✦ Order a preliminary title report and property profile reflecting legal ownership and a description of the property
✦ Order and provide you with a National Hazardous Disclosure report (NHD)

✦ Verify the signage and open house requirements with the HOA (if applicable)
✦ Determine your preferred way to communicate with me (phone, text, email, etc.)
✦ Provide and explain the disclosures needed for a successful closing
✦ Determine if solar panels are leased or financed (if applicable)
✦ Obtain your approval of the MLS detailed listing report before I submit it to the MLS system
✦ Enter listing into the Bennion Deville Homes website, which will syndicate your property to various real estate websites such as Zillow, Realtor.com, etc. for National and International exposure
✦ Determine when or if to have open houses
✦ Install a lockbox (if applicable)
✦ Put a “For Sale” yard sign, if allowed, with solar lighting for maximum 24-hour exposure of your property
✦ Schedule my professional photographer for photos and a video of your property
✦ If needed, I will arrange a complimentary professional staging company consultation
✦ Design and produce property flyers to be used at open houses and promotional activities
✦ Post your property on social media
✦ Create a Facebook ad for maximum exposure of your property
✦ Send out a blast email of your property to my sphere of influence and Customer Relationship Management clients (CRM)
✦ Promote your property to other real estate agents in my office and surrounding offices through office meetings and emails
✦ Develop and send promotional postcards of your property to your neighbors “Help me find your neighbor”
ON-GOING MARKETING ACTIVITIES
✦ Continue to provide feedback of all showings of your property and internet leads

✦ Hold open houses, as agreed upon

✦ Provide feedback on open house activities along with number of views in the MLS

✦ Personally follow up with all prospects who sign in at my open house



✦ Set up an automatic email notification in your area to keep you aware of the properties that are new to the market and those that have sold
✦ Review pricing regularly and notify seller immediately of any market changes
✦ Present all written offers and negotiate the best price and conditions of sale based upon your direction
✦ Contact the loan officer of the prospective buyer to verify their pre-qualified status, if applicable

After An Accepted Offer
✦ Verify and submit paperwork to escrow company
✦ Explain the escrow process and seller’s responsibilities
✦ Review the home inspection reports with you
✦ Continue to address all the seller’s concerns to earn a 5-star review
✦ Support the escrow process through the close of escrow
