A TWO BEDROOM HOME WITH POTENTIAL
Introducing 13 Wavell Street, Karori 13 Wavell Street is a blank canvas - waiting for a handyman, energetic young couple or family to come along and put their mark on it! Or maybe you have a home business or hobby and you need space? The house is set on a large section with easy access and in a quiet and popular cul de sac. It has plenty of off street parking plus three garages (a single and a double - total 3) at the front of the section plus the bonus of a glasshouse and shed. The garden to the rear, presented as almost flat lawn enjoys oodles of sun. A terraced area on the north east side of the property is planted out in natives and provides an attractive green backdrop. With a good tidy up the section could be a great area for that hobby that needs some space to grow, ample space for the kids to play or maybe plant a vegetable garden and become self sustainable!

A TWO BEDROOM HOME WITH POTENTIAL
This 1930’s double brick, concrete and plaster house has great bones. Enter the house via wide concrete stairs to a porch over the front door. Inside a central hall opens to the lounge, two bedrooms, bathroom and separate toilet. To the rear is a large kitchen/dining room with a door to the back section. Boasting a large section, great sun, close to redeveloped Karori Park and near a main bus route, this property is a great opportunity to get into the housing market at a time when interest rates and house prices have never been so favourable. Zoned for Wellington Boys, close to a number of primary schools and all the amenities Karori has to offer - 13 Wavell Street is well worth considering.

A TWO BEDROOM HOME WITH POTENTIAL
The suburb of Karori Karori is the largest suburb in Wellington. It is situated in the hills west of and behind the city’s centre, just an easy 10 minute drive from central Wellington. Karori is surrounded by hills with many houses built on these hills. Several embassies are based in Karori. People love living in Karori - it has a very strong sense of community. Karori offers an extensive range of community organisations as well as a new library, children’s parks and playgrounds, new swimming pool complex, several schools, childcare facilities, sports venues, golf course, religious institutions, cafes and restaurants as well as two shopping centres. It is well serviced by the dental and medical profession. There is an excellent public transport system with buses running regularly to and from the city. The actual name Karori is derived from the Maori “Karore” meaning snare ropes and the area was well known to the Maori as a bird trapping area. Karori is home to a number of attractions: Wright’s HIll is at the top of one of the Karori hills and is lovely to visit on a clear day with its view across Karori and all the way out to the Wellington Harbour. You can also view where the large guns were installed in 1944 to protect the approx 6,500 people that then inhabited Karori. These guns were big enough to attack any warships approaching Wellington. The guns were not fired until trial shots in 1946, and were never fired again. They were sold to Japan in 1960. Towards the end of Karori is Makara, which is basically farmland and a pebbled seashore - which is almost always deserted. Also located here is the Makara Peak Mountain bike Park, which started construction in 1998 and now has over 20kms of graded tracks. At the entrance to Karori is the Karori Wildlife Sanctuary which was opened in 2000 and provides a pest free habitat for New Zealand’s wildlife. It offers some lovely picnic spots and walking tracks and the opportunity to get close to nature and discover some rare species of birds that are native to New Zealand. Karori Village also boasts the wonderful Karori Centre with its new and modern two storey library and community centre including the Arobake cafe which is a popular place for locals to meet.
Karori Park Redevelopment Completed in 2007, the $4.4 million redevelopment of Karori Park included the moving of the stream to the western boundary, development of the sports ground, an upgrade of the pavillion, all weather track, improved parking and children’s park. The park is now Wellington’s largest sports field and flat open recreational space.
Shopping Centre Karori Shopping Mall Includes a Woolworths and New World supermarket plus a number of other shops and Pharmacy. Marsden Village (city end) Includes a number of service and fashion shops.
Community Karori Public Library 247 Karori Rd Newly renovated library including Arobake Cafe. Karori Medical Centre 11 Parkvale Rd, near Karori Mall. A full medical service provided by 8 GPs and 6 Practice Nurses. Karori Dental and Podiatry Centre 146 Karori Rd, (04) 476 6451
