Experian program can help credit scores The credit bureau’s Boost plan has helped nearly 1 million consumers hike their FICO score, allowing many of them to qualify for new mortgages or credit cards at lower interest rates. DEAR DAVE: I have seen a lot of TV commercials for Experian Boost, which claims it can raise most people’s FICO credit scores for free. How does it work? Are the program’s claims legitimate? ANSWER: Yes, the program and its claims appear to be legit. I recently spent about 10 minutes online to sign up for the plan and instantly raised my FICO score by 15 points. Boost was launched last year by Experian, one of the nation’s three big credit bureaus. It’s a free program that allows consumers to add additional data to their credit file in order to raise their FICO score, the primary scoring system used by about 90% of lenders when evaluating a potential borrower’s application for a new mortgage or other type of credit. There’s not enough room in this column to provide all of the details of Boost, but it’s primarily designed to help people who regularly pay their

Until now, such payments that are made by check or debit card haven’t been automatically tracked by credit bureaus, while those that are put on a conventional credit card are reported monthly as part of the card’s overall payment activity. To sign up, you must first visit www.experian.com/ boost and provide some basic information to create a free account. You then enter the bank account that you use to pay your cellphone charges, utilities or both. Experian will then begin regularly monitoring the account to ensure that those bills are being paid on a timely basis. The company emphasizes that its access to your account is on a “read-only” basis, meaning that it can only view monthly activity but does not have access to the funds to pay past-due bills or to use for any other purpose.
The Boost program only reports positive bill-paying activity from your checking account to Experian, meaning that negative information won’t be recorded and lower your FICO score. Experian’s website claims that Boost’s 1.3-million-plus users have seen their score immediately jump an average of 13 points. Despite its potential benefits, the plan has a few shortcomings. Consumers who may benefit most are those who have what industry insiders call a “thin” credit profile. They include younger people who are in the early stages of establishing a history of on-time debt payments, or people of all ages who pay some or all of their cellphone and utility bills by checks or debit cards that (unlike monthly credit-card bills) previously weren’t recorded by the nation’s credit bureaus. Conversely, consumers with more extensive, excellent credit histories might not see any major improvement
to their score or might not qualify for Boost at all. Also realize that Experian Boost only affects the FICO score that you get from Experian itself. Even if you get the company’s “average” 13 point increase that the company claims, it probably won’t improve your chances of obtaining a new mortgage or other credit if the bank you choose uses a different bureau to gauge your creditworthiness. ••• REAL ESTATE TRIVIA: Though the Federal Reserve recently cut borrowing rates for banks to almost nothing, many lenders are still charging 4% or more for new 30-year mortgages to either pad their profits or simply trim their backlog of applications from homeowners who want to refinance. ••• DEAR DAVE: I made a full-price offer for a home, but the sellers’ agent sent me a letter stating that they had rejected my offer but would agree to a sale if I paid $5,000 more than their original offering price. Aren’t they legally required to sell the house to me because I offered to pay the original asking price in full? ANSWER: Sorry, but no.
An offering price, sometimes called an “asking” or “listing” price, is simply an offer by a homeowner to sell a property for a certain amount of money. However, real estate laws in all 50 states don’t obligate the seller to honor the offering price, or even to accept a bid that exceeds it. Because the rejection was put into writing, the sellers’ request for an additional $5,000 constitutes a legal counteroffer and renders your original full-price bid null and void. If you don’t want to pay the extra money, you can simply walk away from any further negotiations, get your deposit back and look for another home. ••• DEAR DAVE: I am a homeowner and a rental-property investor, and I love watching the “Judge Judy” TV show every day, because she always seems to be ruling on some interesting real estate cases. But is she a real judge, or just a really good actress? ANSWER: Judith Susan Sheindlin, age 77, graduated from the New York Law School in 1965 and quickly became a corporate lawyer. She earned a position as a prosecuting attorney for NYC in 1972 and, barely 10
years later, was appointed as a judge by then Mayor Ed Koch in 1982. She retired from the public court system in 1996 to pursue her budding career as a book author and television personality. Sheindlin earns $47 million a year, according to Forbes

