I

MPROVING market and investment confidence, granting leniency in financing to first-time homebuyers, and reducing the lapse period for references of transacted property prices were suggested measures to improve the property market. Infrastructure spending can boost the economy in the short term. However, in the long run, economic reform, educational improvements and other measures are needed to improve productivity. Malaysian Institute of Estate Agents president Erick Y.T. Kho suggested that the government should familiarise themselves with the current property market situation, where demand and supply are concerned. It is very important for the property market to gain confidence now. The property market should be supported because its products would encourage foreigners to come to Malaysia. A lot of transactions have been aborted by foreigners who want to buy Malaysian properties because they do not want to go through the hassle of buying certain landed properties. This is attributed to a breakdown in communication between the Federal and state governments, where land law is under state jurisdiction. Although Malaysia My Second Home (MM2H) programme is laudeble, more needs to be done. In addition to establishing an ideal one-stop centre to encourage foreign investment, some business investment policies should be changed to attract foreign investment. Attracting foreign investment should be given first priority as it would have a snowball effect (on the economy). More promotions of investments in the country should be done. Kho cited that some of his overseas customers had commented that property prices are not expensive in Malaysia. In comparison with other countries, properties here are cheap. With Greater Kuala Lumpur’s population of six million, its market is niche. He suggested that the Government has to be very clear on their policies for affordable housing. In addition to introducing policies for affordable housing, they should build and rent, as a transition for people who cannot afford properties (initially, to eventually own

The disparity of incomes of households makes a lot of difference and break the fundamental law of economics. Lin estimated that household wealth is roughly twice of household debt. When mortgages are included, household wealth is roughly three and a half times household debt. However, stating that half of the households in Malaysia earn less than RM5,000 a month, he suspects that a lot of their wealth are within the Employee Provident Fund (EPF), savings and not much cash. Therefore, the wealth debt ratios are more of concern at the lower levels. At this level of income, there aren’t many houses that they can buy. As there are pressures to improve living standards, borrowing for consumption, such as cars, will continue, running them into more debt.

Instead of being cramped and dull, compact homes now make for simpler living and can be full of character.

T

HE movement for living in small spaces is gaining popularity in many parts of the world, especially in countries where habitable land is scarce. With the human population increasing steadily each day (current estimation of Earth’s population is at seven billion), there are growing fears that soon there will be a shortage of terrain that is suitable for living upon. It therefore comes as no surprise that the public’s preference in the past for sprawling estates located on large plots of land, is now slowly but surely shifting to more compact homes. A most notable example of one such country where the people embrace this lifestyle is none other than our own neighbour, Singapore. Singapore is well-known as a global economic powerhouse, but did you know that it is also famous for its ‘shoebox apartments’? They are named as such because of the size of the units. There is no regulated minimum, but they tend to range from 100 sq ft to 500 sq ft, and can also be known as ‘Mickey Mouse’ apartments. Other well-developed cities around the world have also adopted similar housing arrangements, such as Hong Kong with its ‘cubicle homes’ and ‘cage homes’; Paris, which is not only the ‘City of Love’, but the city of tiny apartment units; as well as New York and Seattle, where space is a luxury and people are willing to live in cramped areas in order to remain in the heart of the city.

Developers are now faced with the challenge of creating homes that meet the needs of today’s modern society, functional homes that are built in a strategic location at an affordable price.

In Malaysia, we are still blessed with ample habitable land, but as anyone can attest, the heavily-populated urban areas are fast running out of space. While we do not need to resort to cramped uncomfortable homes, there is a rising interest in smaller-sized living quarters due to the convenience in its upkeep. Developers are now faced with the challenge of creating homes that meet the needs of today’s modern society, functional homes that are built in a strategic location at an affordable price. The answer to this is to encourage people to live large in small spaces. This sort of lifestyle change may be difficult for some to adapt to, but it promises a simpler living that is not only sustainable but happier and healthier. As it is, small units do not need to be cramped confined spaces with no character to them. This is where clever interior designing ideas come to the rescue, allowing home owners to add their personal flair and turn their compact homes into a wonderful colourfilled area! Nick Fong and Alex Lee, founders of Nu Infinity, are experts in making small spaces appear larger than they really are, through ingenious usage of colours, hidden storage spaces and cleverly placed accessories to create optical illusions. “While many people rightly believe that light colours have the ability to make it seem as though the walls are receding, they can also try to incorporate earthy tones into the palette as well if they feel that whites are too bland. Not only are

