Horticulture tips for February Consider the following tips for your February landscape. • If you have not been out in your yard recently, take a close look if you have an accumulation of leaves. Tall fescue lawns can deteriorate when these leaves become matted down. While it is not crucial to remove all the leaves, at least rake them around so the turfgrass can get some air and a bit of light. • February is the time to control those pesky winter weeds. Herbicide control is much more effective if an application can be made before explosive spring growth occurs. See OSU Fact Sheet HLA-6601 Broadleaf Weed Control for Weeds in Oklahoma and Fact Sheet HLA-6421 Controlling Weeds in Home Lawns. As always, remember that all pesticides are only effective if used properly. Always follow label directions and do not hesitate to call the Payne County Extension office if you have questions concerning proper use. • Winter tree pruning should be completed as soon as possible. February is NOT the time to prune most shrubs. Spring flowering shrubs such as flowering quince, forsythia, winter honeysuckle, and winter jasmine all bloom on last

Home Grown KEITH REED year’s growth. Wait until these plants have completed their spring flowering before pruning or cutting back. If you are really itching for spring to be here, clip a few of these twigs off now, drop them in a vase, and enjoy spring color indoors a few weeks early. • Ornamental grasses and grasslike Liriope should be cut back in February. These plants share a common trait that deserves mention. The leaves that develop will remain on the plant throughout the growing season. If you wait until spring growth has started and remove the tip of the leaf, the plant will look bad all season. Look closely before pruning and clip just above the growing point of the new leaves. • Delay pruning for summer flowering shrubs such as crape myrtles and roses until they begin to break bud. This allows you to assess the winter damage (if there was any) so you can prune as needed instead of giving the plants a generic

waist high shearing. • Dormant oil, an old standard for controlling some pests in ornamental and fruit trees, should be applied before buds begin to break. See Fact Sheet EPP7306 Ornamental and Lawn Pest Control for Homeowners. • Cool season vegetables like carrots, lettuce, peas, potatoes, and cabbage can be planted about mid-month. See Fact Sheet HLA-6004 Oklahoma Garden Planning Guide. Perennial garden crops such as strawberries, raspberries, blackberries, asparagus and grapes should also be planted towards the end of the month. While blueberries and raspberries can be grown successfully in our area, Payne County is far from their ideal climate so you can expect some challenges. For more information of this or any other horticultural topic, you can contact Keith Reed, the Horticulturist in the Payne County Extension office via email at keith.reed@ okstate.edu, or at 405-747-8320.

How to ensure roof vent is working properly By C. Dwight Barnett Tribune News Service

Q: We have a gurgling sound that erupts from our bathtub drain every time we flush the toilet. No water comes up from the drain, and it drains well when we shower. Could something be wrong with the roof vent? A: For waste water to properly drain, there must be air

R

Dolores Lemon

behind the water, which requires a plumbing vent above the roof. In some instances, an automatic air vent or air admittance valve can be used to provide the air needed without allowing sewer gases to enter the home. Plumbing vents provide air to allow the water in the pipes to drain; it is not a vent for odors. If you think of placing your thumb over a soda straw immersed in a glass of soda

& Associates

E

and lifting the straw out of the glass, the liquid will remain in the straw until you remove your thumb. That’s an example of a vent at work. Because the tub drain and the toilet drain are at the same height above the main sewer pipe, the vent may be partially blocked, too small, not pitched properly, or it may not extend high enough above the roof. When the toilet is flushed, the rush of water into the sewer is pulling air

through the tub drain causing the gurgling noise. First, make sure the plumbing vents extend above the roof. In cold weather, simply run hot water to the sinks and look outside to see if steam is coming out of the roof vent pipes. In an attic, make sure the vents are not blocked or covered. If everything appears to be correct, you will need the assistance of a licensed plumber.

