Your Private National Park It’s a good half-day trek from the majestic entrance of Storm Mountain Ranch deep into the magical recesses of Walton Creek Canyon. It’s nearly three miles if you measure in a straight line, but out here there are no

straight lines and no one’s measuring, anyway. The air is cool and fragrant with pine even on a bright summer day, and the melodious roar of the creek takes you a million miles from your day-today concerns. At the end of your trek is rustic Hideout Cabin, practically hidden from view, and perfectly sited among the surrounding cliffs and forests for its breathtaking view of June Falls. Nearby, Walton Creek Falls tumbles down out of the Routt National Forest lands that surround the canyon. This remarkable spot, this secret center of Storm Mountain Ranch, is one of those spiritual places that we are sometimes privileged to visit. Usually such places are found only deep in a National Park. This is exactly what Storm Mountain Ranch is about. Although it consists of 1,063 pristine acres encompassing meadows, a working ranch, mountainside forest, and a magnificent canyon rich in wildlife, fewer than 40 of those acres

Photo of entrance

will actually be impacted by human habitation. The meadows, mountainside, and canyon are protected for you and your children, forever, by an ironclad conservation easement. In one of the most meticulously crafted land-use programs ever conducted in the West, only fourteen fortunate families will own private homesteads. Here on Storm Mountain Ranch, these families will search out their own secret centers. Perhaps it will be on their home-stead, or in the canyon wilderness. Perhaps it will be in the other shared amenities: the ranch with its meadows and paint horses, the great fishing spots, the magnificent Awapa Lodge, or remote Hideout Cabin. It may even be in the access to the great skiing and other recreational opportunities nearby. Storm Mountain Ranch is full of the experiences that make families grow together. It really is like owning your own National Park.

AWAPA LODGE

PROTECTED FOREVER Development rights for the meadows, mountainside, and canyon conservation areas of Storm Mountain Ranch were donated to the Yampa Valley Land Trust, a not-for-profit organization dedicated to preserving the agricultural, scenic, wildlife, and open space values of northern Colorado. The easement that protects your lands forever means that your children’s children will enjoy the ranch as much as you do. When you hike with them into the wilderness of the upper reaches of your canyon - their canyon, too - you’ll know that no houses, no hotels, will ever bedeveloped there. The canyon that you share with your children is the same canyon that they’ll share with theirs.

Like a National Park, Storm Mountain Ranch is a rich natural resource that should be preserved. A team of land and wildlife experts studied Storm Mountain Ranch to identify its scenic, wildlife, and agricultural values. They were chosen as among the best and most experienced in their fields, and all came from a background in which preservation was a high value. For over a year, these experts crossed the land, examining it intensely and in every season. They included biologists, geologists, ranch experts, land-use planners, and experts in fish and wildlife habitat, hydrology, wetlands, and topography. The Colorado Division of Wildlife and Army Corps of Engineers joined as well. After their Year of Study, including careful analysis of plant and wildlife habitats, they defined three conservation areas to be protected forever: the hay meadows, mountainside, and canyon. Conservation easements on these three areas were granted in 1997, ensuring that these lands will be free from development. In addition, there are provisions ensuring wildlife management, logging prohibition, and continued agricultural production. The plan received the Governor’s Award for Outstanding Efforts in Smart Growth and Development. “Storm Mountain Ranch is a model for protective development in a Colorado valley facing unprecedented growth pressure. Storm Mountain demonstrates there is a way to successfully marry environmental and agricultural protection with limited habitation by man. Homeowners on Storm Mountain Ranch will be participants in creating a new model for the West, one based on stewardship, agricultural production, and environmental preservation.” Lee Dusa – Former President of Colorado Open Lands

RICHARD THOMPSON WESTERN ECOSYSTEMS, INC., BOULDER, COLORADO Richard (Rick) Thompson, President and Senior Biologist of Western Ecosystems, has written hundreds of technical reports for government agencies and private industry, and has worked with the US Forest Service and Colrado Division fo Wildlife. Western Ecosystems provides original research, impact assessments, wildlife inventories, threatened and endangered species surveys, and educational guides. Rick performed the ecological inventory for the Storm Mountain conservation easement, performing numerous onsite studies.

