October horticulture tips Consider the following lawn/garden tasks as we transition into fall: • Drought is trying to sneak up on us again. Although landscape plants don’t need the same amount of water now as they do in the heat of summer, adequate moisture is important so that they enter the winter in good condition. Keep an eye on soil moisture and water as needed. • Continue planting cool season ornamentals like pansies, kale, snapdragons, asters and mums. • Spring flowering bulbs such as tulips, hyacinths, crocus, and daffodils can also be planted beginning this month. • October is also a great month to plant trees. Purchase quality plants that have proven themselves in this part of the world. The Extension office can provide some direction if you are unsure which trees to select. • Cool season lawn seeding can still be done in October, although the earlier in the month, the better to take advantage of ideal growing conditions. • Some fall leafy vegetables such as spinach and lettuce can still be planted assuming some frost protection is available for early

Home Grown KEITH REED cold snaps. • Consider planting a cover crop for vegetable gardens to improve the soil and increase the organic matter content. Crops like Austrian winter peas, wheat, clover and rye are all good choices for our area. • Water gardeners can discontinue feeding fish when the water cools to below 50 degrees. Consider installing bird netting over the pond/water feature to catch falling leaves. • Begin preparing sensitive potted

plants for their move indoors (see next week’s Home Grown for more information). For more information of this or any other horticultural topic, you can contact Keith Reed, the Horticulturist in the Payne County Extension office. Keith can be reached via email at keith.reed @okstate.edu, phone at 405-747-8320, or in person at the Payne County Extension office, located at 315 W. 6th in Stillwater.

New rules in lending protect borrowers The days of decoding cumbersome mortgage documents are over. As of October 3, 2015, new rules have streamlined the documentation process to make it easier for you to understand the terms of your loan, including all costs and risks. New standardized forms also make it easier to comparison shop for the best mortgage rates and fees. For more than 30 years, the mortgage industry has provided the same pile of documents and disclosures to consumers. In the past, after you submitted a loan application, you were given two forms: a Good Faith Estimate (GFE) and an initial Truth-inLending (TIL). These forms, which offered a summary of your mortgage, were developed separately by two different federal agencies and were often complicated to follow. Now, the GFE and TIL are combined into one disclosure called a Loan Estimate (LE). The LE spells out the initial details of your mortgage, including interest rate, projected payments, lender and third-party fees, loan costs and the amount of cash you’ll need to bring to closing. When you submit a loan application, lenders are required to provide you with a LE within three business days

If you decided not to move forward with the loan process, you still had to pay the expense for the appraisal. Now, lenders cannot take any action until you sign a Notice of Intent to Proceed. You have 10 days to review the LE and comparison shop before making a decision. The loan estimate also provides a practical comparison table that calculates costs over the life of your loan. You can easily see the total amounts you will pay in principal interest, mortgage insurance and loan costs during the term of your loan. When making a decision to buy, it is essential to understand the actual price of your mortgage beyond the closing table. In the past, when it was time to close the loan, you would be handed another two forms, a HUD-1 and a final TIL, which outlined the

ABOUT REAL ESTATE rettes. Isn’t this considered discrimination under fair-housing laws, considering that doctors say that smoking is an addiction? ANSWER: No. Landlords have the right to reject an applicant based solely on the fact that he or she smokes. The federal Fair Housing Act bans discrimination based on a person’s race, color, religion, sex, handicap, familial status or national origin. But a tenant’s personal activities, such as smoking or drinking, aren’t protected, and therefore aren’t covered by the law. Some drug users have filed suit

under the law, claiming that their addiction constitutes a handicap that should keep them from being evicted or denied a new apartment. However, a provision of the act specifically states that people who use illegal drugs are not handicapped or disabled and therefore have no grounds to sue. *** DEAR MR. MYERS: In the past few months, we’ve seen several real estate ads that say the home for sale includes a “She Shed.” What is this? ANSWER: It’s the female equivalent of the proverbially “Man Cave,” an overused (and per-

haps sexist) term to describe part of a home that a guy often uses to watch television or entertain guests without interference from his wife or children. Some She Sheds are in the converted guest room of a home, or in a finished basement or attic. But others are actually an easy-tobuild small shed in the homeowners’ backyard, or even a custom-built small cottage. Many owners of She Sheds use their space, just like their husbands, to set up a nice television so they can watch it uninterrupted by their kids. Others use it to pursue hobbies or simply to work on their computer.
