No 22 offers everything you would want in a family home - safe street, great layout, spacious living, three double bedrooms, separate laundry, fantastic kitchen, modern bathroom, great sun, double garage with power and auto door opener (tight double) - all this plus a great view over the newly developed, $4.4 million, Karori Park. This family home is all ready for you to just move into! This 1959 home has great layout and structure, featuring gas central heating and has been recently repainted in warm neutral colours, complemented by gorgeous kauri timber floors throughout. It is surrounded by an elevated section, mainly presented as lawn with views out to the hills and Karori Park. Included with the house are a number of matching rugs; two in the lounge, one in each bedroom and one in the hall. The garage at the front left of the section, with auto door opener, offers parking for two cars (tight). From the garage an easy short path leads to the house which sits elevated from the street - maximising the views and sun that pours in until late. Enter the house through the welcoming front door and entrance area. To the right is the light and spacious living room, recently painted and featuring an attractive timber panelled wall, kauri flooring, ceiling lights and drapes. Large windows offer fantastic views to Karori Park below and the surrounding hills. An open fireplace keeps the room cosy on those cold winter days. A great place to sit and watch the street lights twinkle below or the kids playing at Karori Park. The living room conveniently flows to the kitchen which offers all the conveniences demanded of modern family life. Well designed, with white cabinets, there is ample room for food preparation and plenty of storage space including a full length pantry. A stainless steel Ariston oven plus extractor and dishwasher complete the package. Lots of space too for young children to play or the chef to be part of the party!

GREAT VALUE IN FAMILY LIVING

The kitchen leads to the back porch and traditional separate laundry with tub. From the porch the back door conveniently leads to the garden and washing line. The three double bedrooms are well located away from the noise of the living areas. Each room continues with the kauri floors and offers built in robes. Conveniently located to the bedrooms is the modern bathroom offering a bath and separate shower as well as vanity with storage and toilet. Well designed and presented to meet the demands of family life. The generous 607m2 section is presented mainly as easy care lawn. The lawn areas and a flat space at the rear provide plenty of room for the kids to play. Just a stone’s throw down the road is the newly developed Karori Park, at $4.4 million, with cafe, bike and 1.1 km running track, picnic area, kids park and expansive grass area. If you are looking for a great family home where all the work is done, or maybe a home with opportunity to further develop for additional income, then this is a must see! Also a good opportunity for investors.

GREAT VALUE IN FAMILY LIVING

The suburb of Karori Karori is the largest suburb in Wellington. It is situated in the hills west of and behind the city’s centre, just an easy 10 minute drive from central Wellington. Karori is surrounded by hills with many houses built on these hills. Several embassies are based in Karori. People love living in Karori - it has a very strong sense of community. Karori offers an extensive range of community organisations as well as a new library, children’s parks and playgrounds, new swimming pool complex, several schools, childcare facilities, sports venues, golf course, religious institutions, cafes and restaurants as well as two shopping centres. It is well serviced by the dental and medical profession. There is an excellent public transport system with buses running regularly to and from the city. The actual name Karori is derived from the Maori “Karore” meaning snare ropes and the area was well known to the Maori as a bird trapping area. Karori is home to a number of attractions: Wright’s HIll is at the top of one of the Karori hills and is lovely to visit on a clear day with its view across Karori and all the way out to the Wellington Harbour. You can also view where the large guns were installed in 1944 to protect the approx 6,500 people that then inhabited Karori. These guns were big enough to attack any warships approaching Wellington. The guns were not fired until trial shots in 1946, and were never fired again. They were sold to Japan in 1960. Towards the end of Karori is Makara, which is basically farmland and a pebbled seashore - which is almost always deserted. Also located here is the Makara Peak Mountain bike Park, which started construction in 1998 and now has over 20kms of graded tracks. At the entrance to Karori is the Karori Wildlife Sanctuary which was opened in 2000 and provides a pest free habitat for New Zealand’s wildlife. It offers some lovely picnic spots and walking tracks and the opportunity to get close to nature and discover some rare species of birds that are native to New Zealand. Karori Village also boasts the wonderful Karori Centre with its new and modern two storey library and community centre including the Arobake cafe which is a popular place for locals to meet.

Karori Park Redevelopment Completed in 2007, the $4.4 million redevelopment of Karori Park included the moving of the stream to the western boundary, development of the sports ground, an upgrade of the pavilion, all weather track, improved parking and children’s park. The park is now Wellington’s largest sports field and flat open recreational space.

The major facilities offered are: Shopping Centre Karori Shopping Mall Includes a Woolworths and New World supermarket plus a number of other shops and Pharmacy. Marsden Village (city end) Includes a number service and fashion shops.
