he StarProperty.my Awards event was initiated to recognise and commend top developers in Malaysia for their significant contributions in creating a progressive and modern nation by delivering sustainable, innovative and quality property products. Since its inception in 2016, the prestigious event has grown to become one of the most trusted accreditations for the real estate industry. For 2017, the StarProperty.my Awards was extended to northern and southern Peninsular Malaysia. The venture down south culminated in the first StarProperty.my Awards 2017: Jewels of Johor. This year, the event spread its wings to East Malaysia. The StarProperty.my Awards 2018 has 21 award categories and two special All-Star Awards, including the introduction of four new categories and three sub-categories to recognise a broader variety of property design elements and to encourage developers to break new ground while continuing to provide sustainable housing to the public. The four new categories are: The Happy Buyer Award, The Long Life Award, The Safe and Sound Award and The Borneo Star Award. Meanwhile, The Family-Friendly Award was split into two sub-categories to acknowledge excellent projects of different tiers – for those priced from RM350,000 and those above RM750,000. And for the first time, StarProperty.my has honoured commercial projects with its coveted WOW Award. Participating projects were rated against criteria set for each category and judged by a panel of industry experts
including an architect, landscape architect, surveyor, consultant, real estate agent and media representative. The All-Star Award: Top Ranked Developers of the Year acknowledges the best performers in the country with the support of Affin Hwang Asset Management. The All-Star Award: StarProperty.my Readers’ & Voters’ Choice Award celebrates the developers that have made a substantial contribution to society over the years and won the public’s trust in the process. The exclusive StarProperty.my Awards Night 2018 on March 14 was graced by Selangor Raja Muda Tengku Amir Shah Sultan Sharafuddin Idris Shah. The award-winning developers and projects will be brought to the public during the StarProperty.my Awards 2018 Showcase Fair at The Curve Shopping Mall (concourse area) from March 29 to April 1 (Thursday to Sunday), 10am to 10pm. The showcase of the properties will continue virtually from April 2 (Monday) onwards. Visit fair.starproperty.my/ virtual/thecurve to experience a complete digital full HD 3D exhibition. Besides, the winning developments will also be highlighted in a book entitled Malaysia’s Most Exceptional Developments 2018/2019. These key development principles at Gamuda Land have earned the developer six coveted awards at the recent Starproperty.my Award 2018. The developer took home the All-Star Award: Top-Ranked Developer of the Year while its stable of successful projects were recognised in their respective categories. The All-Star Award is presented to developers that have consistently created and added value to their projects. They are recognised for their efforts to engage all critical shareholders, especially the community that they serve as well as their customers, starting from pre-sales to post-sales services. The 810-acre Gamuda Gardens in Sungai Buloh was the Excellence award recipient under the Family-Friendly category. At the same award ceremony last year, Gamuda Gardens bagged the Five Elements Award or better known as the “most comprehensive township” award. Gamuda Gardens is designed to be community-friendly. Walkability and bikeability are important planning features of the town. Residents can walk out of their homes down the street to the retail Village Square amid abundant greenery. The township’s master-plan incorporates a good mix of residential, commercial developments, education institutions, green components that include a 50-acre central park, football fields, camping grounds, cascading

waterfalls, plus streams and lakes. To cater to young couples and growing families, Gamuda Gardens will launch its first high-rise soon. It didn’t come as a surprise that another Gamuda Land development, Horizon Hills in Iskandar Puteri, Johor, grabbed the “Happy Buyer” award (also known as the “Most ROI” award or the Value Creation award). With three towers standing on 18 acres overlooking the South China Sea on one side and the Inanam mountain view on the other, the development provides its community with an array of avenues to get to know each other in a cozy environment at the Village Square. It is packed with a wide range of facilities like the Green Canopy sky walk, reflexology path, children playground, 50m infinity pool complete with a lounge, wading pool, BBQ area, yoga deck, multipurpose court and a gymnasium. Known for its vibrant Quayside, twentyfive.7 by Gamuda Land took home the Honours award in the Poseidon category or better known as the Best Waterfront Development. Conceptualised for a vibrant and energetic community, the name twentyfive.7 aptly describes living life to the fullest beyond the 24-hour
day and seven-day week. The planning and design of twentyfive.7 takes into consideration the home place as well as the work place, play place, park place, shopping place and eating place – all organised around a town square known as the Quayside. We took the opportunity to transform our business goals and focus on becoming a Grade A industrial developer,” he said. In 2011, the company developed the “i-Park” brand which was touted as a clean and green industrial park with comprehensive master-planning and amenities, and of international standard to meet the Grade A requirements. “The i-Park brand soon evolved with the success of i-Park@SiLC, i-Park@Indahpura, and now the i-Park@Senai Airport City,” said Kelvin. He explained that the concept has been a hit because it is a sustainable and well-managed industrial development through inclusive master-planning, careful management and continuous research and development. “Our efforts and commitment in creating an integrated industrial park has attracted MNCs from US, Australia, the Netherlands, Japan, Switzerland, Singapore and many more to set up production in i-Park.” He added that AME is committed to ensuring continuous success by constantly improving and outperforming in relation to quality, delivery, safety and consumer satisfaction. Kelvin said that from planning to maintenance, every service component features sustainability. AME has taken a step further to adapt the i-Park to the Green Building Index (GBI) standards that address environment and sustainability issues especially the reduction of carbon emissions. “Besides that, we constantly set new benchmarks by being innovative. For example, i-Park@Senai Airport City is the first industrial park in Malaysia that incorporates the township con-

