Steamboat Sotheby’s International Realty has joined forces with RoOmy, a virtual staging service that brings staging into the 21st Century. The process takes high-resolution photos of a room and digitally “stages” it in a variety of different style choices, using computer generated images that are extremely high-quality and life-like.

From a buyer’s perspective, virtual staging is a very helpful tool in the home shopping process, because it breaks down visualization barriers and allows prospective buyers to envision a house in their taste and style. Contrary to what many people think, empty rooms appear smaller than they are. Virtual staging helps a buyer understand, for example, that a room which may look like it can only fit a queen bed could actually fit a king bed and full bedroom set.

For sellers, virtual staging is advantageous over physical staging because it’s significantly less expensive (less than 0.1% of the listing price)—it’s easier, faster, and can be altered to suit a buyer’s individual tastes. According to the National Association of Realtors, over 81% of buyers said it’s easier to visualize a space as their home when it’s staged. Also, a staged home sells for more and it sells a lot faster.

Virtual staging allows the selection of furnishings from a wide variety of styles from Mid-Century modern and transitional to rustic, so a buyer can envision what the space might look like furnished to their own preferred style. The staging includes everything from furniture to window treatments, rugs, art and other décor. And the coolest part is, if people love the look of the room, the renderings include real products that can be purchased online.