“I must admit that, when I’m in the canyon, my scientific objectivity gives way to romantic emotions of nature that I rarely experience outside wilderness areas.”

THE HAY MEADOWS The fertility of land like the hay meadows first beckoned settlers to the Yampa Valley over a .century ago. Now the meadows welcome you as the gateway to the homesteads. The conservation easement guarantees that over 200 acres of open hay meadows will stay in agricultural production forever, preserving the agricultural tradition of the Yampa Valley. Provisions allow a horse barn, caretaker’s quarters, and other buildings related to agriculture. The beautiful Western-style drift fence of native lodgepole pine borders the meadows and ranch area.

THE MOUNTAINSIDE Bursting into spring bud or turning into an autumn kaleidoscope, with its vista to distant peaks, the mountainside is the ideal place to savor the drama of the ranch’s passing seasons. The 316-acre mountainside conservation area equals the canyon as wildlife habitat. Its old-growth forest is preserved forever from logging and one guest cabin is permitted. With trails passing through the lush region our ranch hands call Fern Park, the mountainside is the ranch’s front door to the Routt National Forest. R SCOTT FIFER RESOURCE ENGINEERING, INC., GLENWOOD SPRINGS, COLORADO Scott Fifer is president and principal hydrologist of Resource Engineering, Inc, a company with over 24 years of experience in Colorado hydrology, water quality, environmental planning, and wetlands investigations. Scott has also worked with water rights administration for ski areas, reservoirs, diversion projects, mining operations, hydropower projects, and municipal developments. He has worked with the US Forest Service, Vail Associates, and the Town of Telluride.

“The quality and quantity of the water owned by Storm Mountain Ranch is amazing. What’s even more impressive is the fishing lake construction and stream improvements – a wonderful use of lots of water.”

WALK ON THE WILD SIDE Storm Mountain Ranch’s conservation areas are being managed for increased wildlife carrying capacity. Even a casual hike usually offers wildlife sightings. Your mountainside and canyon neighbors range from humble ground dwellers like marmot, ermine, and porcupine to lords of earth and sky like heron, eagle, moose, and elk. The preservation of several emerging wetlands communities has earned an appreciative response from the Army Corps of Engineers. The ranch’s thread of waters is an important wildlife resource, too. According to ecologists, 80 percent of wildlife depend on riparian areas at some stage in their life cycle. These precious areas represent less than three percent of the lands of the West.

"Man's heart away from nature becomes hard." - Chief Luther Standing Bear of the Oglala Sioux

A MYRIAD OF FLOWERS AND FOLIAGE Storm Mountain Ranch teems with plant life,

from delicate subalpine wildflowers to splendid aspen that shimmer golden in autumn while scrub oak add brilliant crimson patches of seasonal coloration. The mountainside’s breathtaking and ecologically significant aspen/bracken fern community has at times a tropical feeling, rare in the West. Fir trees and blue spruce keep the landscape alive through winter, until the canyon roars with snowmelt and the bright green shoots of spring growth appear once more. SEASONS ON STORM MOUNTAIN At its gentle altitude of 6,900 feet, Storm Mountain Ranch feels like high country but the air is easier to breathe, the growing season longer, and the vegetation more lush than at higher elevations. Steamboat residents never have to joke like some other Colorado mountain dwellers about having only two seasons, but revel instead in the warm, sunny spring and glorious fall. The outdoors welcomes you in all seasons.

