Reasons why your mortgage payment changes Does it seem like your mortgage payment changes each year? What’s the deal? Let’s look at three reasons that may cause an increase in your monthly payment. Your adjustable loan rate changes. If you have an adjustable rate mortgage, after a certain period of time (usually 5-10 years), your introductory fixed rate becomes a variable rate, and lenders will change the interest rate periodically to reflect market conditions. This can cause an increase or decrease in your monthly payment. It’s important to note that there are limits on how much your interest rate can go up from your initial loan rate. The Federal Reserve recently raised the discount rate, so if you have an adjustable rate mortgage, you may experience an increase this year. Now may be a good time to look at refinancing to a fixed rate mortgage. Your property tax increases. If you pay your taxes through an escrow account, your payments are spread out over 12 months and are included in

During your annual account review, your mortgage company may increase your monthly mortgage payments to recover any shortage of funds from the previous year and to reflect the tax rate increase. There is little you can do to change your payment because of a property tax increase. You could have your property reassessed, but you run the risk that the assessed value goes up which would mean you owe even more money. You also have the option of paying a lump sum to balance your escrow account and cover anticipated costs if you want to keep your monthly payment the same. Your homeowners insurance
premium rises. Insurance policies increase every so often for a variety of reasons. If you have an escrow account, your insurance payments may be included in your monthly mortgage payment, like your property taxes. The good news is you are in control of choosing the insurance company and policy. If your premium increases, you can shop around for a new policy. The bad news is if you don’t choose a policy or let it expire, your mortgage company can choose one for you, which may be a more expensive policy. If your mortgage payment increases and you are not sure why, call your lender and ask. They may be able to work with you to help you lower your monthly payments. Interest payments on most loans to build a new home are taxdeductible, even if the house isn’t completed. As the late Glenn Frey of the Eagles might say, “Take it Easy.” DEAR MR. MYERS: We borrowed some money to build a house last November. Construction began last month, but won’t be finished until June or July. Are the interest payments on the construction loan tax-deductible? ANSWER: Yes, as long as you meet a few basic Internal Revenue Requirements. First, the loan must be secured by the property itself. If it’s an unsecured (personal) loan, the
interest is not taxdeductible. Generally, the IRS also requires that the home be completed within 24 months and that it becomes either your personal residence or your second home as soon as it is ready for occupancy. There are some details and the usual IRS minutiae involved, so it’s important to consult an accountant or other tax professional before you file your upcoming tax-return. *** DEAR MR. MYERS: My favorite song of all time is “Take it Easy” by The Eagles, and I’ve played the tune dozens of times after reading that [its cowriter and singer] Glenn Frey died on
Jan. 18. The song starts off with, “Well, I’m a standin’ on a corner in Winslow, Arizona.” Of all places on Earth, why Winslow? ANSWER: Frey and the song’s coauthor, the great Jackson Browne, have never given a direct answer why they chose the tiny desert town of Winslow (population 9,500) to memorialize it in their 1972 topcharting hit about women, salvation and the open road. Both Frey and Browne admitted that they had never been to Winslow until after the song was released, though Browne said he started writing the tune while driving
through nearby Flagstaff. Frey took a little “artistic liberty” with the original lyrics later by adding Winslow to the mix. Winslow is one of the dozens of places that became “ghost towns” on Route 66 after the Interstate highways and freeways bypassed their communities in the 1960s and 1970s. Though “Take it Easy” doesn’t mention a specific corner where the guitarist was supposedly standing, the City of Winslow erected a bronze statue of a floppyhaired singer (who looks much like Frey) near the intersection of 2nd and Kinsley streets in 1999. It draws about 100,000 visi-
tors a year, most of who take a picture in front of the monument and then jump back on I-40 rather than having a meal at a local diner or staying the night instead. *** REAL ESTATE TRIVIA: Winslow, 185 miles northwest of Phoenix, is a great town. MYERS: What are “Levittowns"? ANSWER: They are great communities in three states -- New York, New Jersey and Pennsylvania -and a fourth in Puerto Rico. Levittowns were the brainchild of William Levitt, who served in the Navy during World War II and developed expertise in the mass-production of military housing that used uniform and interchangeable parts. He wisely figured that returning vets would marry and start having kids after the war ended, so he and his colleagues at Levitt & Sons Inc. started buying large parcels of land on the outskirts of major
cities to build highquality but affordable single-family homes. The first project, built on what were previously sprawling potato and onion fields in New York’s Long Island area, was started in 1947. It had 300 houses, many of which were purchased with lowdown-payment mortgages backed by the Veterans Administration or the Federal Housing Administration. The concept of mass-producing such large tracts in areas near major cities caught on with other builders across the nation, earning William Levitt the nickname of “the father of modern suburbia."

