Storm-damaged tree report The wind and lightning storm that rolled through the area two weekends ago inflicted quite a bit of tree damage to parts of the area. If the calls we received in the Extension office are any indication, it looks like the southwest part of Stillwater was the hardest hit. While much of the cleanup has already been done, more work likely lies ahead for some of us. Consider the following as it applies to your storm-damaged landscape. If possible, it’s always a good idea to clean up ragged limb breaks with a nice clean cut made according to proper standards. It’s a bit involved to go into too much detail in this column but the general idea is to go back to the next healthy branching angle to make the cut. Leaving a stump is almost as

Home Grown KEITH REED bad as leaving the ragged break in that it will be an invitation for insects and diseases to move in. A proper pruning cut will assist the tree in protecting itself from these attacks as the wound calluses over (think scab in human terms). It is also quite possible that we will see some limbs browning off over the next few weeks in cases where they were cracked or broken but are still attached to the tree. These should also be removed as there is no possibil-

ity that they will heal up properly. The need to apply pruning paint or other cut treatments has generally fallen out of favor in resent years. It simply has not proven itself to be effective and in some cases it can even inhibit the trees ability to protect itself. A word of caution! PLEASE take great care if you are attempting to do your own tree work. Things can get very ugly really quickly when trees, people, saws and

Another important tree care topic surfaced in the storm. There were several mature trees broken completely off at or near the ground. In every situation I’ve looked at, there was extensive decay in these trees. In some cases, the decay was not apparent from the exterior or

the overall condition of the canopy. We’ll continue the discussion on some causes for this with next week’s column. What you need to know about student loan debt and new mortgage guidelines Many of us have accumulated some student loan debt during our education. When preparing loan documents, I often see student loans set in deferment or forbearance, temporarily delaying payments or reducing the monthly payment. New guidelines in the mortgage industry change the way lenders calculate student loan debt, which may affect your borrowing power. Here is the scoop. Loan approvals are based on debt ratios (DTI). A lender takes your income and divides it by your debt expenses. For example, if your income is $2,000 and your expenses are $500, your DTI is 40 percent. The more debt

Mortgage Matters MICHAEL DECKER you have, the higher your DTI, and a high DTI can limit the amount of money you may qualify to borrow. Depending on the type of mortgage you’re applying for, a student loan deferment or forbearance may work for or against you. With conventional lending, for the past few years, Fannie Mae’s guidelines require lenders to calculate 2 percent of student loan debt (or repayment amount reported by creditor) in their

overall DTI. Even if a borrower’s student loan payments are delayed, the amount owed is still figured in the DTI calculation. However, recent changes have lowered the requirement to 1 percent, which improves the

DTI, allowing borrowers to qualify for a higher mortgage debt when using conventional financing. FHA Lending guidelines, on the other hand, previously did not count student loan payment deferrals against a borrower’s DTI, as long as payments were delayed for more than 12 months following the closing of a home loan. This was helpful for many first-time homebuyers, allowing them to purchase homes

early in their careers, but the fact is, the payments will eventually become due and may put homeowners in tough financial situations once student loan repayment is required. New rules in FHA lending require lenders to calculate 2 percent of student loan amounts, including deferments and forbearance, to determine a borrower’s DTI. This may affect many first-time homebuyers’ options for financing since their

DTIs may now be higher, lowering the amount of money they are qualified to borrow when using FHA financing. If you have student loan payments, talk with a mortgage specialist to learn what options are available and which loan is the right fit for your individual needs and budget. Q: Dear Ed, I am installing a wet bar in my finished basement. I’m planning on a granite countertop with an under-mounted bar sink. My question is with the faucet. I don’t want the standard candy cane-type bar faucet. I’m looking for some-

thing like a high spout, pull-out type kitchen faucet. But, a kitchen faucet is a little too big for the area. Any suggestions? - Fred, Massachusetts A: In this case I would suggest you keep it in the family. That may sound like unsound plumbing advice, so please let me explain. In recent years, a

new trend in highend kitchen faucets has become very popular, and it’s called “faucet families.” Simply put, a faucet family would include a standardsize kitchen faucet for the kitchen sink and a smaller copy of that kitchen faucet for the island prep sink. This me and minime look can really tie a kitchen together style-wise.
