Services Inventory of Available Properties OD ́ onnell’s investment strategy is to always have a variety of manufacturing and logistics warehouses immediately available throughout the country, which are institutional-quality and strategically located. Build-to-Suit (BTS) O’Donnell has a seasoned team of development professionals who are experts in leasing , permitting, building design, construction, financing and property management to meet a variety of build-to-suit requirements. OD ́ onnell has developed 14 build-to-suit properties totaling more than 2.9 MM sf to date with clients including: Arvin Meritor, Chemetall, Degussa, Diehl Controls, Kuehne + Nagel, LG, Magna, Mattel and Timken. Land Development and Sales O’Donnell is recognized for building world-class quality industrial parks that are strategically located, offer ample services and infrastructure, have a high image design , abundant landscaping and are controlled by rules and regulations to ensure long-term value is attained. Legal O’Donnell has an in-house legal team which adds considerable value to the permitting process, lease negotiations, acquisition process, disposition process, collecting morose accounts and compliance with general corporate legal affairs. Construction Management O’Donnell has a pro-active construction management team lead by senior management and executed locally by architects and engineers
throughout the country from inception to completion. Design specifications, engineering, permitting, bidding, execution and close-out is all coordinated by our team of professionals to ensure that interior improvements and build-to-suits are delivered on time, on budget and supersede our client’s specifications and expectations. Property Management O’Donnell manages an industrial portfolio totaling 12.5 million square feet and serves more than 84 tenants in 15 markets. O’Donnell’s property managers and staff are located in our offices throughout Mexico. Our goal is to provide regular programmed maintenance to minimize expenses and ensure our properties´ maximum useful life. Acquisitions OD ́ onnell actively acquires existing industrial properties by: a) Adding value to these properties considering the re-use and/or exit of a property throughout the design and capital expenditure approval process; b) Designing and financing well-conceived capital improvements; c) Executing an aggressive releasing program to improve tenant credit mix; d) Refinancing to improve cash flow; e) Acquiring at or below replacement costs f) Underwriting market rents at or below market.
