A NEW TASTE OF MEL BOURNE 3
INTRODUCING T H E N E W D I N I N G D E ST I N AT I O N ON COLLINS STREET
Melbourne is famous for its love of fine food, international flavours and world-class venues. Now is the time to be a part of the city’s next dining experience. St. Collins Lane presents a unique opportunity to be at the heart of Melbourne’s newest international address alongside flagship retail brands and premium restaurant names. Facing Collins Street and Little Collins Street, St. Collins Lane is where luxury brands and leading labels meet local design and urban cool. This is a reinterpretation of the traditional shopping centre to reflect Melbourne’s eclectic and passionate approach to fashion and food. Of course St. Collins Lane is not just about shopping. Its magnificent dining terrace will occupy all of Level 2, with direct access from street level on either side of the building. Individual tenancies will be clearly defined by their discrete style and exclusive seating. Diners on the balconies will enjoy new, sweeping views of Collins Street and Little Collins Street. Elegant late night venues and a highly sophisticated sense of design will all add to the luxurious surrounds that will define this new establishment. The dining terrace will both enhance the shopping experience of St. Collins Lane and stand as its own Melbourne dining destination. Previously known as ‘Australia On Collins’, this major redevelopment is now offering a selection of spaces for lease and the chance to join an unrivalled coterie of premium restaurants, sophisticated bars and chic cafés.

THE NEW E S TA B L I S H M E N T HAS ARRIVED IN MELBOURNE Collins Street, Melbourne, has always been known as Australia’s best-dressed location. Built with money from the 1850s Gold Rush, retailers gathered here to cater to the fashion conscious in search of the latest look. To be seen on Collins Street was a social must. It’s not all that different today. This is where savvy shoppers go to find an eclectic mix of local and international fashion-forward brands. Even when visiting the shops without that press-a-buzzer-to-get-in sign of prestige, there’s something inherently classy about shopping on Collins Street. St. Collins Lane is set to not only continue this tradition of exclusivity, but to connect it to Melbourne’s edgy laneway culture. Think high end meets high street. This is where the chic-smart will be able to step from mainstream to designer and back again. To the south you’ll find the established grandeur of Collins Street. To the north you’ll find the hustle and bustle of Little Collins Street, with its boutiques, galleries, hidden cafés and pop-up boutiques. In the middle will be St. Collins Lane, bringing the two worlds together. Geographically, St. Collins Lane will also offer pedestrians a much needed northto-south path through the city. Its southern and northern entrances will see hugely increased footfall, as commuters from Flinders Street Station and Collins Street trams flood into the centre of the city and back again. Of course when they walk through St. Collins Lane, those pedestrians and commuters become window shoppers and customers. Melbourne was once famous for its elegantly laid out grid of thoroughfares. Today it’s more well known for its iconic laneways. These are the well-worn urban trails snaking through the city in search of short-cuts and surprises. These are the paths that locals take to cut through, to meet for coffee, to find out what’s new and what’s next. St. Collins Lane embraces that culture – both literally and figuratively. It’s more Melbourne fashion than black boots and red lipstick. This is the New Establishment.
OVERVIEW
St. Collins Lane will arrive in the heart of Melbourne’s most loved retail street. This ‘New Establishment’ will draw on the location’s old-school style – then complete the ensemble with a modern twist. This will be a new fashion forward destination for the city, for consumers and for the next generation of local and international brands.

FOOD & BEVERAGE OFFERING
The dining terrace of St. Collins Lane will be a unique addition to Melbourne’s celebrated food culture, surrounded by a premium retail destination. The dining terrace of St. Collins Lane will be a unique addition to Melbourne’s renowned culinary scene, surrounded by a premium retail destination. For the first time, shoppers will be able to experience a mix of high end local and international food concepts, all under one roof yet still within highly designed and individually branded areas instead of a blandly traditional communal area. Enjoying lunch and dinner here will be more akin to dining out along the well-known restaurant strips of Flinders Lane or Crown Casino. As such, the food and beverage offerings will be of an extremely high standard and the mouth-watering creations will be from well-known restaurateurs. As well as the design and the choice of tenants, the sophistication of the St. Collins Lane dining terrace will be reflected in the finishes. Acoustics, textures, tones and lighting will create a series of vibrant spaces that are welcoming throughout the day and night. It is expected that tenancies may feature exposed kitchens, counter seating and a high level of design, with space for occasional live music, tastings and special events. There are currently eight medium sized food and beverage tenancies available along with two full sized restaurant tenancies. All tenancies will be bathed in natural light through large windows. Some tenancies will also enjoy immediate access to opulent outdoor decking overlooking the grandeur of Collins Street and the bustling vibrancy of Little Collins Street. There will be direct access to the dining terrace on Level Two via escalators at both the Collins Street and Little Collins Street sides of the building. As the dining terrace will be open until late at night, long after traditional shopping hours, there will also be secure late night entry available. In addition to escalators to street level, access to the dining terrace will be provided by lifts on Collins Street and via Dame Edna Place off Collins Street. Melbourne has an insatiable appetite for new dining experiences. St. Collins Lane will be the city’s new dining destination – a place to meet friends, sample new tastes from the city’s best restaurants and enjoy a drink with stunning city views. Like its surrounding retail offering, this is the best of Melbourne. This is the new establishment.