Relaxation is balanced with work to ensure continuous productivity from the workforce. “Learning from our research of other more mature and established industrial parks abroad, we found the niche concept of building an ‘industrial resort’ which then gave birth to i-Park @Senai Airport City,” he said. “In i-Park@Senai Airport City, we have clubhouse features including swimming pool and multi-purpose hall, outdoor recreational facilities, as well as bicycle lanes and pedestrian walkways to promote healthy living,” said Simon. “We were looking into developing a more holistic approach to create this unique concept and design, where we could combine the two realities of work and recreation as well as commerce and retail. Workers need not leave the premises for their daily activities outside work. “This ‘Work & Play’ concept is well accepted by MNCs. The developers want to be innovative and raise the bar but at the same time they have to stay true to core principles in their projects. According to Malaysia Land Properties Sdn Bhd (Mayland) sales and marketing senior manager Mayline Chua, home-seekers look for great value and location as well as a place they can call home. To Mayland, understanding buyers’ needs and creating developments that provide carefully designed interiors are important when it comes to promoting healthy living.
Banking on unique aspects of developments
“A company that looks for long-term sustainability when designing products, aside from marketability and branding, will produce unique developments,” said Marimo Land Sdn Bhd director and chief development analyst Ken Teo. Apart from providing the latest in the industry to make a project unique, the developers focus more on the needs and wants of potential buyers. “We emphasise place-making – creating a place which is conducive, beautiful and serene that people want to be associated with,” commented GuocoLand Malaysia Bhd group managing director Datuk Edmund Kong. “Apart from market differentiation, we also focus on technology. We have electric cars, electronic despatch boxes and apps for communication,” Kong added. For Ayer Holdings Bhd group chief executive officer Eugene Khoo, market research lights up the way for the creation of unique products. “In the planning stage, we do the research and understand what the market dynamics are. Once we get the feedback from our target audience, we will try to incorporate the things that people are looking for,” said Khoo.
Keeping family and sustainability close at heart
Despite the advancement of technology, the developers decided to go back to basics when crafting a home for the future generations, namely focusing on the family and returning to nature. Said Kong: “Home is where the heart is. People are always emotionally attached to the place they live in. When we look at multi-generational homes, we are looking at the needs of the people who live there. “What do they want? People are not just looking at typical facilities such as playgrounds, function rooms and swimming pools. What is missing today is a place that encourages people to mingle and interact,” he added. Tanjung Bintang Sdn Bhd (Berinda Group) group managing director and chief executive officer Frank S.K. Goon said: “For sustainable development, you need the four elements that people must have to survive – air, earth, water and sunlight. It would be to your advantage if you could make use of these four elements naturally.” AME Development Sdn Bhd marketing director Cheryl Lim reckons that a well-planned master development with integrated facilities should be built at the initial stage. “This development should not only be useful to current operators but also to sustain future ones,” she said.

With booming numbers of developments in the market, it is crucial for developers to keep wow-ing their potential homebuyers. According to M101 Holdings Sdn Bhd chief executive of-
ficer Datuk Seth Yap, what makes a project exceptional is the culture incorporated into the buildings. “We have different people from different regions and continents coming together to construct a building that represents the cultures and values of various areas. So both the hardware and software make it a wow development,” he said. SkyWorld Development Sdn Bhd executive director and chief operating officer Lee Chee Seng said buyers look for three main criteria: A strategic location with amenities and good connectivity; quality product and workmanship; as well as innovative design and practical layout with space optimisation. According to Ideal Property Group chief operating officer Simon Ong Eng Chye, buyers will look for a comprehensive and all-round development. While most have seen land shortage as an issue of modern life, some developers have decided to turn it into an opportunity to encourage people to enjoy the outdoors. Sunsuria Bhd chief operating officer Simon Kwan shared that they have created a lot of amenities in the surroundings of their developments such as a park, jogging tracks and outdoor gym to encourage people to move around the open spaces. On a starry night when many distinguished developers are celebrated and many promising visions are shared, it would seem that the future of the industry is as bright as ever.