THE CREEK AND CANYON CONSERVATION AREA

The canyon is a wild and magical place. On the warmest days of bright golden sunshine the light is blue, the air is cool, and it smells of pine. Once you cross the trickling tributary Bear Creek, you know you’re really up-canyon and something changes. It’s like going back in time. Follow the creekside trail to rustic Hideout Cabin, perfectly sited in its natural surroundings for a commanding view of the canyon’s crown jewel, June Falls. A short walk brings you in sight of a second wonder, Walton Creek Falls, as it cascades from the surrounding Forest Service lands. The 276-acre stretch of Walton Creek Canyon, with its forests and granite outcroppings, extends for over two miles. The canyon is a haven for numerous species of wildlife including moose, elk, black bear, golden and bald eagles, porcupine, and ermine. The creek is a paradise for trout.

Homesteading with nature

PLANNING THE HOMESTEADS The intense planning behind Storm Mountain Ranch has its roots in the National Park Service’s philosophyof first planning areas for preservation and then defining areas for recreation and development. The plan for Storm Mountain Ranch is based• on the preservation of the canyon, mountainside, and meadows. The homesteads have been strategically located outside these areas, but these areas are made accessible by an integrated system of trails and roads. Storm Mountain Ranch has only 14 homesteads on 1,063 acres, a fraction of the number permitted by local zoning regulations. Residents will share in common the entire ranch while the legally deeded homesteads range from 35 to 70 acres. Each homestead has an identified building envelope of three to five acres. The location of each homestead was determined only after painstaking study and analysis. The design team spent an entire year and hundreds of hours visiting each homestead during all four seasons. They made this intensive effort in order to understand the most subtle aspects of each homestead: to understand how they related to the landscape, and how they related to each other. Each homestead went through a series of evaluations to ensure it offers the best possible views, vegetation, privacy, access, and sunlight. While each homestead is spectacular, each has its individuality and special characteristics. One may offer the seclusion of a grove of quaking aspen, another the broad expanse on the edge of a hay meadow overlooking the Yampa Valley, and another the sound of water cascading down Walton Creek. Each homestead is unique, and each brings with it the shared ownership of the canyon, mountainside, hay meadows, and other common amenities of Storm Mountain Ranch.

“Storm Mountain Ranch is a dream project. This is the way such special lands in Colorado should be treated: figuring out what’s special about a place, protecting it, and making sure that any development is compatible with the environment.” – Carol Adams, Studio 2 Design

The Ranching Life

HAYING AND HORSES Nothing could be more Western than your first sight of Storm Mountain Ranch with its rugged stacked log rail drift fence. You know you’re someplace special when you pass through the massive stone entry gate and cross the wooden bridge over a fishing pond. As you enter the ranch, you are surrounded by horse pastures and irrigated hay meadows. The working ranch includes the ranch manager’s house, hay barn, shop, outbuildings, and other facilities for maintenance and haying operations. In 1998, the haying operation produced 174 tons of high-protein hay, almost two tons an acre. The hay is used to feed the ranch’s horses, and surplus is sold. RIDING AND ROPING The road leads north past the lakes to the corral riding arena, and Western style wood-and-stone horse barn. Its double pitched gambrel roof is functional in origin, intended to shed snow while maintaining large hayloft capacity. The barn is home to your registered paint horses. Ride, rope, or barrel race in the riding arena, or ride out along the miles of trails that wind through meadows, mountainside, canyon, and up into the Routt National Forest. YOUR RANCH IN THE ROCKIES The ranch belongs to you, but not the work of managing it. That’s the job of the full-time ranch manager. The ranch you own is not a theme park - it’s a working ranch where cowboys ride horses, drive tractors, and maintain irrigation ditches. Your ranch manager is committed to sharing his love of horses and ranching lore with Storm Mountain residents - especially the kids. For grownups, the ranch may simply mean the pleasures of riding and fishing and the satisfaction of knowing that your land is productive. For youngsters, there are few better ways to learn responsibility and self-assurance than through ranch life.

