Most promising U.S. markets for real estate investors An exhaustive new study names the 10 cities where apartments and other types of rental property will likely fair best in the foreseeable future. DEAR DAVE: I read your housing forecast for 2020 in this column about a month ago. It was pretty thorough, except that you didn’t write much about what the hottest markets for apartments and other types of rental-property investments will be. Which parts of the country do you think will have the best real estate investment potential this year? ANSWER: Rental real estate investors, especially those who work as full-time professionals, are a different breed of cat than a typical homebuyer. Most homebuyers focus on a property’s curb appeal and functionality, its proximity to their jobs and

making their lives miserable. We don’t have an infestation, and we’d like to keep it that way. What precautions can we take? ANSWER: There’s no sure-fire way to prevent a future bedbug attack, but there are several steps you can take to minimize the risk of one. Calling those reddish-brown pests – about the size of an apple seed – “aggravating” is a vast understatement. They can be found in everything from mattresses and other bedding to clothes and couches. Yet, contrary to popular belief, the federal Centers for Disease Control and Prevention (www.cdc. gov) says that they don’t feed on cotton stuffing. They get their nourishment by sucking blood from humans and animals, usually at night, then nest in various items throughout a house during daylight hours. One way to help

keep bedbugs at bay is to cover your bedroom pillows, mattresses and box springs with storebought plastic covers or similar protective wrappings. Such covers aren’t always attractive or comfortable, but they can contain an outbreak or even prevent one. Cut clutter in your home to reduce hiding and breeding places, and vacuum frequently. Wash linens and clothes in the hottest temperature that the fabric can handle. Regularly inspect your home, paying special attention to bedbugs’ favorite nesting places. They include mattress tags and seams, baseboards, headboards, electrical outlets and even picture frames. A key sign that you may have a bedbug infestation is that you get reddish-brown, small spots on your arms and other extremities that “can cause itchy, irritating welts that prompt excessive scratching

and can keep you up at night,” the CDC says. Another tell-tale sign is small, black, ink-like stains left on a bed. If you eventually suffer a bedbug attack, start an eradication program promptly because problems can quickly spiral out of control. Some big-box stores sell bedbug extermination kits to do-it-yourselfers for as little as $20 or $30. Expect to pay $500 to $1,500 if you want a professional to do the work for you, according to Angie’s List (www.angieslist.com), a company that helps consumers link up with exterminators and other contractors in their area. Pest-control giant Orkin (www.orkin. com) recently published its annual list of the nation’s 25 most bedbug-prone metropolitan areas. It was topped by Washington, D.C., followed by Baltimore, Chicago, Los Angeles and Columbus, Ohio.

Spring gardening seed starting Part Two If you followed last week’s advice, you should soon be seeing tiny seedlings emerge. If you missed last week’s column, today picks up shortly after seedling emergence when planting seeds indoors. Almost all seedlings will be weak and spindly for the first few days but they should quickly evolve as the cotyledons fall away and the first true leaves open up. When this first set of leaves is fully open, it is time to transplant the seedlings into their own container. The containers should be relatively small; the classic “6-pack” size works well. One common mistake gardeners make is to transplant directly into a container that is too

Home Grown KEITH REED large for the seedling. This can lead to poor water management thus increasing the risk of losing the seedling to disease. It is fair to say that more seedlings die from too much moisture than not enough. Fill the container with potting soil and moisten it thoroughly and gather transplanting supplies. You’ll need a pencil – that’s it! Create a hole for the seedling root in the soil. Gently grasp a leaf of the seedling and pull

need some supplementation as the new seedlings will struggle to capture enough nutrition from the large fertilizer prills when they are young. Whatever fertilizer is chosen, keep in mind it must be a complete product containing all nutrients necessary for plant growth. There might be one more step in this process, depending on the growth of your plant and if mother nature cooperates this spring when planting time arrives. If the seedling becomes root bound (needing

gently as you tease the root from the potting mix. Grasping the seedling by the stem is another common error; it’s just too easily crushed to attempt this. Transfer the seedling into the new hole with the planting depth as close to the original depth as possible and cover the roots with potting soil. The new transplants may need a little help or adjustment after the first watering or two to make sure they remain upright.

