ON THE KARORI PARK BLOCK
Introducing 362 Karori Road Positioned at the southern end of Karori amongst traditional residences and just a stone’s throw from the newly developed $4.4 million Karori Park - no 362 is well located. With good position, layout and structure this character, three bedroom property is a great family home - with huge potential to improve and add value. The property is sheltered from the main road by a 1.8 metre fence and belt of mature trees in an attractive raised garden. The fully fenced section has a near flat 541m2 and is presented mainly as lawn. There is adequate land, over 3.6 metres, to the right of the house to allow drive on access. Plans are available for a drive on with garage at the rear of the property. Entry to the property is down the front path to an attractive porch over the front door offering protection from the prevailing weather. From the front door is a central hall area with entry to the bedrooms, bathroom and formal lounge. A wall hung Rinnai gas heater keeps this area cosy and welcoming on those cold winter days.

The house has three bedrooms; the main bedroom and baby’s room are doubles and the third is a good sized single - all conveniently positioned away from the noise of the family living areas. The house boasts several living areas; formal lounge, separate dining room that flows to the kitchen and family room at the rear of the house. The good sized formal lounge offers a tiled fireplace, beautiful original ceiling and timber bay window, in the final stages of being restored. The dining room is conveniently situated next to the kitchen and features an attractive brick fireplace. The kitchen flows to the small but sunny family room which provides more space for the kids to play, do their homework or just chill out. Double doors open from the family room to the good sized sun-drenched timber deck - the perfect place for that glass of wine or summer barbeque! The kitchen enjoys the best of the afternoon sun. It features country style panelling, some original cupboards, walk in pantry with a feature native timber and glass door, AEG wall oven and Fisher and Paykel dishwasher. The washing machine and wall hung dryer are conveniently located near the back door to the garden and line.

The bathroom, well positioned near the bedrooms, is serviceable but would benefit from an upgrade. It contains a bath with shower unit over the bath, basin and toilet. Literally just a stone’s throw from the recently redeveloped Karori Park, with lovely views to the hills, zoned for Wellington College, a short distance from all amenities and on a major bus route, this property is a fantastic opportunity to purchase in this very special “Karori Park block”. Offering lots of opportunity to enhance the property - maybe go up, go out or add drive on access - this is a must see for families and investors alike.

ON THE KARORI PARK BLOCK
The suburb of Karori Karori is the largest suburb in Wellington. It is situated in the hills west of and behind the city’s centre, just an easy 10 minute drive from central Wellington. Karori is surrounded by hills with many houses built on these hills. Several embassies are based in Karori. People love living in Karori - it has a very strong sense of community. Karori offers an extensive range of community organisations as well as a new library, children’s parks and playgrounds, new swimming pool complex, several schools, childcare facilities, sports venues, golf course, religious institutions, cafes and restaurants as well as two shopping centres. It is well serviced by the dental and medical profession. There is an excellent public transport system with buses running regularly to and from the city. The actual name Karori is derived from the Maori “Karore” meaning snare ropes and the area was well known to the Maori as a bird trapping area. Karori is home to a number of attractions: Wright’s HIll is at the top of one of the Karori hills and is lovely to visit on a clear day with its view across Karori and all the way out to the Wellington Harbour. You can also view where the large guns were installed in 1944 to protect the approx 6,500 people that then inhabited Karori. These guns were big enough to attack any warships approaching Wellington. The guns were not fired until trial shots in 1946, and were never fired again. They were sold to Japan in 1960. Towards the end of Karori is Makara, which is basically farmland and a pebbled seashore - which is almost always deserted. Also located here is the Makara Peak Mountain bike Park, which started construction in 1998 and now has over 20kms of graded tracks. At the entrance to Karori is the Karori Wildlife Sanctuary which was opened in 2000 and provides a pest free habitat for New Zealand’s wildlife. It offers some lovely picnic spots and walking tracks and the opportunity to get close to nature and discover some rare species of birds that are native to New Zealand. Karori Village also boasts the wonderful Karori Centre with its new and modern two storey library and community centre including the Arobake cafe which is a popular place for locals to meet.
Karori Park Redevelopment Completed in 2007, the $4.4 million redevelopment of Karori Park included the moving of the stream to the western boundary, development of the sports ground, an upgrade of the pavillion, all weather track, improved parking and children’s park. The park is now Wellington’s largest sports field and flat open recreational space.
