Important landscape dates for weed control One of the services the Payne County Extension Service offers is one-on-one advice for a variety of horticulture and landscape questions. Often these questions involve helping our clients solve a variety of problems with weed control being one of the most requested. This week’s focus is on lawn weeds, although the same principles apply in ornamental landscapes situations as well. Prevention should be priority number one. A key component to prevention is proper timing. If the weeds never germinate, they cannot become a problem later on. We suggest marking your calendar with these key dates to give yourself the best chance at success. Successful weed control can begin very soon, especially now that we have received some much needed moisture. Warm (over 50 degrees) and sunny winter days of January, February and early March is the best time to spray

Home Grown KEITH REED for winter annual weeds. Don’t let the name fool you, winter weeds are the ones you battle every spring. Weeds like annual bluegrass, cheat, henbit, chickweed, etc. begun germinating early last fall and are already well-established for rapid spring growth when the days begin to warm. Look for details on how best to do this in next week’s column. You may be reading this and thinking you still have plenty of time to spray these weeds. That is partly true. While we may have several weeks of calendar time, we typically get very few days this time of year when weather conditions are appropriate to spray herbicides. As we get later into the spring and the weeds begin there explosive growth, they become harder

to control. Also, the herbicides that kill these weeds can also easily damage sensitive spring garden crops by drifting off-site, an unfortunate and allto-common cause of spring vegetable garden failure. The next key date for weeds involves crabgrass control. When forsythia and redbuds are in full bloom, it’s time to apply a pre-emergent product labeled for grassy weed control. For us, this usually means the last part of March but I suggest marking the calendar reminder around March the 10th as earlier is better than later. Depending on which product you use, a follow-up application may be needed. Check the product label and act accordingly. Finally, target the last week of August if you wish

If you notice a funny burn smell when the heat turns on, it may be a sign that your furnace needs maintenance. It could be something as minor as a dirty filter, but it could also be a serious problem like a broken electrical component in the furnace. Don’t ignore it. Try to find the source of the odor to

avoid costly repairs in the future. Here are some tips to get you started. WHAT CAUSES THE SMELL OF BURNING DUST? When your furnace is not used for long periods of time, dust can collect on the heat exchange and in the air ducts. When the furnace is turned on, the dust burns off and releases an odor. cause for concern. This smell should disappear in a few hours. If the problem persists, check your air filters. WHAT CAUSES MUSTY ODORS? When you turn on your furnace for the first time each year, it may smell like a damp basement or like dirt or dust. The musty odor comes from dust and dirt collecting in the air ducts, which gets blown throughout your home when the

furnace turns on. If this smell persists throughout the heating season, it could mean you need to change the air filter. A musty smell could also indicate that mold is trapped on the furnace filter or on the humidifier filter, if you have one. Inspect the filter once a year and replace or clean as needed. Purchasing a home from a seller who uses a deed without a warranty presents several risks to homebuyers. DEAR MR. MYERS: What is a “deed without warranty”? ANSWER: It’s a document that a seller or other grantor issues to a buyer or other recipient that does not guarantee that the grantor has the right to transfer the underlying property. Obviously, buying a home from a seller who insists on using a deed without warranty is a risky proposition, because the seller might not even have the legal right to transfer the property. But they’re occasionally used at government-run tax sales, or to pass along to heirs an inherited home that may have title-related problems. *** DEAR MR. Here’s some potentially good news for anyone seeking a low down payment mortgage without high credit scores: The Federal Housing Administration is cutting its mortgage insurance premium charges, making its loans a little more affordable. But if this sounds attractive, be aware that it could be temporary. Although the Obama administration scheduled the reduction to take effect on new FHA loans insured on or after Jan. 27, there could be a problem. Key House Republicans have objected to the cost reduction and are pressing the incoming Trump administration to reverse it. At his confirmation hearing, Ben Carson, nominee to be the new secretary of the Department of Housing and Urban Development, said if confirmed, he would “examine” whether it’s a good move or not. The incoming president could also freeze the reduction, moving its effective date back from Jan. 27 as part of a larger move against Obama administrative changes in the closing days of his presidency. The premium reduction is not huge – just one quarter of one percent off the previous charge – but it will lower FHA monthly mortgage payments at a time when the rest of the market