THE NEW R E TA I L V I S I O N
A new Melbourne experience. Melbourne has always been considered the home of food and fashion in Australia, with Collins Street and Little Collins Street both very special yet different in parts of its character. We did not believe the current building successfully linked these two streets and their different traditions. With that in mind, the brief we gave to the project team was to incorporate these two traditions, and in doing so create a distillation of Melbourne in a unique retail and dining experience. We wanted it to be both traditional and forward thinking, international and local, open and intimate. Above all, we wanted to ensure this new building worked equally for tenants as well as for customers. Our vision was of a new, truly Melbourne experience. That vision will soon be a reality. — LaSalle Investment Management
As a Melburnian, I’m very excited about St. Collins Lane. As well as offering the city an impressive new retail and dining opportunity, it will add a new edition to Melbourne’s famous laneway culture. Collins Street is famous for its historic shopping arcades. Collins Street is a destination and shopping there is an experience. We want St. Collins Lane to evoke the same passion. This is why we’ve designed St. Collins Lane to be a bespoke retail experience. We’ve achieved this through prominent and visible shop fronts complemented by a palette of materials that acknowledge the tradition of the 19th century arcade. There will be a new clarity to the pedestrian circulation through St. Collins Lane, with clear visual sightlines to all levels. The dining terrace on Level Two will be defined by a lightscape reminiscent of an illuminated canopy of leaves. Every ARM Architecture project involves in-depth research into local, cultural and urban issues. For St. Collins Lane, that resulted in acknowledging the different contexts of both Collins Street and Little Collins Street. Collins Street is home to an architecture of dignified and vertically expressed façades. The proposed façade of St. Collins Lane will pay homage to this grand tradition with double height stores ready to accommodate prominent flagship tenants. By contrast, the Little Collins Street façade will be intimate and eclectic. This new building will strike a chord with Melburnians. I believe St. Collins Lane will resonate with the location’s history and environment, while at the same time sounding a bold new future. Stephen Ashton - Founding Director, ARM Architects

I N T E R N AT I O N A L BRANDS
Acclaimed restaurants with a presence in the St. Collins Lane dining terrace will be right at home, surrounded by an exciting range of premium international brands making their mark in Melbourne. Not only will it offer a completely new kind of retail environment, St. Collins Lane will also be a theatrical experience designed for a sophisticated shopping and dining destination. Every part of the building will be bathed in a dappled light from a stunning sculptural lightscape that cleverly links the retail and dining levels, all set against illuminated ceiling panels. The warm, bronze colour palette will give the building a distinctive bejewelled elegance, finished with classic, vivid black and white tessellated tiles. Both bold and boutique, the most coveted fashion and food will be a natural fit. St. Collins Lane will not only be a new base for big names, it will also be home for big stores, with multi-level shop fronts sure to be sought after by significant flagship brands. As Collins Street is the home of the finest international brands, from Hermes and Cartier to Gucci and Louis Vuitton, news of Australia’s latest premium retail landmark is already traveling far. St. Collins Lane will offer the world’s exclusive brands a chance to make their presence known, and to find a new space that is exactly where they belong in Melbourne.

THE OPPORTUNITY
THE BUILDING. THE EXPERIENCE.
Let’s take a walk through St. Collins Lane. First, just stand on the ground level at Collins or Little Collins Street and you’ll immediately feel how the façades draw people in. The place is designed to be irresistible. The high ceilings of the lower ground, ground and first floor levels create a feeling of immense space. Take in the architectural grandeur in the elegant glass balustrades and the brilliant lightscape. Now take a look straight ahead to see something really new. Your sightline is unobstructed from Collins Street all the way through to Little Collins Street. You’re looking at a clear, on-grade pedestrian place. St. Collins Lane offers a much-needed thoroughfare to travel from Collins Street towards Bourke Street. It’s part of the city’s traditional ‘ant-trail’ and will immediately become the way pedestrians naturally navigate Melbourne. If you enter from Collins Street, you’re surrounded by luxury stores. These four international flagship stores, all fine company for the dining terrace tenants, are set in refined architecture, surrounded by smaller luxury brands, and all bathed in natural light from a central vertical corridor. It’s all undeniably stunning and yet completely accessible. Up on Level One, where an exclusive retail brand mix is guaranteed to have something for everyone, there are clear sightlines up to the dining terrace to tempt hungry shoppers. On Level Two the dining terrace presents a range of individual, and individually designed, micro restaurant offerings. A unique and glamorous outdoor dining area looks over Collins Street while a boutique decking area overlooks Little Collins Street. An architecturally designed staircase on Level Two adds a sense of theatre as well as a grand entrance to the hotel above. It also gives you the opportunity to have a closer look at the lightscape, with its leafy green canopy that playfully reflects light throughout the building. It’s just one iconic part of an already iconic address. Working in harmony with the rest of the meticulous design, it pushes St. Collins Lane into the extraordinary.
