The homebuying process can get complicated. The more you know, the more time, hassle and money you can save. Here are three tidbits to help you become a more informed homebuyer. In addition to your down payment, you should expect to pay between $3,000 to $8,500 on average in closing costs and prepaid items. Closing costs include fees associated with the purchase of your home, such as loan origination fees, appraisals, underwriting fees, title search fees, title insurance and escrow amounts for taxes and insurance. Closing costs vary depending on the size of home and lender. For instance, larger homes have more expensive taxes and insurance. Adjustable Rate Mortgages (ARM loans) are not always bad loans. Most adjustable loans have a specified fixed period, such as five, seven or 10 years. During this period, your principal and interest loan payment will stay the same. A homebuyer might choose an ARM loan because they will only be living in the home

We made the first several payments, but then had to stop after we ran into some unexpected expenses. We asked the lender to renegotiate terms of the loan, but it refused, and now it’s

threatening to garnish our Social Security checks. Can it do this? ANSWER: No, although that’s a common threat made by unscrupulous lenders and collection agencies. Federal law prohibits lenders who issue personal loans or other types of private credit from garnishing Social Security payments to cover a

debt that turns sour. Such checks can generally only be accessed to repay delinquent state or federal debts, such as unpaid income taxes, student loans or mortgages backed by state home loan agencies or federal programs like the FHA. Unpaid child support or alimony also can be deducted from Social Security checks.

Mini scrapbook help ensures summer memories retained By Sandi Genovese Tribune News Service

Summer is approaching and you know what that means _ lots and lots of photos. Now that phones have evolved to include camera functions, I m likely to take photos of everything from a summer vacation to a tasty treat at a favorite restaurant. Trouble is, I don t really enjoy my photos when they are just sitting in my phone (or in my computer), so I decided to create a simple mini scrapbook to hold a handful of my favorites. Turns out it s as easy as the purchase of a sheet of wrapping paper, a piece of foam from the craft store and a couple of bottles of acrylic paint. Construction of a

mini book is simple. Cut the wrapping paper into an 8 {-by-25 {-inch strip and accordion fold it in 4 \-inch increments. Fold up the bottom 2 inches to result in pockets that are

the perfect place to hold 4-by-6-inch photos. Decorate the front cover with embellishments to match the theme of the photos that will sit inside. You can customize the cover

with a handmade stamp by simply cutting foam into the desired shape, sticking it to a wood block or plastic stamp mount and applying paint. You ll be surprised at the amount of

detail you can achieve by shading the paint directly on the foam, then stamping it. For extra texture, I stamped my pear onto a recycled page from an old book. Trim around