Quick-starting vegetable gardens To say these are challenging times would be an understatement. We understand that everyone has their hands more than full right now. From a horticultural perspective, there is a huge surge in folks interested in growing their own vegetables. In many cases, for the first time. For the next few weeks, this column will be dedicated to helping people be as successful as possible with this endeavor. If you are a regular reader, please be patient as this may seem like very basic information. It may also get messy as we try to cover subjects on a timely basic and still stay within the length limitations of this column. Here’s where we need your help. Folks without a previous interest in horticulture are probably not going to stumble across this column. Please help us spread the word and share this column as you see family, friends, and neighbors trying their hand at gardening. Home Grown LARRY JONES • Timing basics. Right now, we are in between ideal planting times for crops. We are nearing the end of cool season crop planting for the spring. For the most part, these are leafy greens and a few root crops (such as radishes). If you can find transplants of cabbage, broccoli, and Brussel sprouts, or onions, go ahead and plant them asap. You can also seed lettuce, spinach, arugula, beets, and radishes now although they may struggle to mature once it gets hot. If this year proves to be close to average, it’s probably two or three weeks before time to plant fruit bearing plants such as tomatoes, peppers, beans, squash, etc. OSU Fact Sheet #HLA6004 Oklahoma Garden Planning Guide a helping timing guide to help you with specific crops. • Quick start location options. Since starting right now puts you behind the curve on proper garden
preparation, we are working in lessthan-ideal circumstances. For many of you, the quickest option may be to plant in containers. A container could be anything from a flower pot to an old bathtub to a 5 gallon bucket; basically anything that will hold soil. For crops that will be grown through the heat of our Oklahoma summer, you’ll need to trend towards a larger container to save room for plenty of root development. For example, a 5 gallon bucket sized container should be considered the minimum size for a tomato plant. While containers made of just about any material will work, it is important to find something that has some insulating value to keep roots from overheating in the summertime. I’ve mentioned plastic buckets-this is where they are problematic. If you use something made of one-layer plastic, you’ll need to shade the container from
direct sun to help keep the roots cool. Also make sure the container has holes in the bottom to aid with drainage. As far as soil to be used in containers, it’s generally better to use a high quality potting soil as opposed to topsoil (either purchased or dug from your property). This is primarily a drainage and disease issue. However, if topsoil is all you have, it can be done. • For the majority of gardeners, you’re likely looking at converting a bermudagrass lawn into a vegetable garden. This is going to be very difficult to do on such a short timeline as there are no easy shortcuts to controlling the bermudagrass. Even landscape fabric will not keep it out. Physical removal (digging it up) offers you the

greatest chance of success right now. This can be done at least a couple of different ways. If you have a rototiller, till several inches deep, rake away all the bermudagrass you can find, and repeat. You’ll need to do this over and over getting as much as you possibly can. Repeat this every several days until it’s time to plant the garden. If you do not have a rototiller, you’ll just need to dig down about 6”, break up the soil clump, and pick out as much of the grass as possible. you use, the process may seem a bit overwhelming. Don’t be discouraged, just start with a small area and then slowly expand as you are able. Next week we’ll talk about some follow-up options that can also help with this process. In light of the current pandemic and resulting financial fallout, many investors are turning toward investments in land – and in particular, rural property – for the long-term growth and greater stability it can offer compared to the equity markets. Both land and equity investments, like the Dow, have a long-term focus. The difference is that with equities, investors constantly face peaks and valleys, and shortterm gains can be elusive. The growth in land values however, has remained steady for decades. Interest rates are at a historic low and the market environment makes rural land investment an excellent motivator for buyers to either jump into the real estate market for the first time or expand their existing landholdings.
