Q: I need to replace the steps in my garage to sell my home. I can do woodworking, but I need to know how to meet the safety standards the buyers are asking for. The house floor is three concrete blocks higher than the garage floor. Is this enough information? A: The more information contained in the question the better, but I can make some educated recommendations. A three-block high wall is 24 inches high. Add the height of the floor joists under the door to the house for an additional 9 { inches plus the thickness of the flooring at about 1 inch. Assuming the garage floor covers the first 4 inches of the bottom concrete block, you get 30 { inches for the total height of the steps. Then I referred to the International Residential Code, stating the minimum riser height for each step is approximately 8 inches, and the tread depth (or “run") is 9 to 10 inches. (Refer to your local and state codes for actual

measurements.) Now you’re ready to cut the stairs’ stringers from a piece of treated 2by-10-inch lumber. Dividing the 30 { inches by the height of the required 8inch riser is 3.81 inches, which is rounded off to four risers for a total of three steps. You can round off the number to make the steps fit, but fractions matter. The height of each riser needs to be within ] of an inch of each other to prevent tripping and possible injury. I did not include the last or top riser because this is the riser from the top step into the home. When measuring the total height of the stairs, measure from the highest point of the concrete floor. Then you can add shims to the lowest part after installation. Each step’s tread has to be 9 to 10 inches deep, so you now have three steps times 9 or 10 inches (whichever works best for clearances). I would use the 9-inch figure because the material covering the treads will overhang the riser by about { inch. The steps will extend from the garage wall by 27 inches. First make sure

the floor is level at this point and the wall is plumb. Anything out of level will make the stairs uneven and unsafe, but as stated before, shims will need to be added. Using a carpenter’s square, set one side of the square to 8 inches for the riser and 9 or 10 inches for the tread on the other side. Mark each area to be cut from a piece of 2-by-10inch lumber. Again, use treated lumber for the stairs’ stringer because it will be in contact with the concrete garage floor. Once the stairs’ stringers have been cut, the bottom portion of the lowest stringer needs to be cut off to allow for the thickness of the tread material to be used. Either { inch or } inch needs to be removed, depending on the thickness of the tread covering. Secure the stringers to the 2-by-10-inch rim joist under the garage door, and then level the bottom of each stringer using treated wood shims. If you have three or more risers, the stairs will need to have a handrail that is no more than 2 ] inches wide so it can be easily gripped should someone trip or stumble.

Typically space is at a premium when it comes to maximizing the space of a child’s bedroom. The room must pack a punch and be able to successfully store and stow all a child’s necessities. As an interior designer working almost exclusively in Manhattan, the typical child’s room is 200 square feet, so being able to maximize space is key. Whether small or what some may call “tiny". One can have success by following some of my tricks of the trade. Here are some of my top Design Recipe tips for designing small children’s bedrooms: • Think function first.

• Generate a floor plan that creates distinct spaces or zones. • Create a furniture plan. Bunk beds aren’t the only option for children sharing a room; often twin beds separated by a single nightstand creates a restful and inviting environment. • Allow plenty of room for circulation and flow. • Develop a color

scheme. • Use color such as accent walls to help define a space. • Purchase furnishings that are multi-functional and space-saving. • Add pops of color through artwork • Add warmth through accents and accessories. • Use mirrors. Nothing opens a space better. And my final tip for making the

most of a small space: • Organize! Small spaces can get cluttered and messy in a hurry. That’s why it’s important whenever possible to create sensible storage solutions so that everything stays organized and accessible. When it comes to organization, in addition to new items, I also prefer using and/or repur-

It s not a perfect solution to your dilemma, but it will lessen the chance that you ll eventually wind up footing the bill for someone else s kid.