Key factors that lead to success
Consistency in meeting customers’ expectations is a key factor in becoming a top-ranked developer, said UEM Sunrise Bhd managing director and chief executive officer Anwar Syahrin Abdul Ajib. “Developers are building more than just a structure. We need to create a living environment that meets expectations of clients; a place that allows them to enjoy and grow old happily with their family,” added Anwar Syharin. S P Setia Bhd executive vice-president Datuk Tan Hon Lim said quality is their main “wow factor” because their products are always packaged in a well-landscaped eco setting with good connectivity, even if it means going the extra mile such as building a dedicated interchange for a particular township. For Malaysian Resources Corp Bhd (MRCB) group chief operating officer Kwan Joon Hoe, a developer needs to be more

This will not only benefit the residents but also extend the
value to the overall development,” added Chang. For Gamuda Land, it is equally important to work with nature while emphasising technology to create a sustainable community. “Gamuda Land has the most advanced Industrialised Building System (IBS) factory in the country at the moment. This helps us to upscale local workers and eventually reduce reliance on foreign labour,” said Gamuda Land chief executive officer Ngan Chee Meng. Turning challenges into opportunities
IJM Corp Bhd chief executive officer and managing director Datuk Soam Heng Choon said that although the market is softer this year, there are plenty of potential buyers because the country has a younger population compared to 30 years ago. “We are now focusing on mass-market products. It’s important to deliver the kind of products that the market wants. Otherwise, you will become part of the statistics on property overhang,” expressed Soam. Paramount Property Development Sdn Bhd chief executive officer of property division Beh Chun Chong pointed out the scarcity of land in urban areas. To face this challenge, the company’s strategy is to provide a practical layout to improve the living experience. “For small built-up units, we will maximise the common area and pack in ample facilities to ensure a balanced lifestyle,” said Beh. Sime Darby Property Bhd chief operating officer of township development Datuk Wan Hashimi Albakri W.A.A Jaffri is confident about their landed property products. “The market is not as hot as we would like. But in selected areas for landed properties at the right price, the take-up is still there,” he said.

xceptional developments went through a gruelling selection process before being crowned the best-in-class in the country for the StarProperty.my Awards 2018. They were scrutinised by a panel of judges made up of prolific stakeholders and leaders in different segments of the property industry ranging from architecture to construction. “The award is an attestation of their commitment to development. It can also be seen as a form of branding for the winners; it moves them one notch above their peers. I am happy that most developers have observed sustainability,” said Royal Institution of Surveyors (RISM) president Datuk Lau Wai Seang. Association of Valuers, Property Managers, Estate Agents, Property Consultants in the Private Sector (PEPS) president Foo Gee Jen said that to succeed, project developers and their developments need to be distinctly different. Besides quality products, developers have to ensure sustainable and investment value to their buyers, he added. Foo noticed an emerging trend this year whereby more projects were produced with an affordable concept which is in line with the needs of the masses. Foo and PEPS vice-president Michael Kong commended the efforts of those developers who have responded to the Government’s initiative to develop more affordable housing for the people. Green innovation and green technology should be integrated; at the same time, it is important to have green management practices in all developments to ensure their sustainability.
“Looking at the developers and their projects, we determine what they can offer regarding uniqueness in the development and also in terms of creating a quality environment,” he said. Innovation is a much sought-after aspect in this year’s StarProperty.my Awards, according to crime prevention specialist Shameer Rajadurai. He said the initiative to improve on technologies and approach to construction is one of the differentiating factors that separate the contenders. ILAM honorary treasurer Abdul Aziz said innovation is important because it not only attracts potential buyers but can be used as an example for future reference. “Innovation has not only become the attraction for the property, but it can lead to the improvement of construction technology and methodology for future projects,” he said. Malaysian Institute of Architects (PAM) president Ezumi Harzani Ismail said innovation has not only become the attraction for the property itself, but the knowledge acquired from innovation will benefit future developments. StarProperty Sdn Bhd assistant general manager Ernest Towle said that for this year, the judges were looking at developments that not only catered to present needs but also to the needs of those who will be living and using the buildings in the future. “We were looking at developers who are unique in their design, innovative in implementation and creative in making their project user-friendly,” he said.

Looking forward, Malaysian Institute of Estate Agents (MIEA) president Eric Lim foresees that the trend of creating more transport-oriented developments (TODs) will continue to increase. With the changing lifestyles of young adults, more of these developments which are located near a public trans-
port area will be sought after in the near future, he said. “Things are moving very fast. More developers are constructing TOD projects for people who rely on public transport like the MRT and LRT to move around quickly,” said Lim.
