Organizing paperwork key step in home buying

Purchasing a new home is an important decision, one which should be carefully considered. It’s wise to familiarize yourself with the homebuying process, so you can be prepared and help make the process run smoother. Currently, I am covering the six steps of the homebuying process, which are: decide to buy, organize paperwork, shop for a home, prepare an offer, secure a mortgage and close the deal! In my last article, I discussed step number one: Decide to buy. I asked a lot of questions about why you want to buy a home, how long you plan to live there, and if you can afford the down payment and make the monthly payments in addi-

In order for a lender to give you the most accurate answer to your prequalification, you must first provide the best picture of your financial standing through, what lenders call, income documentation. This documentation is used to determine if you qualify for a loan and what price you

can afford. Your financial papers must be legible and verifiable for the lender to utilize and help you qualify for the best rate possible. Here’s a list of documents you will need to provide: 1. Upgrade your shower on a tight budget By Ed Del Grande Tribune News Service

Q: Dear Ed, we recently moved into a new home. The bathroom is in good shape and has your standard-type tub and shower unit. We would like to do some type of upgrade to the tub/shower stall, but right now we’re on a tight budget. What do you recommend we do for an affordable shower upgrade? – Peter, Rhode Island A: This is a pretty easy one since I get this question often. The good news is I have two suggestions and both can usually be done without having a large budget.

1. Change out the showerhead. Showerheads come in all price ranges, and chances are you’ll find one you like, along with a price tag you also like. Plus, using a brand-new shower head can feel invigorating, especially if you get one with different settings. 2. If you want a little extra room in your shower, I also recommend changing your shower curtain rod to a new curved-type. Curved shower rods basically install the same way as a standard shower rod. But, with an outward curved rod, you can get a little extra shoulder room. Like the showerhead, this project can also be affordable.

For many Oklahoma gardeners, springtime means roses! While roses typically have the reputation of being finicky and hard to maintain, this does not have to be the case. With care given to proper variety selection, roses can be a fine garden plant when given a reasonable amount of care. Following are a few spring care tips for established plants gleaned from OSU Fact Sheet HLA-6403 Roses in Oklahoma. Pruning is regular part of rose care. The timing and level of pruning is somewhat dependent on the type of roses you are growing. For hybrid teas, an aggressive spring pruning this time of year is important. Begin by removing all canes that appear unhealthy. ABOUT REAL ESTATE By David W. Myers Lawmakers are hoping to extend a recently expired rule that allows homeowners who sell at a loss to avoid thousands of dollars in federal taxes. DEAR MR. MYERS: I know that homeowners who sell at a loss can’t deduct the loss on their federal income-tax return. But several months ago, you wrote that Congress was considering a bill that would prevent taxing the money that was “forgiven” by a bank that forecloses on a house or agrees to a short sale when the selling price isn’t high enough to pay off the mortgage. Did the measure pass? ANSWER: Not yet, but it appears to be gathering steam. It would

extend a similar tax break that expired at the end of last year. Several years ago, owners who sold their homes for less than their outstanding loan balance were taxed on their so-called phantom income. To illustrate, if you sold for $100,000 but the balance on the loan was $130,000, you’d have to pay federal taxes on the $30,000 of forgiven debt. That would be $7,500 for a seller in the typical 25 percent tax bracket, a savage blow for someone who was already walking away with no money from the sale. That all changed in 2007, when Congress approved the Mortgage Forgiveness Debt Relief Act. It allows most sellers to exempt up to $2 million in forgiven debt if they are

married and file their taxes jointly, or $1 million for those who file as a single. Failure to extend the measure would deal a crippling financial strike to sellers whose homes are now worth much less than they originally paid. Fortunately, Sen. Dean Heller, RNev., and Sen. Debbie Stabenow, D-Mich., are working together on a plan that would extend the law through the end of 2016. Both are powerful members of the tax-writing Senate Finance Committee, and Heller recently told a group of real estate agents meeting in Washington that securing passage of the bill is one of his “top priorities” in the current legislative session. The average payout was $3,120. *** DEAR MR. MYERS: We live on a street where it’s very difficult to find a parking spot for our family’s extra car. When we parked the car in front of our neighbor’s house last week,

she came bursting out of her front door and started screaming that we had no right to park in “her” space. Are parking spots on public streets reserved solely for the homeowner who lives at the same address? ANSWER: Generally, no. An individual usually can’t lay claim to a curbside spot on a taxpayer-funded roadway: They’re open to the public on a first-come, first-served basis. The rules are different for privately owned streets and parking facilities. It’s not unusual for a tenant to get an assigned parking spot in an apartment complex, or for residents in a condominium or

townhome project to have the exclusive right to use one or two designated spots. Neighbors who ignore the rules and park in those reserved spaces can be fined or even towed. *** DEAR MR. MYERS: I am trying to refinance my home. Some unpaid medical bills that I incurred several years ago finally have been deleted from my credit report, but my credit score is still the same. But it’s important to remember that scores also are affected by your longer-term credit behavior, so the bad information that is wiped away doesn’t immediately result in an increase in your score. Ironically, it could even result in a short-term decrease because the deletion introduces a certain amount of instability on your credit record that initially may offset the beneficial aspects of the deleted items. Don’t worry. Your score certainly will rise sooner rather than later, provided that you make all of your future debt payments in a timely fashion.
