We would like to think that every land and neighbourhood has its own distinct identity. From the topography to the scenery, from the small houses to the grand building, from the humble but comfortable dwellings to the exciting and modern parlours, there is something that makes up the inherent characteristics of a locality, a distinction where the locals would identify within the place they call home.

Yet, most places are not as distinct as we would like them to be. A neighbourhood often grows organically. Life in Bukit Jalil sounds good to me!
By dividing the factors into four main sections: Born&Bred, Explore, Story and Transaction, we hope that the BEST@ series will provide a full picture of a particular area.

The production of Best@Bukit Jalil has been a labour of love. From the office to the groundworks, we took meticulous care to sketch a metaphorical portrait for Bukit Jalil. Under the sweltering heat, we walked the path taken by the people, trying to peer into the lives they lead. Moving around the 80-acres Bukit Jalil Recreational Park in formal office attire was particularly challenging, especially when the sun shone brightly that day.

Quantifying the unquantifiable
But every cloud has its silver lining. The hospitality of the people is yet another turn of the chapter that we will never forget. I could not forget the wholesome scent of freshly baked bread or the golden crisp of their waffles. The sight and sound of life was something that numbers could not reflect or quantify. And I believe the Best@ series is a fair representation of the land. It is the face that the masses could relate to; bringing shape and texture to the abstract. Being an Ipoh girl through and through, the name Bukit Jalil meant nothing but the Bukit Jalil Stadium and the International Medical University for me before I started working on this series. It is indeed true that to know and feel the essence of a place; one should visit the nooks and crannies of the area, talk to its people, eat its food Tharmini and inhale its air. That is what we did, and it has Kenas become much more than the stadium and university to me. In fact, I have grown fond of Bukit Jalil’s food and people.
A fresh view
We took our time to truly understand the vibe that Bukit Jalil exudes and had so much fun exploring the place while listening to its stories from locals. The opportunity to do all these had greatly rewarded me. And, I hope, just like me, you would find this series, both rewarding and insightful. 07
The sporty people of Bukit Jalil speaks of a fast-paced life filled with healthy competition and unbridled optimism. Catch a glimpse of their colourful lives through the vast arrays of concept cafes sprouting all over the region. Some of the most compelling tales start over a cup of coffee and fine dining. Ensconced in the urban heart of Bukit Jalil is the 5.5-acre land of Xtion Paintball, where children and adult alike slug it out in a game of guns and bruises. Dotting the field are the miniature human-made hills, plastic barrels and rocks that form part and parcel of the battle zone.
From afar, one could see the vast layers of netting erected to form a protective zone to shelter the passerby from the stray bullets. According to Xtion Paintball general manager Raja Anor Shah, parents are now encouraging their children to play paintball. 14

He added that companies also sent their staffs for team building training through paintball. The palace life is no longer a luxury that can only be afforded by the royals. Ame Soeur Boutique Cafe brings the French palace into a quiet corner in Bukit Jalil, and it is open for all commoners to experience its white and gold, million dollar decor. With custom-made gold cutleries, elegant furniture and RM1,000 plus Belgium coffee makers, Ame Soeur radiates with an aura of opulence and fine dining. The chicken meat is well cooked, and it tallies well with the potatoes. Even better is the thick and flavourful gravy that brings out the taste of the chicken.
Beef Wellington
Bathed in a rich beefy sauce, the meat is soft and tender. According to the chef, the gravy itself took approximately 10 hours to make. The painstaking process is reflected in its aromatic and appetising taste. The Beef Wellington could be further complemented if the meat was medium-rare instead of being fully cooked.
Marinara Bay
Unlike most seafood spaghetti with tomato sauce, the Marinara takes a bold direction with a hot and spicy Malaysian taste. The oysters, together with the prawns and squid chunks were fresh and flavourful, matching well with the sauce.

An excellent combination of sliced mushrooms and garlic form part of the risotto. Texture wise, it has the right softness; being done at the right temperature and time. The lamb shoulder is a tad tough to the bite, but the meat yields quickly when sliced to a tinier chunk.

