December horticulture tips Even though landscape maintenance may be a high priority on your “to do” list in December, there are a few things to consider this time of year that can pay big dividends when next spring rolls around. • Addressing fallen leaves is usually priority number one. There are several reasons for this. Leaves are an excellent component of compost. When composting, be sure an incorporate a few “greens” into the pile to speed up the composting process. This could include kitchen waste, clippings from cool season lawns, animal manure, or even commercial fertilizer. Leaves can damage a cool season lawn if left to pile up. This limits light and air to the turfgrass. While it is not important to remove every leaf that falls, do try to chop them up or at least stir them around on occasion to prevent them from forming an almost impenetrable barrier. Note that chopped leaves will compost much quicker than those simply raked up and added to the pile so this is a win-win if you are composting. Lastly, piles of leaves can help insects survive the winter. While it would be a mistake

Paying down debt is a great gift to give yourself. And while your home is most likely your biggest debt, making an extra payment may not be the best use of your money. Every household is different, so let me share a few thoughts to consider as you decide how to spend any extra cash you may have this holiday. Your overall financial goal should be to save money and make your money work for you. Your first priority should be to have an adequate emergency fund. Ideally, you should set aside several months’ worth of income in a savings account to help cover unexpected expenses, like medical bills, car repairs, or to help you get through a job loss. Can you please give us basics on water-saving bathroom faucets with helpful installation information? – Quinn, Tennessee A: Basically, standard bathroom faucets are rated at 2.2 gallons per minute. The water flow of a typical water-saving bathroom faucet can be 1.5 GPM.

If you’re thinking about water-saving faucets, use a timer and a measuring cup to confirm the water flow of your present bathroom faucets. If you find you have room to cut down on your water usage, you’ll have two choices to upgrade: First, you may be able to just change out the faucet aerators at the end of the spout to high-efficiency aerators. This choice can save a lot of time and material. Second: You can purchase new bathroom faucets complete with high-efficiency aerators already installed. Either way, you’ll now have a watersaving flow and be good to go.

MYERS: I am confused about some comments you recently made about living trusts and how they can save money. If I formed the type of basic living trust that you wrote about, would I be considered the “trustee” or its “beneficiary"? Many banks sell their mortgages to other financial institutions, but the transfer doesn’t affect the borrower’s credit score. DEAR MR. MYERS: We have had our mortgage for five years, but it was sold to another lender in July. Now we are planning to purchase a new house in December, so we will be applying for a new home loan. Will our credit report show that our payment history has been perfect since we obtained our current loan five years ago, or will it show only our payment history going back to when the new bank purchased it in the summer? Obviously we would like the report to show our perfect history for the five full years, rather than just a few months. ANSWER: You have nothing to worry about. Your credit report (and resulting credit score) will show that you have dutifully made your monthly mortgage payments for the past five years even though a new company bought the loan this past summer. It’s fairly common for lenders to sell their mortgages to other financial institutions, or to contract with third-party loan-servicing com-

panies to process their customers’ monthly payments. The financial terms of the original loan cannot be changed when the mortgage is transferred, but the borrower must begin sending the payments to a new address. Fortunately for dependable borrowers like you, payment information reported by both the original lender and the one that recently purchased the loan will usually appear on a credit report. This ensures that you’ll get the proper credit for promptly making your payments since the mortgage was first issued, which, in turn, should improve your chances of getting approved for the best rate possible
