Fighting fear, dealing with finances Dear Dave, After listening to your show, I want to try to get control of my finances, but I’m afraid to open up the bills. I make about $60,000 a year, but it’s a real struggle just to keep my head above water financially. My checking account is always overdrawn, and I don’t know where to start in catching up. Can you help? – Gail Dear Gail, Trust me, I know it can be scary. But the easiest way to attack this thing is by taking one slow, sure step at a time. Try not to let worry consume you in the process, either. First, sit down, take a deep breath, and open all the unopened bills. Throw away any duplicates, and keep only the most recent statements and notices. The unknown is always scarier than the known, so facing the bills and cutting that stack in half right off the bat will help reduce a lot of your initial anxiety. Next, let’s start a debt snowball. List all the debts you owe, from smallest to largest, making one column for the payoff balance, one column for the

Dave Says DAVE RAMSEY amount you need to get current on that debt, and one column for the single payment amount when you get current. Total each column — the payoff balance, the amount to get current, and the single payment. I promise it won’t be as bad as you think. Finally, make a monthly budget. Prioritize your needs, starting with food, utilities, house payments and transportation. When it comes to your debts, pay as much as you can on the smallest one while making minimum payments on all

the others. You can do this, Gail. If you’ll follow my plan, I think you’ll see improvement in several areas of your life and you’ll feel good about the progress you’re making, too! — Dave

company that will write her in that situation? I can’t give you an accurate answer off the top of my head, because this is a difficult thing. It would probably depend on things like the extent of her depression, how long it’s been manifest-

ed, and what it has done in her life. That’s one of the reasons I’m advising you to see an insurance broker. A broker doesn’t represent just one company; they represent several companies. They can shop around in a given situation,

Use a broker Dear Dave, My mom is 73 years old, and she’s dealing with depression and a few other mental issues. Is it too late for her to get long-term care insurance? – Julie Dear Julie, It wouldn’t be a big problem if she

The one I stopped buying when I turned 30 By Gabrielle Savoie Domaine

I’ve been interested in decor for as long as I can remember. As a child, our family trips to IKEA would be exponentially long when I was in tow because I would have to sit in every single chair and lay in every single bed. In high school, I would mysteriously move furniture around my bedroom in the

middle of the night, much to the dismay of my mother. So when I turned 20 and finally ventured out on my own, it’s no surprise that I didn’t take the decorating of my first apartment lightly. For years, as I moved from place to place, I accumulated a staggering amount of tchotchkes and accessories found in vintage shops, garage sales and decor stores. But here is the mistake

piece of furniture that really served a purpose, or that I could actually keep longterm. While my shelves were expertly styled, I was still sitting on a hand-me-down sofa, and my IKEA dresser had seen better days. When I turned 30 (or more accurately, 29), after meticulously bubble-wrapping bookends and vases for the millionth time preparing for yet another move, I made

Don’t let closing costs surprise you WASHINGTON -- Everyone knows that financing and closing on a home purchase can be complicated. Which is why more than a year ago the Consumer Financial Protection Bureau issued a set of new disclosures and rules designed to bring greater clarity to transactions. So how’s that going? Maybe not so well from a consumer perspective, if a new survey of 1,000 first-time and repeat purchasers is any guide. Sponsored by ClosingCorp, an industry technology firm, and conducted by Wilson Perkins Allen Opinion Research, the study found that more than 50 percent of buyers were “surprised” by the amounts they were charged at closing, despite the new federal disclosures aimed at eliminating or sharply limiting surprises. Buyers also told researchers that “52 percent of lenders were ‘off’ on their initial loan estimates” of the fees required to obtain and close on the loan. Fifty-eight percent of buyers said their initial loan estimates had changed or been revised before closing, and 35 percent said their total fees were higher than they had expected. KENNETH R. HARNEY reported that there were no shocks or surprises at closing because their lenders’ upfront estimates and the final charges were in sync. A stunning 17 percent of buyers said they were not even aware that closing costs are required when obtaining a home mortgage. The CFPB’s two new disclosure forms – the Loan Estimate and the Closing Disclosure – replaced the previous Good Faith Estimates, Truth in Lending and HUD-1 settlement statement. The Loan Estimate covers the key information an applicant needs to understand a mortgage quote: principal and interest payments, mortgage insurance premiums, taxes, hazard insurance premiums, closing costs, recordation fees, homeowner association fees and the amount of cash the borrower will need to close. good time to remove any labels or other tape/marking method that might cause girdling later on. This is one of those seemingly simple little tasks that often get overlooked-causing problems later on. • Prepare the planting hole by digging much wider than the root mass but no deeper. This is an important step as it gives plenty of loose soil for roots to begin their lateral growth. Digging the hole deeper than needed is likely to cause settling, leaving you with a tree that is buried too deeply. This is a common cause for tree failure, especially in tight soils. The uppermost roots should be just below the soil surface when the tree is planted. Any graft unions should remain above the ground. • Staking should be on an “as needed” basis. If the tree is very small, it may do fine without staking. This can be beneficial as long as

the roots can cause problems. Additives such as peat moss or potting soil should be avoided as they can create a “flowerpot” effect. This is a situation where the plant has no need to develop roots into the surrounding soil because everything is readily available close by. This is another potential cause of failure as the plant matures. For more information of this or any other horticultural topic, you can contact Keith Reed, the Horticulturist in the Payne County Extension office. Keith can be reached via email at keith.reed@okstate.edu, phone at 405-747-8320, or in person at the Payne County Extension office, located at 315 W. 6th in Stillwater.

