I make about $60,000 a year, but it’s a real struggle just to keep my head above water financially. My checking account is always overdrawn, and I don’t know where to start in catching up. Can you help? – Gail Dear Gail, Trust me, I know it can be scary. But the easiest way to attack this thing is by taking one slow, sure step at a time. Try not to let worry consume you in the process, either. First, sit down, take a deep breath, and open all the unopened bills. Throw away any duplicates, and keep only the most recent statements and notices. The unknown is always scarier than the known, so facing the bills and cutting that stack in half right off the bat will help reduce a lot of your initial anxiety. Next, let’s start a debt snowball. List all the debts you owe, from smallest to largest, making one column for the payoff balance, one column for the

Don’t let closing costs surprise you WASHINGTON -- Everyone knows that financing and closing on a home purchase can be complicated. Which is why more than a year ago the Consumer Financial Protection Bureau issued a set of new disclosures and rules designed to bring greater clarity to transactions. So how’s that going? Maybe not so well from a consumer perspective, if a new survey of 1,000 first-time and repeat purchasers is any guide. Sponsored by ClosingCorp, an industry technology firm, and conducted by Wilson Perkins Allen Opinion Research, the study found that more than 50 percent of buyers were “surprised” by the amounts they were charged at closing, despite the new federal disclosures aimed at eliminating or sharply limiting surprises. Buyers also told researchers that “52 percent of lenders were ‘off’ on their initial loan estimates” of the fees required to obtain and close on the loan. Fifty-eight percent of buyers said their initial loan estimates had changed or been revised before closing, and 35 percent said their total fees were higher than they had expected. Just 31 percent of buyers

This is one of those seemingly simple little tasks that often get overlooked-causing problems later on. • Prepare the planting hole by digging much wider than the root mass but no deeper. This is an important step as it gives plenty of loose soil for roots to begin their lateral growth. Digging the hole deeper than needed is likely to cause settling, leaving you with a tree that is buried too deeply. This is a common cause for tree failure, especially in tight soils. The uppermost roots should be just below the soil surface when the tree is planted. Any graft unions should remain above the ground. • Staking should be on an “as needed” basis. If the tree is very small, it may do fine without staking. This can be beneficial as long as
the roots can cause problems. Additives such as peat moss or potting soil should be avoided as they can create a “flowerpot” effect. This is a situation where the plant has no need to develop roots into the surrounding soil because everything is readily available close by. This is another potential cause of failure as the plant matures. In general terms, the odds of a successful tree planting can be significantly increased if the planting is done in the fall. Fall planting allows the tree time to begin to develop its root system without the stress of supplying water to rapidly growing leaves. However, as in most things plant related, there are exceptions. Bare root trees are one of those exceptions. This is not as much an optimal planting time issue as it is a plant availability issue. Bare root trees must be dug and prepared for delivery when they are dormant and kept in cold storage until delivery. This makes for a spring delivery/availability. Consider the following suggestions when planting your bare root trees: • As soon as the trees arrive, unpack and check their condition. Cover the roots with damp cloth or paper (shredded paper works very well) and store them in a dark, cool area. Immediately prior to planting, soak the tree roots in a bucket of clean water for several hours. This will help the plant begin to wake from dormancy. Now is a

The correct spelling is “fenestration.” The term has nothing to do with fences, but rather with how windows are placed in a home or other building. Be wary of contractors who say they “specialize” in several different fields of the home-remodeling business. Installing a new roof takes a different set of skills than installing a new plumbing system. And if the contractor can’t even spell the word that he claims he supposedly is an expert in you might want to call someone
else if you want to add to or improve your windows. *** DEAR MR. MYERS: My husband and I are in our mid-60s. We purchased our home in 1987, and now it is worth almost $400,000 more than we paid for it. We are interested in forming the type of inexpensive living trust that you recently wrote about so our heirs will not have to waste a lot of time and money in probate court to get our property after we die. But if we place our home into a living trust and then decide to sell the house later, would we still be able to keep all of our resale profit taxfree? ANSWER: Yes, all of your profit would
likely remain taxfree. The IRS allows married couples to keep up to $500,000 (or $250,000 for singles) in home-sale profits away from taxation, provided that the property has been their primary residence for at least two of the previous five years. This important tax break is provided to all homeowners, even if title to the property is held in a living trust rather than the joint-tenancy arrangement that most married couples choose when they first purchase a house together. If you decide to create a trust and transfer your property into it, you will keep the same tax breaks that you currently enjoy while also lessening the emotional and financial burden on your heirs when you pass away.