The transplants will communicate quite clearly about how they feel about the available light. If they stretch towards the light source, increase the intensity (if artificial) or rotate the plants regularly so that they will grow relatively straight. Do not invest a lot of effort in attempting to “stake” seedlings. If it’s so weak that it needs support now, cut your losses as it’s not likely to produce a strong plant later on. You will also need to begin fertilizing the new seedlings regularly. Options are endless here, depending on your preferences. One thing to keep in mind; potting soils containing fertilizer in the mix may still

A first-time homeowner’s custom houseboat makes waves on HGTV, and in its Seattle marina By Sandy Deneau Dunham The Seattle Times

Kollmeyer, had built their own floating home, and also knew Filer and Perry. “They’re kind of like my parents,” Haggard says. “This is the first home I ever had. [Eileen] said, ‘You’d better get used to asking friends and family for money.’ I called Eileen and said, ‘I know who I’m going to ask: you.’ They gave me [money] from their own home so I could build my dream home.” Armed with a $450,000 budget and a dream that wouldn’t sink, Haggard joined the show and shared her water-life wishlist: an open floor plan (plus outdoor spaces) for entertaining, a real bathtub, a dedicated laundry area, a killer view of Seattle and a boatload of light. Filer, Perry and Charlie Kollmeyer got to work at Seattle’s Canal Boatyard. (”Normally, you have to hire an architect, engineer

and interior designer. These three were all of that in one,” Haggard says.) HGTV filmed the whole process, on a rigorous schedule. “From the barge up, everything was built in six weeks,” says Perry. “We had to prove we could do it.” (They did, but “Home Afloat” was scuttled before it became a series; Filer and Perry were featured in the first two episodes, which continue to air.) Haggard’s dreamy two-story, 1,400-square-foot Epiphany is now the star of the airwaves and of the watery waves of its Lake Union marina. “It’s a mixture of seaside cottage meets Midwest farmhouse,

concept, a good-sized square of the floor in the kitchen opens to reveal a wine cellar below, where it stays 50 degrees. Beyond this stretches a play area for Haggard’s three nieces – or for Mr. Pants, her prancing cat, when strangers pop over for a tour. Even her houseboat’s name was a fitting surprise. When Haggard registered her new custom houseboat with the Coast Guard, she discovered the original houseboat – the one she gave away before building the home of her hopes – was named Epiphany. And even modern mariners know you shouldn’t change the name of a boat.

with a modern spin on houseboat living,” says Haggard. Everything – every thing – she had hoped for is here. (”You have to visualize your dreams before they happen. The view from the master bedroom is exactly what I had envisioned,” she says.) And then there were even more genuine surprises: A fantastic, expansive plywood bookcase filled with actual books that are actually read hides a secret powder room between the kitchen and the living room on the lower level. “The bathroom is a crowd-pleaser,” Haggard says. mediately said yes, although I had no idea how it would all work out.” The universe came through, energetically. “Literally at the last hour, the [houseboat] owner said I could stay. I said I couldn’t afford it on my own, and he dropped the rent $1,000 a month. I stayed there while we built the houseboat. So many stars were aligning.” Following city law, Haggard says, she could not build a new houseboat unless it replaced an existing one. “You have to be mindful; you can only build in the footprint.” She found a 60-by15-foot houseboat for $55,000 but then couldn’t find a loan to build her new one. This is where Haggard’s own mentor turned into one of those aligning stars. Haggard had worked with Eileen Kollmeyer at Microsoft; she and her husband, Charlie

SEATTLE – We can’t speak for all reality TV, but we can say this: When Sarah J. Haggard first sees her brandnew custom houseboat, in the HGTV show “Home Afloat,” her reaction is giddily genuine. That is real-life surprise. She hadn’t set eyes on her very own afloat home since it’d been framed. Her lack of tears is honest-true for real, too. “They tried to make me do it again to cry,” Haggard says of the filming crew. She did not. You’d be all smiles, too, if you had this Epiphany. Haggard has had several – including the official name of her home. “I knew I wanted to live on the water from the moment I first stepped foot on a houseboat,” says Haggard, the founder and CEO of the mentorship

app Tribute. “The peacefulness of the water combined with the bohemian lifestyle appealed to me. A few years ago, I decided to take a chance, and signed a five-month lease on a rental.” Four months into that lease, life on the water got a little rough: The owner of her rental houseboat was going to start renovations. Haggard had gone through a breakup and had nowhere else to go. But then, she says, “Something incredible happened.” Her longtime friends Todd Filer and Kent Perry (houseboaters who owned their own design/ renovation business for 20 years) had been approached by HGTV to star in its new show. “They just needed a client to build a boat for – and so they called me,” Haggard says. “I’m a believer in universal energy, but this was too good to be true.