STEVE HERTER SEVEN LAKES LODGE MEEKER, COLORADO Perhaps you’ve fished with the Herter Bastard Midge or watched Steve Herter on Fly Fishing America. Inheriting his passion from his famous fly-fishing father, Red Herter, Steve has created three of only four Colorado fishing lodges cited in North America’s Great Fishing Lodges, published by Sports Afield. The habitats that Steve created at Elk Trout Lodge in the early 80’s earned it one of the only three Orvis endorsements at that time. More recently, he has made Elk Creek Lodge and Seven Lakes Lodge into nationally renowned destinations. Now, with over 35 years’ experience, he has worked the water to make Storm Mountain Ranch a fly fisher’s dream.

“As Seven Lakes Lodge, I learned that it’s not that hard to dream big dreams. Working with Jeff and the Storm Mountain team is allowing me to dream some more.”

Dr. Walsh performed an onsite review of Walton Creek’s aquatic condition and of the irrigation system, with recommendations for increasing habitat diversity and trout carrying capacity.

WATER IS EVERYWHERE Geographers classify most of the American West as "semi-arid." Climate maps show it the same bright orange as sub-Saharan Africa and the Atlas range of Morocco. That's why an abundance of water is miraculous to ranchers, and why gun battles and court battles have been fought over it. In a clean, dry land washed more by sunlight than by rain, Storm Mountain Ranch has water, and plenty of it. It has what the cowboys call "live water:" water that falls, and laughs as it runs over the rocks and smiles as it catches the midday sunshafts up-canyon. It's water that trout love, with a sound to soothe a fly fisher's soul. Storm Mountain Ranch also has lakes on the hay meadows: acres of lakes and ponds for boating, for kids to wade in, and for fishing for the big trout that like to lie in the depths of quiet water. Water runs like a thread through the canyon, lakes, and ponds. It cascades from lake to lake. Creeks and ditches flow all year round, while a pond is designed to freeze over for winter ice-skating. Walton Ditch and Phillips Ditch connect the homesteads to the canyon and meadows like a strand of pearls, and the meadows' smaller irrigation ditches make the landscape come alive. TROUT ARE EVERYWHERE, TOO There may be no one who knows more about fly fishing in the West than Steve Herter. A world-famous fly fisher of both vision and passion, he created what he calls an "Empire of Fishing" on Storm Mountain Ranch. The water is private, and Storm Mountain Ranch is committed to creating and maintaining fish habitat. You can fish the creek, the ponds, the lakes, and the ditches. You can fish in waders, from the shore, or from one of the lake's flat-bottomed Adirondack guide boats elegantly hand-crafted of cedar. There are big fish, fighters, and plenty of them. Walton Creek, running with brook and rainbow trout, had great private fly fishing to begin with. First a trout ecologist, Dr. William Walsh, studied the creek and irrigation system. Then Herter, master planner of the fishing empire, enhanced and added to the original habitat to provide ideal conditions for raising big fish. Consulting with our land planners, Herter designed fishing lakes with bottoms contoured to provide superior trout habitat and fishing pleasure. Steve even enhanced the irrigation ditches to track the meadows with great fly water, each meander leading to another pool with lunkers waiting. Awapa Lodge, surrounded by water on three sides, is your base for lake fishing, tying flies, and telling fish stories. The canyon's remote Hideout Cabin can serve as a staging point for fishing the upper reaches of Walton Creek. Storm Mountain's commitment to fishing is so strong that the ranch's registered brand is "Hook, Line, and Sinker."

THE LODGE ON THE LAKES Awapa means “land of manywaters” in the language of the Utes who originally inhabited this land. It’s a fitting name for the gathering place of the Storm Mountain community. Surrounded on three sides by lakes, Awapa Lodge is a magnificent structure built in the rugged wood-and-stone National Park vernacular that is the essence of Storm Mountain’s architectural character. Your lodge has a place to tie flies and talk about the one that got away, but it’s much more than a fishing lodge. The Great Room’s vaulted ceiling and rustic fireplace make it the perfect place to relax with friends and family and get to know your neighbors – especially on a cold winter day when the lodge smells of pine, when its roughhewn timber offers refuge from a winter storm, or when you take a break from ice-skating on the adjacent pond. In summer, when the grass is green down to the water’s edge, choose sun or shade on the expansive wooden decks that wrap the lodge. There is also a commercial kitchen facility ideal for entertaining, and extra rooms for guests or where owners can stay until their own home is built. Awapa Lodge will be shared by a lucky few families.

