Growth
Strathalbyn’s population is predicted to grow by 28 per cent by 2046, according to the Australian Bureau of Statistics (ABS) and with this growth comes numerous new developments either under construction or complete and ready for purchase, think - Aurora, Hampton Estate and Piper’s Crest.
Landscaper and resident, Mike Vaninetti of family-owned Strathalbyn landscaping business Vanscapes said 50 per cent of the landscaping projects he’s currently working on are at new developments, where the trend and market for low maintenance, minimal water, native gardens is growing by the day - many valued at $20 to $50,000.
“I predict that in the next six weeks or so, the share of our current work at developments in Strathalbyn and Mount Barker could get closer to 70 or 80 per cent,” he said.
The number of busy, working families is growing in the regions and for many of
them, an easy care garden is essential, Mike explained.
“Usually, they’ve just built their dream home and they need something done quickly,” he said.
“Or they are looking to get an easy care option for a home they want to rent.”
Despite the growth in demand for easy care gardens, Mike also said the reliable weather and quality soil in the region lends itself well to cottage-style gardens in Strathalbyn, particularly in some of the older heritage-style homesteads on Angas Road, Commercial road and High Street.
“But there’s no in-between,” Mike explained.
“Either people go easy care or cottage-style, we are seeing less of the mixed garden trends.”

Conveyancing leaders

With housing developments, land subdivisions and real estate sales on the rise across South Australian regions and the profession of conveyancing subsequently gaining popularity, the peak body for conveyancing, the Australian Institute of Conveyancers SA Division (AICSA), has called for improved training processes for new and emerging conveyancers.
AICSA are now working with experienced conveyancers and the State Government on legislative amendments to include a minimum of 12 months’ work experience, before a registered conveyancer can go into business.
Registered Conveyancer and owner of Nankivell Conveyancing, Emma Nankivell, approves of the changes, but said she would like to see this minimum extended to 24 months instead.

The issue, Emma explained, is that there are a lot of students who are currently undertaking, or have completed, the Advanced Diploma of Conveyancing at TAFE.
Completion of the course allows students to walk right into Consumer Business Services and start up their own business.
“There will always be a demand for new conveyancing students entering the profession,” Emma said.
“But we especially require conveyancers with greater experience serving the public.”
Emma warns of the number of city firms and their satellite offices spreading through the regions, including the Southern Fleurieu.
Emma also highlights the importance of the public electing conveyancers with experience, such as her and her team at Nankivell Conveyancing.
Between them, Emma and her colleague, Certified Practising Registered Conveyancer Melanie Finn, have around 40 years of experience - the most of any conveyancing office on the Southern Fleurieu.
AICSA CEO, Carmel Noon has expressed similar concerns about this rapidly growing industry.
“The simple fact is the Advanced Diploma is very academic and mainly delivered online, and it serves its purpose from that perspective,” Carmel said.
“However, there is little or no practical training/application.”
“When a new conveyancer com-
mences in a practice, often there is a level of expectation that the person has had some level of practical experience and if they have not, this can lead to frustrations and angst on both sides.”
The risk then, Carmel explains, is that if the new conveyancer cannot find work in an established practice, the current legislation allows them to be able to set up a business without any experience with only a piece of paper that says they are registered.
“This is a major risk to consumers and our sector,” she said.
AICSA are currently in discussions with the State Government about their proposed legislative amendments and are asking their membership base to support their newly created Professional Development Program that runs until December 2024 and aims to assist new conveyancers with the frequently evolving regulations in conveyancing more broadly.

Description of Build:
Construction of this high-end executive coastal home was all about attention to detail, and adaptability for the team at South Coast Constructions.
The plans were created by Lindy Miller of Loci Design, and this was the first project of this kind she had undertaken. The clients are successful local entrepreneurs with a taste for quality, and their brand is widely renowned for their own attention to detail and upmarket trends. The final build is a good reflection of this.
Having built a professional relationship over many years with the South Coast Constructions team, the clients chose them exclusively to provide a fixed price quote and contract for construction of their dream home.
The home has been designed to maximise sea views, be energy efficient, extremely low maintenance, and to cater for their lifestyle, as a couple, and individually.
Careful attention has been paid to the materials used on the ex terior, with no painted surfaces on the outside. The upper level is clad in CSR Barestone with Innowood screening, while the ground floor features standing seam Colorbond cladding. Aluminium feature screening in the centre at the rear of the home provides some added privacy and texture.
Energy efficiency was a consideration with a 5kW solar power installed in the 6-star rated home. Double glazed windows have been used throughout. High levels of insulation were required, particularly to reduce the impact of the black cladding to the lower level. Thermal mass was boosted by the inclusion of polished concrete downstairs. A 3000-litre rainwater tank connects to the water closets and laundry. Substantial glass maximises natural light, supplemented by skylights in the pantry and powder room. An automatic Vergola openable roofing system provides natural light and ventilation to the dining area, creating an al fresco atmosphere, when conditions permit.
The project involved significant consultation with the client during construction. Changes were incorporated as the vision took shape.
The burnished concrete finish envisioned by the client was unable to be achieved during the grind process. Through negotiation, a more classy, professional mirrored finish has been achieved.
The cellar was a key feature of the home for the avid wine collector. The design was changed during construction with steel-framed double-glazed doors added.
Some of the other changes included:
• Changing the upper living/kitchen area ceiling from flat to raked
• Additional windows and changed window shapes.
This high-end home has a number of head-turning special features:
• Adding a steel framed, hidden glass sliding door to the upper level to allow for zoning
• The featured black trim and river rock fireplace, including a fully-recessed large screen TV
• Large his and hers separate walk-in robes
• Extensive use of lighting throughout the home, particularly LED lighting to highlight features
• Built-in pelmets throughout
• Biowood Finish Spotted Gum garage door to match the design
• Exposed aggregate concrete pathways and driveway
• Solid American Oak staircase
• Underfloor heating to the bathroom, powder room and ensuite
• Dog flaps cut into the glazing to cater for the client’s beloved dog
Other challenges included dealing with the slope of the site which required significant cut and fill, along with the addition of retaining structures later included in the landscaping. Rock was encountered unexpectedly during site preparation, requiring additional work. Significant liaison was also needed with neighbours concerned about the impact of the building project.
This contemporary executive residence has so many head-turning features that have to be seen to be truly appreciated. In the end South Coast Constructions delivered a high-end result that has pleased clients who share the company’s passion for detail and quality.
