Large doors from the living areas provide indoor/outdoor flow and being north facing the house offers plenty of sunshine as well as shelter and almost complete privacy.
36 Nottingham St
You will marvel at nature’s beauty with the colour charts of greens continually created by the changing seasons of nature.
This extraordinary property successfully blends the traditions of yesterday’s architectural elegance with modern living and all the bounty of colours that nature has to offer.
Currently an easy short walk-on to the double section allows for an easy development to achieve drive-on, garaging or even a complete second dwelling.
To venture up and down the many paths on the property is like taking an adventure of discovery to spaces and corners undiscovered. Set on a double section totalling 991 m2 the residence of over 200 m2 was built in the 1920’s. The house has been tastefully upgraded and extended to offer the comforts of modern day living while retaining so much of its original character. Modernised and extended in 2002 this spacious home combines both the formality of entertainment and the informality of modern family living.
Just a stone’s throw from the main road, at the city end of Karori, close to amenities, number 36 is zoned for Wellington College and Karori Normal School. And with the Karori Wildlife Sanctuary so close the bird life is amazing. Imagine sharing your morning coffee with the Tuis! This house is a home for more than one generation. It is home where memories are created and stories are told in years to come by their descendants. Our current owners purchased the property as neighbours directly from the estate. This is the first time ever it has been offered for public sale.

Entrance Fitting and impressive the house offers a formal and elegant entrance for owners and visitors alike. The original character porch and doorway with 9 foot high stud is the perfect entrance to this spacious and delightful home. The original polished matai floor tastefully complements the dÊcor of the entrance and rest of the house. The property’s name POHATU-AWA or STONY RIVER resides on the outside of the house, just by the entrance.

Kitchen & family room The addition to the property in 2002 has transformed the home into a character villa with modern day conveniences. The kitchen and family room is the heart and essence of a modern day home – the life – the interaction – the education of children – the conversation – the entertainment – the laughter – the bonding - the memories are all created here in the hub of family living. Built with permanent and hard wearing materials to stand up to heavy family demands. The floor is tiled and the island has a stainless steel top and offers flexibility and multiple uses.

The lounge opens before you with an inviting sense of space and character and continues the high stud and wooden floors.
Formal lounge
Large windows to the north and bi-fold windows to the west provide vistas to nature’s paradise outside as well as plenty of sunshine making the room light, warm and inviting. A perfect room for entertaining or family nights at home! An adjoining and enclosed sun porch offers another interesting and sunny space to enjoy your coffee, favourite book or sound track.

Bathrooms Main bathroom plus laundry Renovated in 2002 this modern bathroom offers space to spread out. The photos say it all; lovely use of colours, vanity, bath with hand held shower attachment, separate shower and toilet. A pleasure to use. Hidden behind by-fold doors are the washing facilities with wash tub, and space for washer and dryer. Great use of space.
Ensuite (shared by two rooms) Also renovated in 2002 the ensuite is located behind the third and fourth bedroom with individual and separate access from each room. Contains a shower, toilet, and vanity. The dual access allows for maximum value and use of the facilities yet designed and retained as a private bathroom for family use only.

Bedrooms
This property boasts four double bedroom, all beautifully presented; freshly painted, quality drapes, wooden flooring and views out to the garden.
Bedroom one: This generous first bedroom overlooks the front garden and onto the two magnificent Norfolk pines on the property. This room is situated at the front of the house for maximum privacy, away from the kitchen and family room.
Bedroom two: Currently used as a sewing room this is the smallest of the bedrooms - yet is a generous double bedroom by anyone’s standard. The room has views out towards the northwest and over the patio area through full length windows and captures the best of the sun in the afternoon and evening.

Bedroom three: Larger in size than the other bedrooms this makes for an ideal bedroom for any member of the family. The room enjoys the added convenience of a shared ensuite with the fourth bedroom. It also boasts a woodburner - for those cold or romantic nights!
Bedroom four: Once again the proportions of the home simply have not been compromised and this has allowed the family to create their own individual character in each room. This bedroom also has a separate access to the shared ensuite with bedroom 3.

The house is set on a double section of 991 m2.
Garden
The low maintenance garden that surrounds the house is planted in a variety of well established natives creating a series of private and sunny spaces to discover and enjoy. A number of paths lead you around the garden on a voyage of discovery. Pieces of garden art have been thoughtfully placed to reflect the character of the property. Mature pohutukawas appear to almost glow red and the Tuis, and other native birds, chorus from the trees - making this property a retreat in the heart of Karori. Indoor/outdoor flow to the garden from the living area. Perfect for sun, shelter and entertaining!

The suburb of Karori Karori is the largest suburb in Wellington. It is situated in the hills west of and behind the city’s centre, just an easy 10 minute drive from central Wellington. Karori is surrounded by hills with many houses built on these hills. Several embassies are based in Karori. People love living in Karori - it has a very strong sense of community. Karori offers an extensive range of community organisations as well as a new library, children’s parks and playgrounds, new swimming pool complex, several schools, childcare facilities, sports venues, golf course, religious institutions, cafes and restaurants as well as two shopping centres. It is well serviced by the dental and medical profession. There is an excellent public transport system with buses running regularly to and from the city. The actual name Karori is derived from the Maori “Karore” meaning snare ropes and the area was well known to the Maori as a bird trapping area.
The major facilities offered are:
Karori is home to a number of attractions: Wright’s HIll is at the top of one of the Karori hills and is lovely to visit on a clear day with its view accross Karori and all the way out to the Wellington Harbour. You can also view where the large guns were installed in 1944 to protect approx 6,500 people that then inhabited Karori. These guns were big enough to attack any war-ships approaching Wellington. The guns were not fired until trial shots in 1946, and were never fired again. They were sold to Japan in 1960. Towars the end of Karori is Makara, which is basically farmland and a pebbled seashore - which is almost always deserted. Also located here is the Makara Peak Mountainbike Park, which started construction in 1998 and now has over 20kms of graded tracks. At the entrance to Karori is the Karori Wildlife Sanctuary whcih was opened in 2000 and provides a pest free habitiat for New Zealand’s wildlife. It offers some lovely picnic spots and walking tracks and the opportunity to get close to nature and discover some rare species of birds that are native to New Zealand. Karori Village also boasts the wonderful Karori Centre with it’s new and modern two storey library and community centre including the Arobake cafe which is a popular place for locals to meet.
Shopping Centre Karori Shopping Mall Incldues a Woolworths and New World supermarket plus a number of other shops and Pharmacy. Marsden Village (city end) Includes a number service and fashion shops.