Soft endearing plushies dominated the place, sitting on the counter, benches and chairs. Others peered out from their hidden positions, giving visitors a sense of being peekabooed. This is one hideout that fans of the Japanese animation My Neighbour Totoro could go to. Cartoon enthusiast will also be delighted by the adorable cartoon paintings on the wall. According to Peekaboo Cafe owner Thong Zhin Yiu, the idea of this cartoon themed cafe was to appeal to customers who are born during the eighties and the nineties. 24

“This cafe is like a memory lane for their childhood, allowing them to reminisce about the cartoons that have brought a smile into their lives,” said Thong. He added that the cafe is also a relaxing place for people to relax and unwind while they enjoyed a cup of coffee. Thong said that the Peekaboo Cafe also takes the food that they are serving the customers into serious consideration, despite the cartoonish themed it is centred around. According to him, some cafes try to increase serving speed by pre-cooking the meal in anticipation of the customer’s request. Sharing some of his tips, a meal should only be cooked after being requested by the customer. “This is why our service can be a bit slower, but the quality will be better,” said Thong. He also invites customers to try out the cafe’s signature dish, called the Three Cups Chicken Pasta. Thong said the dish was a mixture of Western and Taiwan cooking style. “We use Chinese herbs here instead of the basil leaves commonly used in paste making,” said Thong.
2
Staying in the Puchong area, Thong says that Bukit Jalil has the potential for growth. “Travelling back and forth through commuting is convenient for the residents here,” he said, adding that it will get more crowded with the amount of new business blooming in the area. 25
Three cups chicken pasta A mix of Taiwanese spices and Italian pasta creates a variation that is both delightful and appetising for the Malaysian taste buds. The chicken meat is tender, and this is further complemented by the thinly sliced mushroom pieces.

Grilled chicken chop
The chicken meat is well cooked. However, the mashed potato could pair with a better side dish than the french fries as they are both potatoes. A fairy portion of succulent vegetables are always welcome in any chicken chop, and Peekaboo does not disappoint.
Yoghurt fondue
Amidst the various meals of sweet waffles and fried products, a choice of a healthy dish is most welcome. Surrounded by fresh vegetables and succulent fruits, a sourish yoghurt sits in the middle. Thinly sliced lemons are placed into the yoghurt to give it a lightly sourish yet aromatic flavour. The concoction also makes for a tasty yet healthy dip.

Situated at the Calvary Convention Centre in Bukit Jalil, the cafe is highly frequented by youngsters and families for brunch, lunch and dinner. Much has been said about the benefits of large-scale infrastructure spearheaded by governments throughout the world. Mega projects, often involving a huge amount of taxpayers’ money, are seen as daring ventures with uncertain prospects despite most of them being launched after intensive research and careful deliberation. The story of Bukit Jalil is testament to the transformative power of a large-scale infrastructure project and what it could do to a locality that was once no more than a wasteland. Located about 15km south of Kuala Lumpur city centre, Bukit Jalil is now a vibrant suburb with lots to offer. Its skyhigh developments, majestic buildings, vast green park and flourishing township are a far cry from the area’s humble beginnings in 1992 when it was known as Bukit Jalil Estate among locals.

The pioneer Berjaya Land Bhd is the pioneer developer in Bukit Jalil. It started in the early 1990s by building the 18-hole Bukit Jalil Golf and Country Resort with bungalow lots. The 165-acre golf course, now one of the attractions of Bukit Jalil, was renovated and then accorded the title of “Most Improved Golf Course in Malaysia” at the 2016 Malaysia Golf Awards. Other projects followed suit, including Savanna (2008), Covillea (2012), KM1 East and West (2014), and the newly-completed commercial shop offices The Link 2 (2018). The developer’s first affordable home project, Residensi Lanai@Bukit Jalil under the Rumawip scheme, is currently under construction.

Among its earliest residential developments are Sri Rakyat apartments (2003), Jalil Damai (2006) and Jalil Sutera (2008). The company also entered the commercial arena by developing The Ritz shop office (2006). The development consists of Aurora Place (64 units of three to five-storey shop offices) and Aurora Sovo (209 Sovo units located above the Aurora Place priced from RM416,300). Bukit Jalil lies strategically off the western side of the KL-Seremban Expressway, while the Maju Expressway (MEX) runs through the centre of the township. It is also flanked by the Shah Alam Expressway (Kesas Highway) on the north and the Bukit Jalil Highway (also known as Puchong–Sungai Besi Highway) on the south. The neighbourhood exits to Lebuhraya Damansara-Puchong via Bukit Jalil Highway, while several integral routes in the Klang Valley such as the Sungai Besi Highway (Besraya) and MRR2 serve as the connecting dots to other areas. 48
Travel routes Those travelling from Petaling Jaya and Kepong could utilise the Lebuhraya Damansara-Puchong (LDP) highway to arrive at the Puchong toll and subsequently reach Bukit Jalil. The Bukit Jalil Highway is another route to travel from Kuala Lumpur. Motorists from Shah Alam could utilise the Kesas Highway or MEX to reach Bukit Jalil. The New Pantai Expressway (NPE) and Kesas Highway also connect residents to Sunway and Subang Jaya. Bukit Jalil acted as a temporary central bus station while Pudu Central was being renovated. relationship with Bukit Jalil because the easy connectivity is marred by frequent traffic congestion which is a nuisance for the majority of residents who still largely rely on road transport. During peak hours, commuters can expect a bumper-to-bumper situation which is partly contributed by the influx of traffic from Puchong and Kuala Lumpur. According to Malton Bhd executive director Hong Lay Chuan, the group is looking at easing Bukit Jalil traffic by building a flyover to Puchong leading into Bukit Jalil City from Jalan 13/155C. Once Bukit Jalil City is completed, it is expected to ease the daily congestion.