In general terms, the odds of a successful tree planting can be significantly increased if the planting is done in the fall. Fall planting allows the tree time to begin to develop its root system without the stress of supplying water to rapidly growing leaves. However, as in most things plant related, there are exceptions. Bare root trees are one of those exceptions. This is not as much an optimal planting time issue as it is a plant availability issue. Bare root trees must be dug and prepared for delivery when they are dormant and kept in cold storage until delivery. This makes for a spring delivery/availability. Consider the following suggestions when planting your bare root trees: • As soon as the trees arrive, unpack and check their condition. Cover the roots with damp cloth or paper (shredded paper works very well) and store them in a dark, cool area. Immediately prior to planting, soak the tree roots in a bucket of clean water for several hours. This will help the plant begin to wake from dormancy. Now is a

Some tax records can be tossed, but keep others forever

Wick

Wick A &

About Real Estate DAVID MYERS suspected, the Internal Revenue Service generally cannot initiate an audit more than three years after an individual tax return is filed (though the time frame stretches to six years for people who own their own business). Keep copies of your actual income-tax returns forever. Lenders will want to see the most recent ones if you apply for a mortgage to purchase a new house or to refinance your current property, and the duplicates will help if you get into a beef with the IRS now or with the

Social Security Administration when you retire. Also, keep receipts and canceled checks for any remodeling projects you might have undertaken: The IRS allows the cost of most remodeling jobs to be added to the “adjusted cost basis” of the original purchase price of your home, which may save you thousands of dollars in taxes when you eventually sell. If you take the home-office deduction, you’ll also need to keep copies of old utility bills and the like in case you’re audited.

Most of your other documents (including your monthly mortgage statements) can be thrown into the garbage can. But you should tear them up or shred them first, because old financial records typically include personal information that can help a thief who rummages through your garbage to steal your identity and could then begin taking out credit in your name. *** DEAR MR. MYERS: I recently received a junkmail letter from a home-improvement contractor that says it “specializes in roofs, plumbing and fenceastration.” I know what roofers and plumbers do, but what does “fenceastration” mean? I figured that it has something to do with

OPEN SUNDAY

building fences and tried to look it up in the dictionary, but I did not find an answer. ANSWER: I have received similar junk-mail letters. You couldn’t find the term in your dictionary because the contractor’s ad misspelled it. The correct spelling is “fenestration.” The term has nothing to do with fences, but rather with how windows are placed in a home or other building. Be wary of contractors who say they “specialize” in several different fields of the home-remodeling business. Installing a new roof takes a different set of skills than installing a new plumbing system. And if the contractor can’t even spell the word that he claims he supposedly is an expert in you might want to call someone

else if you want to add to or improve your windows. *** DEAR MR. MYERS: My husband and I are in our mid-60s. We purchased our home in 1987, and now it is worth almost $400,000 more than we paid for it. We are interested in forming the type of inexpensive living trust that you recently wrote about so our heirs will not have to waste a lot of time and money in probate court to get our property after we die. But if we place our home into a living trust and then decide to sell the house later, would we still be able to keep all of our resale profit taxfree? ANSWER: Yes, all of your profit would

likely remain taxfree. The IRS allows married couples to keep up to $500,000 (or $250,000 for singles) in home-sale profits away from taxation, provided that the property has been their primary residence for at least two of the previous five years. This important tax break is provided to all homeowners, even if title to the property is held in a living trust rather than the joint-tenancy arrangement that most married couples choose when they first purchase a house together. If you decide to create a trust and transfer your property into it, you will keep the same tax breaks that you currently enjoy while also lessening the emotional and financial burden on your heirs when you pass away.

Many homeowners keep lots of billing statements and receipts, leading to overwhelming clutter. Some of the paperwork can be thrown out now, but others should be kept for several years or indefinitely. DEAR MR. MYERS: I have owned my home for 17 years, and I have kept every monthly mortgage statement, utility bill and the like since I purchased the house in 1999 in case the Internal Revenue Service ever audits my income-tax return. As you might guess, all of this paperwork takes up a lot of space in both my den and garage. When can I start throwing some of it out? ANSWER: You can toss a lot of it now, but you should keep other parts of it forever - or at least until you sell your house. & A s s o c i a t e s R E A LT Y Unless fraud is