THE CABIN IN THE CANYON Your richly-textured stone-and-log Hideout Cabin blends in perfectly with the granite-and-timber surroundings of Walton Creek Canyon. Looking up at June Falls, and just a short walk from the spectacular view of Walton Creek Falls, the cabin is a remote refuge for up-canyon hikers, riders, and fly fishers: a perfect place to gather at the end of the day, seek shelter from the elements, or contemplate the magnificence, peace, and solitude of the canyon.

With over 3,000 square feet of space, Hideout Cabin has ample room for a living room, large fireplace, commercial kitchen, two master suites, and bunk beds upstairs for children and grandchildren. Authentic decor will provide a rustic Western atmosphere. Hideout Cabin is the embodiment of Storm Mountain’s philosophy of building in harmony with the natural surroundings and is a wonderful common amenity.

The National Parks Tradition Storm Mountain’s architect, Bob Fitzgerald, is quick to acknowledge Gilbert Stanley Underwood as a major influence. Underwood’s large national park buildings of the 20’s – most notably Yosemite’s Ahwahnee Lodge – used landscaping and local materials to make the building feel a part of its environment. This style was also cultivated in Herbert Maier’s smaller-scale park buildings and Mary E J coulter’s use of local styles, and consolidated by the massive public works park projects of the Depression Era that used highly qualified planners and artisans skilled in the use of native materials. The parks tradition is only in part a visual style depending on a rustic wood and stone look. It’s also a spirit, creating structures that depend more on local materials and traditions than on formulas. The goal, as Fitzgerald puts it, is a building that seems to spring from the landscape rather than to have been dripped onto it. It’s a process, he says, that begins on the land, is carried through on the drawing board, and then returns to the land in the supervision, selection, and training of the masons and builders.

Ski Town USA It’s easy to see why Steamboat Springs is called “Ski Town USA.” Kids here learn to ski as soon as they can stand, and even the high school band marches on skis in wintertime. No wonder Steamboat Springs has produced 43 winter Olympians- more than any other town in North America. You can’t find better ski conditions anywhere, with more annual snowfall than any other resort in Colorado. Steamboat snow is so dry and light, it’s known around the world as “champagne powder.” Steamboat Ski Area boasts over 3,600 feet in vertical drop from its 10,568-foot summit. There are almost 3,000 acres of some of the world’s

greatest skiing terrain accessed on 140 trails. Skiers can choose among numerous trails to suit every age and skill level. Nearby Howelsen Hill is one of the few facilities in the world with five ski jumps. It also offers nighttime alpine skiing and snowboarding, groomed cross-country ski trails, iceskating, and events for kids. However much its name conjures up images of powder snow, Steamboat Springs is as important a resource for the necessities of life as it is for the luxuries. There are Western outfitters, sports shops and even an Orvis store. You can buy books, videos, and music. There are over 60 places to dine, from small-town cafes to several four-star restaurants. Whether you’re looking for a quart of milk, medical care, or a fine meal, Storm Mountain Ranch is one of the few Western ranches that offers convenient access to deep wilderness, outdoor recreation, common daily needs, and a touch of luxury without requiring an expedition to get to any of them.

THE HEART OF THE WEST The world-famous resort community of Steamboat Springs attracts visitors from every state and across every ocean, but when you live on Storm Mountain Ranch, Steamboat is your home town. Steamboat Springs is truly the heart of the West. The central community for the working ranches spread across the broad Yampa Valley, it is home to 8,500 people. It is a ranching town with Western storefronts, a couple of dogs in the back of passing pickups, and drivers in cowboy hats. A rodeo runs all summer long nearly every Friday and Saturday night. The town’s name comes from a hot springs that vented with a puffing sound like a Mississippi River paddle-wheeler. The springs still welcomes visitors, but it no longer huffs and puffs: it was silenced forever when its banks were graded for railroad tracks in 1909.