Bukit Jalil’s transformation began with the Commonwealth Games in 1998. Since then, the home of the country’s national stadium has continued to evolve. While the locality has grown into a modern and vibrant neighbourhood, it has retained its distinct characteristics as a trendy and sporty region that attracts young buyers, middle-class families and working professionals. The strategic location has enhanced the appeal of Bukit Jalil, with established connections to major highways including Lebuhraya Damansara Puchong (LDP), Bukit Jalil Highway, Shah Alam Expressway (Kesas), Maju Expressway (Mex) and Lebuhraya KL-Seremban. Vigorous expansion over the past 20 years has seen many distinguished developers investing in Bukit Jalil, including newcomer LBS Bina Group Bhd.

According to the World Bank Group’s 2015 report titled “East Asia’s Changing Urban Landscape: Measuring a Decade of Spatial Growth,” Malaysia is among the more urbanised countries of East Asia. The overall urban area of Kuala Lumpur grew from about four million inhabitants in 2000 to 5.8 million in 2010, reaching a relatively high average annual growth rate of 3.8%, placing the city’s urban area on the list as the eighth largest in the region as of 2010. It surpassed some mega cities like Jakarta, Manila, and Seoul despite its smaller population. Urbanisation has created an opportunity for suburbs within the Klang Valley, and the growth of population in the capital city will eventually create a spillover effect on the surrounding neighbourhoods. The business establishments and educational institutions have also increased the student population and working professionals of the area.

Khong: Bukit Jalil lies strategically off the western side of KL-Seremban Expressway, sandwiched between Lebuhraya Shah Alam (KESAS) on the north, and is bounded by Sri Petaling and Taman OUG. Bukit Jalil Expressway on the south is also bounded by Taman Kinrara and the Technology Park Serdang. Both of these expressways run parallel and subsequently join together onto Lebuhraya Damansara-Puchong (LDP) on the west end. The location is well connected to many other major highways such as the Maju Expressway (MEX), Federal Highway, Cheras-Kajang Expressway and also the KL-Seremban Expressway. Bukit Jalil is also well served by the RapidKL transit network via the Ampang Line and its extension, the Sri Petaling Line. There are four stations in the vicinity, namely Bukit Jalil, Sri Petaling, Awan Besar and Muhibbah station. SP: What are the catalyst infrastructures and development projects in Bukit Jalil? Khong: Currently the most prominent landmark is Bukit Jalil City by Malton Bhd, an integrated development site on a 50-acre land. Another is the newly redeveloped KL Sports City (formerly NSC), a fully integrated sporting and entertainment centre housing the National Stadium, Axiata Arena, National Aquatic Centre, National Hockey Stadium and National Squash Centre.
More high-rises are mushrooming here and its neighbouring townships to meet the demand for housing in the Klang Valley.
Moving forward, Bukit Jalil will be having a new project called Bukit Jalil Sentral, a 76-acre mixed development by MRCB.

catalyst projects boost price hikes After decades of vigorous growth, an even brighter future awaits Bukit Jalil with the completion of more high-profile projects

Prabu Jai Balan is the senior real estate negotiator of Reapfield Properties (Bukit Jalil) Sdn Bhd with over 10 years of experience in the industry. He currently focuses on the Bukit Jalil market.
Two decades of development, the continuous upgrade on amenities, as well as the mushrooming of new concept developments are set to transform Bukit Jalil into a vibrant and robust township.
would be the best timing to invest in Bukit Jalil.
The combination of recreation, leisure and lifestyle have given Reapfield Properties (Bukit Jalil) Sdn Bhd senior real estate negotiator Prabu Jai Balan reason to be optimistic over Bukit Jalil’s prospects.
StarProperty.my (SP) : Tell us about Bukit Jalil.
He anticipated that the market would experience another round of price hikes once the catalyst elements are realised.