to create a desk space within a built-in storage wall to keep clutter at bay. 6. FLOAT YOUR DESK Does your work involve a lot of client visits at home? Or maybe you like having your husband or kids pop in and chat while you work? If so, consider floating your desk in the middle of the room, and adding in one or two guest chairs. This layout is much more sociable and open. 7. MAKE HIS AND HERS WORK When creating an office space for both you and your signif-

icant other, creating continuity helps keep a sense of order in the space. Try to match desks, chairs and lamps, and keep individual clutter tucked away. 8. USE THE WALL BEHIND YOUR DESK Installing bookshelves behind your desk is possibly one of the most practical change you can make in your home office. Think about it: A quick roll around and you have access to all your important files. 9. CHECK YOUR LIGHTING One of the phrases my mom repeated the most while I was doing home-

work growing up was, “Turn on the light or you’ll hurt your eyes!” Thus, I know the importance of adequate lighting in a workspace. During the day, you’ll want your computer screen facing away from a window to avoid the daylight glare. At night, make sure you have a good task lamp to keep you burning the midnight oil while keeping your eyesight in check. 10. TAKE A LESSON IN ERGONOMICS OK, you don’t need a full lesson in ergonomics, but there are a few guidelines you should follow. Your chair should pro-

vide adequate back support to allow you to keep your back and shoulders straight. Your feet should be flat on the floor. Your elbows should be at a 90-degree bend and align with your hands on the keyboard (anything less can strain your wrists). Your eyes should level with the top third of the screen, and don’t forget to take occasional breaks! 11. GET INSPIRED If you work in a creative field (and if you’re working from home, chances are you do), you know the importance of finding inspiration on a daily basis. Surround yourself

with objects and images that get your creative juices flowing. 12. ADD INTEREST WITH ART We often favor our common living spaces when it comes to buying art: the entrance hall, the living room and the dining room get priority treatment, often simply because that’s where the art will be seen the most. But if you’re going to start spending more time in your home office, make a point to start an art collection for your workspace. It’s the perfect room to experiment with edgier and more affordable art.

5 things to keep in mind when buying your first home Are you considering buying a home? Besides being your new home, owning Real Estate is one of the most profitable and useful investments there is. With an increase in the need for rental and personal homes by an ever growing population, real estate has always been an excellent investment. Real estate can double in value over time, however if it is not purchased carefully and skillfully, you face the risk of not maximizing your opportunity. This can be one of the most challenging things for home buyers, especially those who are new to the process. This article focuses on the common mistakes people make when buying their

property, it can be very helpful to have a team of qualified professionals working with them and answering their questions to ensure a smooth process. This team might include a Lawyer, building inspector, a Real Estate Agent and Mortgage Banker. This team can be important and help make sure that no mistakes are made during the purchase process. Most buyers’ assume that it is expensive to hire these professionals thus opt to partake the whole process single-handedly, which can be a very big mistake. The money spent will keep you on

track and hopefully make the home buying process much more pleasant and uneventful. 4. Getting impatient: Buying a good quality property calls for patience on the buyer’s side. It involves comparing different properties which can become tiresome. Most buyers make the mistake of getting impatient and getting attached to a single property. This can lead to the buyer settling for less house, than their money might otherwise buy. It can also lead them to purchasing a property that may have higher costs over time.

5. Not considering maintenance costs: The other common mistakes made by buyers when buying a home is not considering the maintenance costs and other expenses likely to be incurred in getting the property onto its feet. Take care that these do not exceed your budget or your mortgage payment threshold. If you plan on buying a home soon, the topics above should be given careful thought. Failing to make a will now could give a judge too much power over how assets are distributed later, increase the tax burden on heirs and make a few lawyers even richer. *** DEAR MR. MYERS: What is the difference between a loan officer and a loan underwriter? ANSWER: A loan officer is the bank representative who interviews borrowers and helps them choose the best mortgage program and fill out their loan applications. Once an application package is

complete, it is forwarded to the loan underwriter, who reviews all the paperwork to determine whether the borrower (and the property itself) meets the requirements of the loan program that was selected. Although the underwriter has the primary say in whether the mortgage is granted, a good loan representative can often think of ways to get the application approved even if it’s initially rejected. *** DEAR MR. Does donating it rather than selling it make sense then, too? ANSWER: No, it usually doesn’t make sense to donate property that is worth less than its original purchase price. Selling it and then donating any net proceeds to charity is often a better idea. Why? Because when you sell property (other than your home) at a loss, the Internal Revenue Service will let you deduct some or all of the loss on your next tax return. *** DEAR MR. MYERS: I bought my first home two years ago, and now I want to sell it. Can I sell my house by myself, or do I have to hire a licensed real estate agent to do it for me? ANSWER: You can legally sell the house without hiring a licensed real estate agent, but I think it would be a bad decision. A licensed agent will probably charge a commission of 5 percent or even 7 percent of the sales price, but the marketing expertise the agent provides will likely result in a higher sales price that offsets the commission while saving you the time and money involved in marketing the home yourself.

