Q: My home has a crawl space that continues to flood with every rain. Water pools in my driveway and in several areas of my yard. I had a contractor tell me the home is too low in the ground and suggested I regrade the yard. Over the years my neighbors have added soils and raised their driveways to keep water out of their crawl spaces. Do you have any suggestions? A: As a home inspector, one of the first things we see when we arrive at a home is the grading of the yard. How is water going to flow away from the home? As a builder, it was imperative to make sure runoff water would not overflow the doors to the home, including the garage door. We would find the bench mark – the highest point in the area – for purposes of determining the top of the foundation. These things were done first because of their importance. The yard on your home should, if at all possible, drain away from the foundation. This may not always be possible on a hillside, but measures are taken during construction, such as

regrading the yards, to divert runoff water from the site. If you don’t have rain gutters for the roof, add them and make sure the downspouts drain as far from the foundation as possible. If the driveway is too low or has settled, it should be removed. Regrade the area and add a new driveway that is sloped to drain away from the yard and the foundation. Add soils to the low areas where the water pools, but keep the top of the yard at least 4 { inches below the top foundation block and never cover the siding with soil. In the crawl space have a sump pit and a sump pump installed to control flooding. When a house has been built too low in the ground or when the neighborhood changes and the flow of runoff water changes, a landscaper can regrade the yard and correct the water’s flow. They can use French drains, sump pumps, dry wells, berms, swales, etc. to protect your property. It is not impossible to raise the entire house above the waterlogged yard, but this would be the very last resort. House movers and foundation contractors can raise the house 8 inches or 8 feet – whatever is needed – but you have to decide if the property is worth this much work and cost.

Contractors often expect to return to address a few issues, such as caulking that cracks after it dries. For efficiency, he suggests waiting long enough to collect a list of problems so the contractor doesn’t make too many trips. Usually, a workmanship warranty will cover anything that was damaged because of work that wasn’t done correctly, such as cracks in a floor or surface that wasn’t properly installed. But workmanship warranties don’t cover materials or appliances that fail on their own. Those are covered by manufacturer warranties. You may want to ask your con-

tractor if he or she will provide labor to remove a failed appliance or fixture that is replaced through a manufacturer warranty. Work warranties usually don’t cover damage a homeowner causes, though it could still be worth asking the contractor to take a look if something breaks after an accident in the kitchen or bathroom. For instance, if you knock something off the kitchen counter and it cracks a floor tile, you may have to pay for the repair. But by contacting the contractor, you may learn that the tile cracked because there wasn’t enough mortar beneath it. In that case, an honest contractor should take responsibility to fix the mortar and replace the tile. If you choose your own fix-

tures or materials for a project, a contractor may not be willing to warrant any work required if those failed, such as water damage caused by a leak stemming from a defective faucet. Ultimately, a workmanship warranty is only as reliable as the contractor you’ve hired. That’s why trust and reputation are such important factors, in addition to having a solid contract and confirming appropriate licensing, insurance and bonding. A reliable contractor should have no problem providing several references who can vouch for the quality of work. You’d be wise to contact recent references as well as clients who had work done some years ago.

Replace weak batteries and keep spare batteries handy. Replace the batteries in your smoke alarms. Know where the main water shut-off valve is and how to use it. Locate the main gas or oil shut-off valve and learn how to use it. Check the water lines and drain lines under the home for signs of leaks. Check the water heater. Does it vent properly? The vent must have a positive rise all the way to the chimney. Is there a } inch metal overflow line on the water heater’s safety valve? The end of this line should

extend to within 6 inches of the floor or drain to the outside. Replace worn faucet fittings and leaking washers. Clean clogged and slow-draining fixtures. Make sure any foundation or sump pumps are in working condition. In the attic, check the insulation. Strong winter winds can blow loose insulation into piles. The insulation should be spread evenly over the attic floor. The insulation should not touch the roof’s decking near the outside walls. A 2inch air gap is needed for ventilation. Check with your local utility for Rvalues and types of

insulation recommended for your area. Check the underside of the roof’s decking for signs of past leaks or for black rot staining. If you have a whole house fan make sure it is not covered before turning it on. Insulate and cover attic access openings that are accessible from inside the home. Check for and uncover all bath and kitchen vent fans. These should be vented to the exterior and not to the attic. Uncover recessed lighting fixtures. Covered fixtures can build up enough heat to cause a fire.

streambed, select a variety of aggregate sizes. Use coarse sand, pea gravel, larger river gravel and smaller boulders or cobbles, all of which share similar material coloring for a unified appearance. Start by setting your flow line with stakes and strings for alignment. Next, set your boulders at transition zones since they can influence flow. Then distribute the sand and gravelly materials along the sides in areas based on where water slows under those conditions. In the arid West, wild plants tend to be more plentiful

around boulders or groupings of large rocks along the edges of the streambed. This is because moisture is trapped beneath the huge stones long after the water ceases to flow. This tells why ornamental grasses and reeds belong adjacent to larger rock outcrops within the streambed composition. In the wild, small plants pop up in the fine sandy beach parts of the bed. With deep fine rooting area unrestricted by rocks, fastgrowing, deep-rooted plants survive best here. Riparian trees and shrubs such as

riverbank willows naturally occur here as nature’s way of holding ground with networks of fibrous roots. In the dry streambed, use your shrubby plants on the outside of curves where the cut bank would be. Several varieties and types of molds are known to contribute to the symptoms you outlined. Talk to your physician and search the home for dark and damp areas where mold spores often grow. Remove any and all contaminated items from inside the home, including drywall, paintings, clothing, furniture, shoes, food storage, etc. If you can’t locate all the mold or if you can’t remove the mold yourself, hire a professional environmental contractor to assist you. You might also try having the family stay elsewhere for a few weeks to see if the boys’ conditions improve. If there are no improvements, the home may not be the problem.