they soothing to the eyes, they outlast trends and can be easily matched to most things,” said Fong. “Instead of bulky shelves that take up too much floor space, there are alternative solutions you can turn to: storage shelves that are flush into the walls, handily integrated above-door shelves, and foldable window slats that double-up as clothing racks. Even by placing a large mirror on the wall in a room will give the impression of a much wider room,” added Lee. One example of compact units that is still big on space maximisation is Gamuda Land’s HighPark Suites, located in an enviable location at the heart of Petaling Jaya, Kelana Jaya. blast. The property fair held at Kuala Lumpur’s central locale saw a vibrant mall welcoming enthusiastic future property buyers, despite the rather soft property market. The awe-inspiring event was held from Aug 15 until 21, at the ground floor level of the mall. The fair saw people from all walks of life as well as tourists, due to the strategic location of the mall with regards to connectivity as it is connected to KL Sentral station. Throughout the week-long property event, developers rolled out the red carpet for the big names of the property industry, including familiar names such as D’mayang Sari by Seri Pajam, D’aman Residences by Masteron and the Robertson by Gamuda Land.

Series was organised to present toplevel management, such as CEOs of very large public listed companies, another dimension to explore, instead of talking to their management team. Very experienced and qualified speakers were invited to give some insights. Reflecting on the full-house attendance of the seminar, Ng said that the quantity and quality of attendees were equally important. “We really hope to get more senior management participation, not necessarily just developers, but also senior members of banks and construction companies. “We want to open up to more

stakeholders involved in the real estate market as a whole. If we continue this high standard of sharing new ideas, it will become a very sustainable avenue and keep Rehda Institute relevant,” Ng said. In the case of research, Rehda Institute is building its team to perform deeper research on new areas that are relevant to past and current issues impacting the industry. Examples include inequitable legal outcomes concerning land matters and practical issues related to the implementation of Strata Management Act 2013. Identified issues are debated at Rehda Malaysia and then conveyed to various

ministers, ministries and local authorities. Education also plays a role in the development of the industry. Rehda Institute is collaborating with a tertiary educational institution to establish an executive programme to certify professionals and help them to become all-rounded for property development businesses. Once professionals have been trained in Rehda Institute’s programme, they would gain all-rounded understanding of issues such as land matters, obtaining approvals from various ministries and local authorities, financing, sales and marketing, and project and property management.

To spread eco-awareness, the Free Tree Society gave out a total of 400 plants, to fair visitors throughout the fair period. During weekdays, the Free Tree Society gave out 50 plants a day while over the weekend, 70 plants were given out each day.

To cultivate creative education among children, Creative Robotics Education also known as CR8, was present at the fair holding demos of how children can create innovative robots as well as competitions for children to take part in. The booth was a hit amongst youngsters who followed their parents to the property fair. CR8 also held a competition that saw two innovative youngsters Lucas Thomas and Hakim Hay hailing from different parts of the Klang Valley, taking part as well as emerging as winners. The children were aged 10 and 12 respectively. The children who were pleased with their creations as well as their achievements said that they like

building simple robots merely to play with. The kids weren’t aware that what they were doing during their leisure time could land them trophies, adding that they won the competition due to their experience playing with Lego bricks at home. Sweet-toothed fair visitors were also treated to caramelrich popcorn by service provider application ServisHero that gave out free popcorn to fair visitors upon downloading their app, while free balloons were also given out by the company to the little ones.