Lately, though, we started wondering: How will the Internal Revenue Service treat the money that our kids eventually will receive? ANSWER: Your grown children probably won t owe

any income taxes on the sale proceeds. That s because when you die, or your spouse passes away (depending on who goes last), the home s value will be updated to its market value on the date of the second spouse s death. So, if the children then sell the home right away, no income taxes will be owed on their respective share of the profit. If your home is your only major asset, your kids probably won t owe any federal estate or inheritance taxes either. Still, it would be a good idea to consult with an accountant or estate planner for details.

A California marriage counselor says a big do-it-yourself project can help to improve a pair s rocky relationship. DEAR MR. MYERS: Do you know anything about something called “IKEA assembly relationship therapy"? ANSWER: Sure. It s a concept recently developed by a Southern California clinical psychologist and marriage counselor that calls for couples who are having trouble in their relationship to go and purchase a large, do-it-yourself piece of furniture from home-furnishing giant IKEA or a similar retailer. It s important that the item be complicated enough that it will take two people to assemble, because the primary goal is to foster communication and cooperation between the bickering pair. The couple later return to the therapist to discuss what went right and what went wrong during the furniturebuilding “exercise.� Some touchy

interrelational subjects can come up even before the assembly begins: When a couple walks past the store s newkitchen displays, it sometimes triggers a discussion about who does the most cooking or the washing of dirty dishes. A trip past the newbathroom setups may get the pair talking about who does the most cleaning around the house. And when a couple walks past the store s baby-furniture section, well, guess what sometimes-controversial subject that brings up? *** DEAR MR. With all the recent rain, I understand everyone s number one concern is mowing and pulling weeds. Once you get that under control, consider the following tips for your June landscape: • Keep a close eye on irrigation needs, especially with new plants. Even though the rains have been plentiful this year, in some cases waterlogged soils have led to root decline. As it dries out, these plants may need water sooner than you think. • Remain diligent for insect activity. For vegetable growers, squash bugs have been a huge problem the last few years. Scout often so you can maintain the upper hand. Remove the early insects by

Maybe she heard they were good for pest control, but we know they have no effect on the majority of garden bugs. Maybe they were planted just because marigolds brightened the hard-working space with aromatic fragrance and bright orange or yellow annual flowers. Buried under some old-time garden and farming practices lies very valuable science. The secret of Tagetes marigolds was finally revealed in modern times when they became the subject of research studies. The results proved marigolds affected just one pest that few gardeners know about, but many are forced to contend with. Those regions afflicted with the dreaded root-knot nematode know the widespread impact of the microscopic roundworms, which can devastate home crops. They are the most notorious tomato killer. Nematodes are microscopic, round worms that live in healthy organic soil where most are

harmless and some even beneficial. The problem is just one group, the root-knot species. The root-knot nematode is so damaging because it enters plant roots and reproduces inside them. A female nematode can lay a single egg case containing 500 offspring. Her progeny quickly hatch and continue to invade the root and many others, munching their way right up to the stem. Wherever they are in the roots, tumor-like galls and swellings form. They are visible when you pull up the ailing or dead plant and study the roots. Such distortion destroys the root’s ability to function. You may not see any sign of a problem until temperatures rise and the leafy tips call for more water that

The best things in life aren’t always free, but the garden generally gives you a lot of free or nearly free return for your investment. I stop and remind myself of that after the sticker shock of realizing I’ve emptied my pockets of cash at the farmers market buying this year’s herbs, tomatoes and hanging pots. Sure, each 60cent tomato plant is likely to yield plenty of payback, but right now it can feel like it’s just cash out the door. Then I look around at all the stuff in my garden that’s free. Free salad: Let one mustard plant go to seed and you’ll have a forest of fresh micro greens for a salad whether you wanted it or not. An arugula plant also self-sowed, so I had the start of several meals worth of tossed salad. I’ve got four volunteer tomato seedlings going as well, so someday it really will be a free mixed salad. Free nature show: Herding the tiniest of bunnies around the yard this past week while weeding was prime entertainment, although it had its scary moments. You really needed to be careful
