StarProperty.my Awards 2019 salutes the best performers in 24 categories

T

HIS year’s StarProperty.my Awards encompasses a new set of categories that commends outstanding hotels and lodgings, luxury developments and notable public buildings. Besides stellar developments, recognition is also given to hotels that provide exceptional hospitality with exquisite interiors, public buildings that inspire and touches people’s hearts every day, as well as developers who play their part to nurture the community. The 2019 awards comprise 24 categories and two special AllStar prizes, including six new categories: The Big Heart Award, The Art of Life Award, The WOW Award (Public Building) The Luxury Series Award (Bungalow Residence) and The Creative Touch (Hotel) Award. The idea behind the expanded categories is to recognise a broader variety of property design elements, cultivate hospitality and hotel management, and celebrate an ethical approach towards nation-building. The Creative Touch (Hotel) Award, for example, features winning lodgings that encourage unique elements in their planning, design and construction. Bungalows worth RM2.5mil and above, make up the luxury series, with a focus on luxurious design, amenities offered and inspiring interior decor.

The Big Heart Award is bestowed upon developers who infallibly show their commitment towards corporate social responsibility. These entities engage, support and serve various communities close to their developments; they also place great emphasis on customer service from pre-sales to post-sales. Participating projects were rated against the criteria set for each category and judged by a panel of industry experts comprising distinctive professionals, prominent stakeholders and leaders in the property market. The exclusive StarProperty.my Awards Night 2019 on March 6 was attended by Housing and Local Government Minister Zuraida Kamaruddin. Joining the formal soiree were the nation’s leading developers, industry peers and associates from key sectors. The award-winning developers and projects will be brought to the public during the StarProperty.my Awards 2019 Showcase Fair at The Curve Shopping Mall (ground floor) from March 14 to 17 (Thursday to Sunday), 10am to 10pm. The winning developments will also be featured in a book entitled Malaysia’s Most Exceptional Developments 2019/2020. Goodie bags for guests at the awards night were sponsored by Eastern Decorator, a leading manufacturer of home textiles and bed ware.

HE All-Star: Top-Ranked Developer Award is the greatest acknowledgment for the nation’s top developers. This year’s 11 stalwart winners were chosen based on a set of parameters after two gruelling days of meticulous vetting by a panel of judges, with Hong Leong Bank (HLB) playing an advisory role for the judging. According to HLB personal financial services managing director Charles Sik, a top-tier developer would consistently deliver clear and superior value to customers, partners and shareholders. “The judging is based on a set of measurements including track record, sales rate, financial performance and the qualitative attributes of the developments and projects,” he said.

Multi-faceted top developers

Gamuda Land CEO Ngan Chee Meng emphasised the importance of caring for the community. “In any town, you will see that the people and community make the town,” he said, adding that the environment should be conducive so that people want to stay, work, grow up, and grow old there.” Matrix Concepts Holdings Bhd managing director Ho Kong Soon upholds trustworthiness as a winning value. “Build your trust with your subordinates, your stakeholders and the customers,” he said, adding that trust creates a situation where customers become the ambassadors of your products. Sime Darby Property Bhd COO of township development Datuk Wan Hashimi Albakri Wan Ahmad Amin Jaffri said it is no secret that the market is soft and challenging. “If you have the right products in the right location and the right

price, you can sell them.” This, he said, is evident in the sales of Sime Darby Property townships recording a healthy take-up rate of 80% to 90%. LBS Bina Group Bhd executive director Datuk Lim Mooi Pang said: “It’s going to be a millennial market with a lot of first-time homebuyers, so we have to listen to them and understand what they need. Affordability will be an important component that we should consider.” Value creation makes up the central theme for SkyWorld Development Sdn Bhd founder and group MD Datuk Ng Thien Phing, who believes that house buyers want value. “At Skyworld, we built the first quality centre in Malaysia where we teach our purchasers to gauge and check the level of workmanship,” he said. Like Ng, Paramount Property Development Sdn Bhd CEO Beh Chun Chong stresses the importance of value, the need for quality features, and practical yet innovative space. “Besides that, we also care for future maintenance which is always our design philosophy before a product is developed,” he said.