Heavy garden soil is not recommended – it can contain diseases and doesn’t provide good drainage for the roots of tender seedlings. A container – even a clean milk carton – will work, as long as it has drainage holes in the bottom and a tray to catch the water. Moisten the potting mix so it’s slightly wet and place it in the container before sowing the seeds. Read the seed packet carefully; it will contain the information you need for a successful trip from home to garden. For starters, follow the seed packet instructions for planting depth. If the seeds are planted too deeply, they won’t sprout. "Light is important too,� Blazek says. “Once the seeds germinate, you need the right amount of light, but not too much.� A

bright sunny window will often suffice, but placing the pots under grow lights (available at garden centers, home improvement stores and online) provides more consistent, even lighting. Winter sunlight is not as strong as in the summer and there’s always the chance of dull, cloudy days. Some seeds, such as sweet peas, morning glories and nasturtiums, have hard seed coats that hamper the seeds’ ability to obtain moisture and slow germination. To speed things up, scratch the surface of the hard shell with a nail file or sandpaper or soak the seeds for an hour before planting. (Again, this information should be on the

seed packet.) Most seeds germinate best if the pots are covered loosely with a sheet of plastic wrap. If you are growing the seedlings in a sunny window, remove the wrap during the day to prevent excess heat. After the seeds germinate, place the container in a cool, bright, well-ventilated area. A tray of seedlings is a starting point. When there are too many seedlings in one pot, use scissors to snip off the weakest growing plants at the soil level. Eventually, most seedlings will need to go into larger pots before heading outside. When transplanting, handle the plants by the leaves, not their delicate stems.

The winter winds may howl and the snow may fall, but gardeners can find solace in seed catalogs as they dream of spring. “Starting plants from seeds gives such a feeling of accomplishment, not to mention that you can get a much wider choice of varieties when you grow from seed,� says Diane Blazek, executive director of the National Garden Bureau based in Downers Grove, Ill. “Starting from seed can give you bragging rights on uniqueness and certainly more variety for your garden.� And it can save you some big bucks. A 1gallon pot of purple coneflowers, for example, can cost $8 to $10. A packet of seeds can provide dozens of the same plant for about $3. “It’s great to start perennials from seed because you can grow many more plants inexpensively,� says garden writer C. L. Fornari. “You just need to be willing to start with small plants.� She grows thyme and other ground covers from seed for her expansive colorful garden, called Poison Ivy Acres, in Cape Cod, Mass. Many plants can be grown from seed indoors while others, such as beans and
squash, are sown directly in the garden when warm weather arrives. But it might be worth it to start some familiar self-sowers from seed indoors. "I used to grow zinnias from seed sown directly into the ground,� Fornari says, “but where I live the spring weather can be so cold and damp that they sometimes rotted.� Now she starts them indoors and transplants them. Timing is important. You don’t want to sow seeds too early and end up with spindly plants on your windowsills because it’s too cold outdoors to put them in the ground. “Determine the last frost-free date in your area,� Blazek says. “This is important because during our long northern winters, we get way too eager for spring and then may start the seeds too early. This results in leggy or diseased plants that won’t be as successful in the garden.� For example, if you want to get a head start growing ‘Little Firebirds’ nasturtiums, the seed packet from Renee’s Garden states that the seeds should be sown three weeks before the last average frost date. What you’ll need. To grow seeds indoors, you’ll need a seed-starting or soil-less potting mix.

Here are some of my top picks, the sofas, chairs and ottomans that are making my heart thump hard: GEORGE SMITH CLASSIC Sometimes you just can’t improve on perfection. That’s how I feel about this ageless classic, an English rolled arm sofa made popular years ago by British designer George Smith. You can pull out a copy of Architectural Digest from the ‘60s, and see this lovely sofa staring in a beautiful room scene. And, you can find it still turn-
ing heads and winning hearts in the world of design today. The features that make me swoon? The turned legs with castors on the front legs, the two- or three-cushion seat and the tight back. If you get too many tufts on a sofa like this, it starts to look like a Victorian piece, too fussy for my taste.