MYERS: Could you please explain the difference between a double-hung window and a single-hung window? ANSWER: A double-hung window usually has two panes, or “sashes” - one on the top and the other on the bottom. Both of the sashes are moveable, so either pulling up the lower sash or pulling down the top one can open the window. A single-hung window also has two sashes, but only one of them can be moved.

8 ways to create a healthier home, according to science Domaine

sleep pattern. If the thought of cellphone separation gives you nightmares, try an app like Twilight, which masks the blue light with a warm filter, allowing you to use the device at any hour. 6. DOWNSIZE BOWLS AND GLASSWARE This healthy lifestyle trick is as simple as it gets: Switching to smaller plates and bowls can seriously reduce the chances of overeating. A recent study found that halving your plate size can cause you to eat 30 percent less. What’s even better is study participants still reported feeling full because they weren’t actually aware their portions had

changed. When it comes to glassware, science says tall, narrow glasses are best. Short, wide glasses give the illusion of containing less liquid, so you’re more likely to overpour. 7. ADD GREENERY The latest influx of indoor plant hangers and geometric pot stands are enough to entice us to add greenery to our homes, but according to NASA, houseplants are also a great way to improve air quality. Chrysanthemums were named the best at absorbing pollutants, making them ideal for those who suffer from allergies. Styling your home with greenery can also lead to a good

night’s sleep. 8. BUILD A HOME PLAYLIST We turn to architects to craft buildings and interior designers to style spaces, but what about sound? Sound consultant Julian Treasure says it’s time for interior sound designers. “It’s about designing not appearance but experience, so that we have spaces that are fit for purpose, that improve our quality of life, our health, and well-being,” he said in a TED talk. Sound is especially important for those living in cities. Use music as a destressor, and create a home playlist to relax your mind and drown out street noises after hours.

that everything is working as intended. Items that are professionally repaired do not have to be disclosed on the seller’s disclosure to a buyer. The point of a home inspection is that you will receive an unbiased opinion. Make sure you choose an experienced professional inspector who is licensed (where required) and certified by the American Society of Home Inspectors (ASHI) or the National Association of Home Inspectors (NAHI). A real estate professional will help you stage the home and present the exterior and the interior to attract buyers. They will advertise the home in their publications and news services, and if they are members of a real estate group you may have hundreds of professionals doing their very best to sell your home.

snuff out embers after lightning strikes. Their ability to live here in straw over a long time without soil led to their oldest name, “live forever, the literal translation of sempervivum. Sempervivums are rosette-shaped, ranging from an inch across to much larger individuals. The traditional use of sempervivums is in rock gardens tucked into gaps to hold the earth in place with their dense coverage. As they age they’ll spread via offsets into ever larger patches of plants. Those such as Sempervivum arachnoides produces its white webby offsets on the end of long stems that allow it to dangle off stone faces for a waterfall of color. The most popu-

succulent plant to your garden is the ease of propagation. That original becomes the mother of many babies when you sever and root offsets into a new freestanding plant. It’s easy to get started with sempervivums come spring because you don’t have to worry about those last late frosts. Above all, know the Atlas Mountains are dry and soils extremely well drained so these plants demand similar conditions in pots.

Use cactus potting soil or make your own by mixing sharp sand with equal parts quality potting soil for the optimal balance between drainage and fertility. With hardy succulents, cold climate gardeners can still enjoy the exciting new look without concern for frost. Grow in rocks, pots or anywhere elevated enough to ensure perfect drainage for jewel box beauty that lives forever outdoors, just as nature intended.

beautiful winter holiday creations to enjoy indoors, on a sun porch or even outdoors provided they are in a container that won’t be destroyed by cold. You can buy sempervivums without knowing their actual varietal names if you grow them in pots that won’t be out in the frosty air. Shopping for plants by visual interest ensures you pick the ones most exciting to your eye. However, when growing sempervivums outdoors, know some varieties are hardy to zone 4, while others zone 7, so it’s important to choose a variety known for its cold hardy vigor. These are usually set onto walls or pedestals to bring the miniature sedums and others up to eye levels to better appreciate their geometry, flowers and textures. More recently the sempervivums are creeping into small tray or dish gardens for patio or indoors blended with less hardy accent succulents. Often these are mixed into sparkling natural minerals, glass balls and colored gravels to create really lovely small compositions. These are among the most