Respect for future trends

S P Setia Bhd president and CEO Datuk Khor Chap Jen said that driverless cars will become a possibility. “Looking at the Malaysian scenario, there are a lot of requirements for parking space. In 10 years time, when we have an excess of car parks, what are we to do and how are we going to retrofit them?” he said, adding that driverless cars make people more mobile, which will affect developments in a big way. MRCB CEO Raymond Cheah said the company will embrace the 4th industrial revolution. “We are looking at IoT (Internet of Things), open source and experiential retail because we believe that the future

trend of property development is actually holistic development,” he said. Tropicana Corporation Bhd deputy general manager Ixora Ang introduced the W Insider, an exclusive feature of the luxury boutique hotel W Kuala Lumpur, which acts as a best friend and local expert for hotel guests. “When you check into the hotel, the W Insider helps you out with places to visit in the city and personalises your entire experience within W Kuala Lumpur as well as the city itself,” she said. According to Mah Sing Group Bhd CEO Datuk Ho Hon Sang, changes can take place anytime but he reckons that affordable properties will be a continuing trend. “Technology, socio-economic factors, and customer expectations will change and we need to react accordingly. If we don’t change, we will be changed,” he said.

Views from the judges

Malaysian Institute of Interior Designers president Mohamad Faisal Ghazali advised developers to study the activities of endusers instead of merely following the current trend. “Activity-based spaces are very important to the new generation of buyers,” he said, adding that developments should be adaptive to support multigenerational families. “A great development should always involve the community, where the residents actively participate to make their home a better place,” said Association of Valuers, Property Managers, Estate Agents, Property Consultants in the Private Sector (PEPS) president Michael Kong Kok Kee, who believes that the human touch goes a long way towards the success of any development. Royal Institution of Surveyors Malaysia immediate past-president Datuk Lau Wai Seang predicts the emergence of more stratified properties in urban areas. She sees starter homes for the

younger generation becoming smaller as developers compromise on size but introduce innovative designs such as foldable walls and demountable partitions. She said this category of buyers will not be able to afford higher-priced units. Institute of Landscape Architects Malaysia president Dr Suhardi Maulan suggests that in moving forward, developers should incorporate technology in such a way that the property itself generates energy. Such feats can be achieved by using the movement of lifts or the harvesting of people’s footsteps. “The development is independent of the mainstream energy supply, meaning that they have their own energy plant which they can harvest from their development,” added Suhardi.

OT a stranger to the real estate industry locally or overseas, Gamuda Land has remained committed to its town-making principles since the inception of its first township development – Kota Kemuning in Shah Alam, Selangor – more than two decades ago. “Our vision as a responsible town-maker is to create places that people will call home, want to be a part of, grow up and grow old in. Key to this is mindful planning to create a sustainable community in townships that stand the test of time,” said Gamuda Land CEO Ngan Chee Meng. With that vision in mind, Gamuda Land is driven by its values and development principles. By respecting nature and the environment, the developer is able to ensure that it remains responsible when planning its developments. That includes town planning with respect to the project site’s neighbours, which could be a wetland or forest reserve, and its natural topography in order to create places where the community and nature can co-exist in harmony. “Right from the beginning, we decided that all of Gamuda Land’s towns will have a central park where the community can come together and get to know each other. To date, we have created more than 1,000 acres of park land and lakes in our developments,” said Ngan. “Before we craft each park; we looked at their natural attributes, studied how the land rose and fell, where the waterways flowed and the types of trees and plants that grew there. We maintain the good attributes that the land offers, enhance what needed help and blend them into our neighbourhoods and town centres. That has been our nature for the past 25 years,” he explained. To ensure sustainability, Gamuda Land has incorporated Gamuda Parks. In doing so, it becomes the first developer to make a pledge to step up commitment on park maintenance as well as improve biodiversity in its townships. Gamuda Parks is an initiative by Gamuda Land whereby the developer puts together a group of experts such as the Forest Institute of Malaysia (FRIM) and Wetlands International Malaysia (WIM) to implement improvement ideas for the maintenance of the greens and blues (lakes) within its towns and high-rise developments.

Under Gamuda Parks, a biodiversity audit was conducted at its new towns Gamuda Cove and Gamuda Gardens to scientifically measure the liveability and habitability of the environment. Moving forward, one of the main agendas for Gamuda Parks is to formulate a Biodiversity Policy to govern the project site and to provide a more conducive living environment for the community. Caring for its people and the community is another value that steers Gamuda Land towards its success in town-making. Apart from its corporate social responsibility towards the public’s well-being, the transport masterplan in each town is designed to ensure accessibility and connectivity within and on the peripherals of the project, creating roads that are safe for biking and walking. Besides physical connectivity, Gamuda Land thinks also of the virtual connectivity such as highspeed broadband to connect its community to the rest of the world.