SP: The influx of developers into the region has raised concern among some residents who believe that Bukit Jalil might be facing a situation of oversupply. Do you think the market could cope with the new supplies? Prabu: From 2013 to 2018, the property prices in Bukit Jalil have increased by about 30%. The primary market has seen a positive take-up rate even with a flurry of launches flooding the market within a short span of time.
RM700 per sq ft are the most sought-after property type in Bukit Jalil. The Z Residence, Kiara Residence, Vista Komanwel, Jalil Damai and The Treez are doing pretty well in the sub-sale segment. The Jalil Damai completed in 2006 was launched at RM170,000, and now the prices have gone up to RM550,000.
For the primary market, The Park Sky Residence, Park 2@Bukit Jalil City and SkyLuxe are among the most expensive projects in Bukit Jalil, with prices ranging from RM750 to RM900 per sq ft. However, the exciting upcoming developments, continuous upgrades on connectivity and the shortage of land for development at the Centre Business District (CBD) has given me a reason to anticipate that the market will continue to go up in the coming five to six years, assuming that everything goes as planned.
A decade ago, the 2.5-storey houses in Jalil Sutera were launched at RM200 per sq ft or RM500,000. Those properties now command a price of up to RM1.8mil. SP: What are the pull factors of Bukit Jalil’s properties?

in the area. Convenient public transportation Two new LRT stations namely Awam Besar and Muhibbah station have started to serve the township following the operation of the Ampang LRT extension line in Oct 2015. Awan Besar Station is also the terminal for RapidKL buses en-route to Kuala Lumpur city via Sri Petaling, OUG, Kuchai Lama and Old Klang Road. Furthermore, two stations away from Bukit Jalil station is the Terminal Bersepadu Selatan (TBS). The integrated public transportation hub includes the interchange stations to LRT, MRT, KTM, KLIA Express Rail Link (ERL) and long distance express buses travelling to the south, east and northern part of Malaysia. It has increased the number of transit-oriented developments (TOD), and also the general rise in demand for rental and purchase stemming from the new transport options. Bukit Jalil City We have seen successful commercial malls increasing the value of its surrounding properties, such as Mid Valley Megamall, One Utama and IOI Mall Puchong.
as this is the underserved market. There is no issue of oversupply here. The existing commercial units are catered specifically for the attached residential project and are reasonably well tenanted.
Bukit Jalil is expected to benefit from the development of Bukit Jalil City. The mixed development by Malton Bhd and Pavilion Group is expected to draw in crowds, residents and business opportunities into the region. Bukit Jalil has a potential to grow into a happening wine-and-dine place just like Bangsar shortly. It will be an attractive place for young crowds looking for trendy F&B.
If you have the holding power, the commercial unit in Bukit Jalil City would be a good investment.
SP: What are the types of property that the investors should invest in for capital appreciation? Prabu: I would recommend investors to buy commercial properties in Bukit Jalil, 69
SP: What is the market prospect? Prabu: Properties in Bukit Jalil have a relatively fair price compared to other mature townships such as OUG, Sri Petaling and Puchong. These one-to-two years is the best time to buy property in Bukit Jalil. Let me put it in this way: Think Puchong before IOI Mall. Think Seputeh before Mid Valley Mall. What is the price then and now? I foresee that there will be a price hike when Pavilion Bukit Jalil is completed in 2020.

Bukit Jalil: The next hotspot? By Vicky How
The place that we now call Bukit Jalil previously consisted of 1,800 acres of estate rubber plantation. In 1998, Malaysia proudly staged the Commonwealth Games opening ceremony at the National Sports Complex in Bukit Jalil.
Sr. Vicky How is the founder and principal of Propedia Consultancy. Table 2: Median transacted prices of service apartment / condominium.
The fall in price for both The Treez and The Z Residence is due to the implementation of the Developer Interest Bearing Scheme (DIBS). Another reason is the 0% low payment package that was introduced years ago by the government but is now no longer available. It is vital that the price equilibrium is met and the developers need to address the high demand by developing units in Bukit Jalil in order to prevent “property overheating in the area. It is also crucial for the developers to control demand by not overly supplying units in Bukit Jalil and regulating its current and future launches. It is foreseeable with the current trend that there will come a point where the oversupply will lead to traffic and human congestion in the near future. Alternatively, the developer should also explore other methods to improve the lifestyle of the residence in Bukit Jalil, such as building amenities like international schools, medical centres and other family-friendly amenities. In conclusion, the author is concerned that there will be an oversupply of units in Bukit Jalil which will result in price stagnation and traffic congestion in Bukit Jalil for the foreseeable future.
