Noosa Marina where you can enjoy the boutique shops and weekend markets, have a drink at the Wine Bar, dine at a selection of restaurants, or jump on the ferry to Hastings Street. With the added bonus of low body corporates, this apartment will be hot property. Don’t be one of those buyers who will say in a few years: “If only I had bought…” Be quick to inspect to make it yours now! ●

‘WHIMBREL’ COTTAGE OVERLOOKING the Lake Doonella reserve and just 10 minutes’ walk to the Tewantin village, ‘Whimbrel’ sits in one of the old town’s best north-eastern positions. Named for the migratory birds that gather at the lake each year, Whimbrels are part of the Curlew species that travel from colder climes to complete their feeding activity and fly on again. The home is original in appearance, features a sunny parkland aspect, is lovingly presented and suitable for those wishing to downsize, retire or wanting the potential to redevelop. Consisting of two double bedrooms, a bright and light lounge, modern galley kitchen, renovated bathroom, separate toilet and a good-sized connecting garage with window that could convert to a media or bunk room. For those with a caravan, boat or a classic car, there’s ample room on the gently sloping well-drained 600m2 land to erect a substantial shed. There is currently a small garden shed. Built in simpler times, ‘Whimbrel’ Cottage will appeal to those who appreciate earlier days, while present day ownership offers one of Tewantin’s best locations and a lifestyle with so much potential.
