First, let’s discuss proper maintenance and its importance in voiding warranties. If you neglect your HVAC, it’s guaranteed to neglect you! That’s right, if you haven’t kept up on its regular
maintenance, not only will the warranty be voided, it’s possible that your insurance company will deny you benefits as well. If you’ve ever had a discussion with a Claims Adjuster from a place like State Farm or Progressive, then you’ll know their job is to avoid paying anything!
That’s right, insurance companies love to take your money, but it seems that as soon as you’re in need of an ROI, they will negotiate to the death with you on whether or not your appliances, car
or anything else is not covered. But you’re not alone. It’s also their job to haggle with the vendors. They are always looking to keep the most of your money in their house and no one else’s. By always doing regular maintenance you’ll be avoiding any issues. Make sure that the
technician that does that gives your HVAC system a checkup, logs it or gives you a copy of his written and signed inspection as living proof that the maintenance took place.
Your indoor air unit is not considered a part of the home. These units are generally not covered because they are viewed as personal property and
not a part of the home like central air is. So if you’re A/C room unit is stolen or breaks from a flood, you’ll be better to buy another one and not waste your time trying to get the guys at Allstate to say yes to its replacement!
Simple wear and tear on your HVAC unit is also not covered
under homeowner’s insurance. Most company’s like State Farm operate on particular codes based off the insurance and
government regulations. Your HVAC or A/C unit will fall under HO-1, HO-2 or HO-3 for repair or replacement.
However, if your unit has reached its longevity then they
will more than likely not cover it. You’ll want to check with your agent, of course, but HO-1 primarily covers
damage of loss from fire, windstorm or theft.
If your pipes are cracked or broken off if wires have been destroyed from an electrical surge, then there’s a
good chance the unit will be repaired or replaced. An inspector will need to come out and check the unit for
damages. Once that happens then the inspector or claims adjuster will determine if the unit should be repaired or replaced. Hint: Bring them baked goods and niceties.