THE ARTS IN STEAMBOAT Resident and visiting _artists and performers present cultural programs all year ‘round especially the summertime Strings in the Mountains Festival of Music. The Steamboat Arts Council, the Seventh Street Playhouse, and the Steamboat Community Players offer a variety of events, and the Perry-Mansfield Performing Arts School numbers Dustin Hoffman among its alumni. HOSPITAL SERVICES In Steamboat Springs, Routt Memorial Hospital and its attached nursing home and extended care center offer a wide range of medical care including emergency, orthopedic, and cardiac care among its many specialties. A new, state-of-the-art 122,000-square foot facility is scheduled to open in December, 1999.

ACCESS Steamboat’s municipal airport, three miles from town, serves general aviation on its 4,500-foot runway. The 10,000-foot runway at Yampa Valley Regional Airport, 22 miles away in Hayden, serves both general and commercial flights. Eagle County Airport (in Eagle, serving Vail) is 85 miles away, and Denver International Airport, 170 miles. Steamboat Springs lies below Rabbit Ears Pass on U.S. Highway 40, the major highway connecting the Yampa Valley with 1-70 to Denver. Driving mileages are 150 to Denver, 143 to Ft. Collins, and 100 to Vail.

Designing The Land DESIGNING WITH GUIDELINES Taking their cue from the ranch’s natural beauty, the team members designed the roads, bridges, trails, and homesteads with meticulous care and attention to detail to ensure a harmonious relationship with their surroundings. The Storm Mountain Ranch Design Guidelines have been written to equally ensure that homes and other improvements are designed with the same level of care, attention to detail, and sense of harmony with the landscape. The philosophy of the Guidelines is to create structures with a defined but subtle presence in the landscape. Some of the best examples of this process can be found in America’s National Parks. Built predominantly of natural materials and with superb craftsmanship, our landmark parks buildings seem to have evolved as a natural extension of the landscape. This is Storm Mountain’s goal. The Design Guidelines for Storm Mountain Ranch evoke the style and feeling of National Park architecture. They recognize the landscape as the dominant factor in the design process, calling for a palette of materials and colors that will blend the buildings in with their surroundings. Stone, timber, and logs will convey a sense of strength, character, and heritage, and the scale of structures will complement, not dominate, the homestead. Landscaping will reinforce the harmony of architecture and environment. Within these Guidelines, there is ample play for individual expression and creativity of architectural detail and craftsmanship. When you build on your homestead in accordance with the Design Guidelines, your home on Storm Mountain Ranch will seem to have been here for generations. Permanence, tradition, and your family’s heritage are what the Storm Mountain philosophy represents.

Life of the Land A MIRROR OF DREAMS AND PASSIONS STORM MOUNTAIN RANCH IS LIKE A MULTI-FACETED MIRROR, MEANING DIFFERENT THINGS TO THOSE WHO WORKED SO HARD TO MAKE ITS DREAM COME TRUE. To the planning team - Tom Braun, Carol Adams, Sandi Gibson, and Bob Fitzgerald - Storm Mountain Ranch is a living demonstration of how preservation and development can work hand in hand. To ecologist Rick Thompson, Storm Mountain Ranch is a high country Serengeti filled with interrelating species and habitats. To hydrologist Scott Fifer, it’s a flow chart of waters. Fly fishing consultant Steve Herter may care about trout more than anything in the world, so he sees Storm Mountain as “an empire of fishing.” To ranching consultant Russ Maytag, it’s a hope for the future, a thread that keeps agriculture alive. Ranch manager Tim Reynolds may care about horses more than anything in the world, so to him’ Storm Mountain is a place where he can live a life in the saddle. To a lucky few, it’s home. THE UNIQUENESS OF STORM MOUNTAIN RANCH IS IN THE DREAMS AND PASSIONS THAT CREATED IT.
