XCELLENCE in connectivity, amenities and living environment are characteristics that are fast emerging in Sentul. and KL City Centre. The focal integration point for connectivity to all these neighbourhoods appears to converge at the Duke Highway’s Sentul Pasar interchange. This location is worth noting because it is the intersection where the Duke Highway, an elevated Park & Ride station, and the KL River City meet.

The KL River City, with EkoGateway, EkoQuay, EkoTitiwangsa and EkoRiver Centre being its components, is nothing short of extraordinary in development standards. It uses the Gombak River Enhancement and Tunnel (GREAT) system, the first-of-its-kind globally, to mitigate floods without pumping costs. The concept of GREAT system is similar to the famous San Antonio river tunnel, whereby a flood tunnel is constructed for flood bypass within the river corridor itself. On top of the flood tunnel, a river channel is created to convey the normal flows from Gombak River upstream by gravity flow. This saves space and does not incur pumping costs. When floods occur, the flood flow
will be diverted automatically into the inlet structure of the flood tunnel through a low overflow weir. With Gombak River being 10-15 metres wide, there will be sufficient space for various recreational activities, landscapes, jogging and cycling paths, infrastructures and interceptor system. However, with members of Gen Y establishing themselves as the biggest population group in Malaysia, the demand for affordable lifestyle properties will continue to increase in the near future, as many will begin to look for a place of their own to settle down. This year will only see affordable to mid-range priced properties receiving more interest from property buyers. Mid-sized apartments and two-storey terrace houses are still at the top of the list for aspiring homeowners. Most prospective buyers are targeting properties located in welldeveloped and connected locations, especially with direct access or being in close vicinity to public transportation. Some of the deciding purchasing factors for prospective homeowners will be the right pricing, such as less than RM550k for a three-bedroom service apartment unit, and a good development concept, paired with

Owning a property is now made easier as Oriental Interest Berhad (OIB) and Bank Simpanan Nasional (BSN) had recently announced its collaboration to make owning a property more affordable for first time home buyers. Phase 2 of Seroja Hills offers a low density, 256-unit condominium. Standing at 19 levels tall, the development offers a single built-up area of 1,096sq ft, presented in a three-bedroom and two-bathroom configuration. This property is affordable as it is priced merely at RM320,000 onwards. The residence is designed for modern living and will feature facilities including a swimming and wading pool, a futsal court, yoga hall and gym, multi-purpose hall, library, playground, as well as a 24-hour gated and guarded security service.
The partnership between the two prominent companies was made official at the launch of OIB’s phase 2 of Seroja Hills Condominium that will be developed in the rising town of Bandar Baru Salak Tinggi in Sepang. The collaboration features BSN’s Youth Housing Scheme (YHS) aimed to help married couples between the age of 25 to 40 with a household income not exceeding RM10,000 per month, to own a house. BSN’s Youth Housing Scheme is extended to the first 20,000 qualified applicants where it finances the purchase of either completed, under construction or sub-sale properties. Under YHS, BSN will provide home loans ranging from RM100,000 to RM500,000 with a tenure of up to 35 years or the age of 65, whichever comes first. Both conventional and Islamic home loans are eligible with financing margin of up to 100% of
the purchase price. Successful applicants will also receive additional financing up to 5% of the purchase price for the cost of Mortgage Reducing Term Assurance (MRTA) or Mortgage Reducing Term Takaful (MRTT). Speaking during the launch ceremony, Ms Beh Suan Sim, chief operating officer of marketing division at OIB said, “Since our establishment in 1985, we have always focused on creating longterm communities and sustainable townships by developing affordable and quality homes. As such we are excited to embark on this partnership with Bank Simpanan Nasional as this collaboration further supports our ambition of making homes more accessible for first time home buyers. This joint effort is also in line with the government’s initiative to enhance first time home buyers’ affordability, as shown in the recently announced 2017 Budget.”

HIS time around, the StarProperty.my fair is organising a grand finale for 2016. This event takes place at hall 4 and 5 of the Kuala Lumpur Convention Centre in Kuala Lumpur, from today until Sunday (Nov 25 – 27). Along with a list of familiar as well as new property developers, the fair will work closely with its premium partner IJM Land (IJM), introducing three amazing properties that have been newly launched by the popular property house.
Seremban 2, a great community to live in
First off, the developer will be showcasing a property from its Seremban 2 Township. This township holds 3,800 acres of land, and has been producing remarkable property products since 1995. Integrated and sustainable, this township is the most progressive and successful development in Negri Sembilan, offering panoramic views and complementing immaculate green landscapes. Thriving Bandar Rimbayu at South Western Klang Valley
The next property that IJM Land will be showcasing at the fair is located within Selangor. The entire Bandar Rimbayu township holds a gross development value of RM11bil. This township is dubbed Bandar Rimbayu and is divided into four precincts named Flora, Fauna and Bayu as well as Commercial Hub. Since 2013, Bandar Rimbayu has launched a total of 1,818 units of homes and a new addition to the township launches will be Penduline, tucked within the Fauna precinct. Penduline will offer a total of 625 units of double-storey linked homes that

will be built across a 54.95 acres of land. Penduline had previously launched Type A and B homes early this year with a take up rate of 65%. Now Penduline will offer its larger Type C homes featuring land areas of 20 ft x 70 ft with total built-up area of 2,028 sq ft. These homes will be the final phase of the Penduline parcel selling from RM739,800. This phase offers a total of 155 units surrounded by 8.4 acres of lush greenery, encapsulated in a central park, which will serve the local community. The central park is well equipped as it offers facilities which include a neighbourhood square, a football lawn field, a multipurpose court, a futsal court, a playground, a jogging track as well as an outdoor gym. Getting to this township is easy as it is well connected via highways including the Lebuhraya Kemuning – Shah Alam (LKSA), the South Klang Valley Expressway (SKVE), The Lingkaran Tengah Expressway (ELITE) and the Lebuhraya Shah Alam (KESAS).
